About our window seats in Blackheath
Cushions aren’t something we supply, so we agree the seat size with you and you can have one made to fit. That leaves the choice of fabric and style to you. We make the seat to suit the cushion you plan, with a suitable depth and height. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are a bay with no furniture that fits and off-the-shelf pieces that never quite fit the window.
Many post-war homes have a boiler in a hall, kitchen or landing cupboard. If it sits in a cupboard you’d like rebuilt, the new storage keeps the clearances and ventilation set out in the manufacturer’s instructions. Because many homes around Blackheath date from the post-war years, that’s one of the things we check during the design visit. Any boiler work is for a Gas Safe engineer.
A quote in writing is the clearest record of what we have agreed. It describes the window seat we’ve designed for the room, its materials and its finish, and it is what the workshop builds to.

Flat-pack or bespoke?
Standard units come in set widths and heights, so there is typically a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can use the full height and width.
Cost matters, and it’s fair to say so: off-the-shelf furniture usually costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.
Looking after your furniture
None of this takes much effort. Here’s what we suggest:
- Choose a colour that suits the room
- Decide whether you’d like a lid, drawers or both
- Decide on cushion thickness before the design visit
- Let us know about the radiator before we visit
Small marks on a hand-painted finish can be touched in. It’s worth keeping a record of the paint colour. Spray-painted surfaces wipe clean with a soft, damp cloth.
Every so often, look at the hinges and any handles. Tightening early stops a small looseness getting worse. If a lid or drawer starts to catch, send us a few details through our contact form and describe what’s happening.

Window seats for homes in Blackheath
The biggest shares of homes in the area around Blackheath were built before 1919 (about 42%) and between 1945 and 1972 (about 36%), according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Part of Blackheath is in the Blackheath Conservation Area, according to Historic England’s records. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are largely about how buildings look from outside. The council can confirm if you’re not sure. On TfL’s red routes, the rules on stopping and loading are strict. If your street in Blackheath joins a main road, it is worth telling us during the design visit. That way we can plan where to load and unload.
If you live in a period home close to Church of All Saints, a radiator under the window just needs a grille in the seat front. If you live in a flat close to Blackheath station, the lift, the stair turns and the front door all set the largest piece that can come in. If you live near Manor House Gardens, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

Materials and finishes
Birch plywood
A window seat needs to be sturdy. That is why we use birch plywood for the frame and top. It’s also good for drawer boxes.
Lift-up lids
A lid that lifts is the simplest form of window seat storage. You will need to move any cushion to open it, so it suits things you reach for now and then.
From workshop to your room
On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made at our workshop, one at a time. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. In a post-war house, the hall and stairs are normally straight and simple, so carrying in is rarely difficult. Even so, the route is measured during the design visit. On the day, sections are joined, levelled and fixed.
- You get in touch with a few details about the window.
- We visit to measure and talk about how you will use the seat.
- A quote in writing follows, with the fitting days agreed.
- We make the seat, the lids or drawers and any grille in our workshop.
- The seat is fitted and set level, ready for a cushion.
Before we arrive
- Clear the hallway and stairs so the sections can come through
- Get any new sockets or wiring done by your electrician before fitting day
- Keep pets in another room while we work
Arranging a design visit
Photos help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space. To share them, drop us a line using the contact form, and we’ll suggest a time for a design visit.
Advice
Flats, conversions and lettings
In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Tell us about it when you contact us.
Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, and that is best sorted before fitting day. We cannot give advice on leases, so check it yourself or ask your managing agent.
Common questions about window seats
How do you fit window seats in a flat in Blackheath?
We measure the route in as well as the room: the stairs, landings, lift and doors. Window seats are made at our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.
Do you make window seats for homes in Blackheath?
Yes. We cover all of Lewisham and the rest of London, and Blackheath is part of that. The first step is a design visit, where we measure and discuss the design, followed by a quote.
Can the fitting be on a Saturday?
Yes, by prior arrangement. Tell us when you contact us if a Saturday suits you best.
Can you fit furniture to uneven walls?
Walls and floors that aren’t true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth, so it sits tight to the room.
What if the wall is cold or damp?
An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. If there is damp, it should be sorted before anything is fitted.
Should I send photos?
Yes. They give us a feel for the space before we visit, along with rough measurements. Show anything the furniture has to work around, like radiators or sockets.
