How we make window seats for South Tottenham

A window seat can hide a surprising amount of storage. A lift-up lid is simple and gives access to the full depth, while drawers mean you do not have to move a cushion to reach things. At the design visit in South Tottenham, we’ll help you choose. We make window seats from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and people most often get in touch about a room with shutters and sashes that deserves a proper seat and a bay with no furniture that fits.

Hallways in period terraces are often long and narrow, with the stairs rising along one wall. A large share of the homes around South Tottenham were built before 1919, so every bit of depth is weighed up when storage is planned. Shallow units keep the way through clear.

Once you have read the quote and decided to go ahead, the furniture is made in our workshop. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Flats, conversions and lettings

We also make and fit furniture for landlords furnishing a let, as it makes good use of an tricky room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of, after checking the walls at the measuring visit.

Could you do it yourself?

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls.

Fitted storage in South Tottenham

About 46% of the homes in the neighbourhood around South Tottenham went up before 1919, and about 20% since 2000, based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. The Seven Sisters and Page Green, Tottenham High Road Hist Corr Conservation Area is close by, within about a quarter of a mile of the centre of South Tottenham. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house does not normally need planning permission. If you’re unsure, check with the council before work starts. Parking controls in London are set borough by borough, so Haringey has its own. If parking near you is controlled, a visitor permit or a bay suspension may be needed, and the council arranges suspensions, often with notice. It helps to tell us about parking at the measuring visit.

For an older house near Church of Holy Trinity, a bay or a sash window is a natural place for a window seat. For families living near Earlsmead Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit. The wider area includes historic houses like Bruce Castle, about 1.1 miles north. If your own home is a period one, a seat under a sash window can keep shutters and cills clear.

South Tottenham is about 1 mile north of Tottenham, in the London Borough of Haringey. South Tottenham is part of the area we cover. South Tottenham is one of the places in Haringey where we make window seats, and the borough has 23 places on our list.

In N15, N17 and N16, the process is the same as anywhere else in London. Whether you live on a street such as Ida Road, Elmar Road and Grove Road or on one nearby, we can arrange a design visit for window seats. Other places close to South Tottenham include Seven Sisters (1 mile south), Tottenham Green (1 mile north), St Ann's (1 mile west), Tottenham Hale (1 mile north-east) and West Green (1 mile west). Across the rest of Haringey, our area takes in Noel Park (2 miles north-west), Wood Green (2 miles north-west), Crouch End (2 miles west), Finsbury Park (2 miles south-west), Bowes Park (2 miles north-west) and Bounds Green (3 miles north-west).

How we price window seats

There is no set price, because there’s no set room. The things that affect it are:

  • Doors and drawers, and how many
  • How square the room is
  • The overall size of the piece
  • Where a van can park, like a permit bay or a bay suspension

Your quote is written for your room once we’ve visited and measured. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Getting in touch

Getting a few details early makes the visit more useful. Where you can, include:

  • Approximate measurements of the space
  • Photos of the whole wall or room, including the floor and ceiling
  • The postcode, so we can plan the visit
  • Radiators, sockets, pipes or meters on or near the wall

You don’t need exact measurements to get started. We measure everything properly during the design visit. To get started, get in touch through our contact form and let us know about the room. You receive a quote in writing after the visit.

Caring for painted furniture

A little care keeps the finish looking good. These practical tips help:

  • Choose a colour that suits the room
  • Consider how often you will reach for what’s stored
  • Consider adding shelving around the seat
  • Let us know about parking near your home

A hand-painted finish is easy to touch up if it gets marked. Keep a note of the colour for later. Spray-painted surfaces wipe clean with a soft, damp cloth.

Open and close lids with care, rather than letting them drop. It keeps the hinges and edges in good order. Avoid overloading drawers so they keep running smoothly.

How fitting works for window seats

Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. In a period home, the furniture is fitted to walls that aren’t straight, so each piece is trimmed and adjusted on site. Floors are protected, and dust is kept down as far as possible. Parking can be tight on terraced streets, so tell us about permits and bays at the design visit.

  1. You get in touch with some details about the window.
  2. We visit to measure and talk about how you’ll use the seat.
  3. Your quote sets out the design, the materials and the finish. Read it through and ask if anything is unclear.
  4. We make the seat, the lids or drawers and any grille in our workshop.
  5. The seat is fitted and set level, ready for a cushion, with the lids or drawers checked with you.

Getting ready for fitting day

  • Clear the walls of pictures and shelves
  • Move anything in the hall or on the stairs out of the way
  • Let us know about parking near your home

Advice

Common questions about window seats

Can you make window seats for a home in South Tottenham?

Yes. South Tottenham is one of the places we work, along with the rest of Haringey and London. To get started, you can fill in our short enquiry form with some details.

Can you fit window seats to the uneven walls of an older house in South Tottenham?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Does fitted furniture need planning permission?

Not typically. Conservation areas mostly control changes to the outside, and furniture inside a house does not normally need it. Listed buildings are different: check with the council’s conservation officer first.

Can you build a seat beneath sash windows?

Yes. Seats suit sash windows in many older homes. The cill height and any shutters are measured carefully, so the seat sits neatly and the window still works. Repairs to the window itself aren’t our work.

Do you work on Saturdays?

Yes, by prior arrangement. Tell us when you get in touch if a Saturday suits you best.

Does someone need to be home during the fitting?

We need access, so someone has to let us in. You don’t need to watch us work, but it helps to be around at the end.
