Monkhams homes and walk-in wardrobes

In the streets around Monkhams, the largest groups of homes date from between 1945 and 1972 (about 33%) and between 1919 and 1939 (about 31%), based on the Valuation Office Agency’s 2025 council tax data. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of Monkhams, Historic England’s list includes Main Quadrangle (Grade II), under half a mile north, and Church of All Saints' (Grade II), less than half a mile south. If you live in a listed building, fixing into or taking out original features like panelling may need listed building consent. Ask the council’s conservation officer before anything is fixed. About 55% of households in the neighbourhood around Monkhams live in detached or semi-detached houses, based on Census 2021. In a semi or detached house, a driveway, where there is one, can make unloading easier.

For families living near Wells Primary School, the inside of walk-in wardrobes can be laid out with adjustable shelves, so the space keeps up as children grow. If you live in a period home close to All Saints' Church, solid external walls can be cold, so ventilation behind walk-in wardrobes is part of the design. Living in a block of flats near Highams Park station? Then the lift, the stair turns and the front door all set the largest piece that can come in.

Walk-in wardrobes in Monkhams: what you get

Most designs start with the hanging. Full-length hanging takes coats, dresses and long garments, and two rails stacked one above the other suit shirts, jackets and trousers. We plan the mix around what you actually wear. If you are living with more space for clothes and shoes and somewhere to sit and get ready, that is what walk-in wardrobes are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Around Monkhams, interwar houses or semi-detached and detached homes make up a good part of the housing. If yours is a 1920s or 1930s house, the box room over the stairs is a classic spot for fitted furniture. The main bedroom may have a bay at the front and a chimney breast on the side wall.

The furniture is built in our workshop after you have had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

What it’s made from

Doors and drawer fronts

Drawers keep smaller clothes and accessories tidy, and they can sit below the hanging or shelves.

Spray-painted finish

Spray painting suits a dressing room that should look crisp, and it’s done before fitting.

Could you do it yourself?

It’s worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

Standard units come in set widths and heights, so there is usually a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can use the full height and width.

Bespoke walk-in wardrobes or ready-made?

Off-the-shelf wardrobe systems are quicker to get and usually cost less, and in a simple room they may suit. Where walls lean and floors slope, they rarely fit neatly. Ours is built to the room’s real shape. Off-the-shelf furniture comes in a few set depths, which may be too deep for one spot and too shallow for another. Fitted furniture is made to the depth the space can take.

What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We will talk through what you need inside at the design visit, then set it out in the quote.

Pricing walk-in wardrobes in Monkhams

What you pay depends on:

  • What goes inside: rails, shelves, drawers and dividers
  • The overall size of the piece
  • Doors and drawers, and how many
  • Spray painting or hand painting

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. Let us know about parking at the measuring visit.

What we need to know

The more you can tell us at the start, the better the design visit goes. When you get in touch, it’s useful to send:

  • The type of home and how the room is reached
  • The postcode, so we can plan the visit
  • Rough measurements: width, height and depth
  • What you’d like to store or use the space for

We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. There’s no price list: each design is priced in writing after we’ve seen the space. To arrange a visit, send us a few details through our contact form.

From workshop to your room

Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Semis and detached houses often have a front path or a side gate, which can make carrying in easier. Gates, paths and steps up to the door are part of the route we measure. Floors are covered from the door to the room, and the sections are assembled in place.

  1. You get in touch and describe the room.
  2. We visit to plan the room and measure the way in, including stairs, landings and doorways.
  3. We send a written quote.
  4. In our workshop we build the units in sections from moisture-resistant MDF and birch plywood.
  5. The units are brought in, assembled and set level.

Before we arrive

  • Clear the walls of pictures and shelves
  • Empty the space we’ll be working in
  • Let us know where the boiler and meters are

Getting a quote

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a quote in writing, so you can take your time with it. To arrange the visit, fill in our short enquiry form.

FAQs: walk-in wardrobes in Monkhams

Can parking be tricky on fitting day in Monkhams?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to tell us about parking at the measuring visit, so we can plan the day around it.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can require listed building consent, so check with the council first. If you’re unsure, the council can confirm.

What happens when you come to measure?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and a quote in writing follows.

Do photos help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. To send them, drop us a line using the contact form.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture to avoid condensation. If there’s damp, it should be sorted before anything is fitted.

Is the furniture spray painted or hand painted?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.
