Storage in Tottenham homes: local notes

About 39% of the homes in the neighbourhood around Tottenham went up before 1919, and about 19% since 2000, according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. There are 46 entries on the National Heritage List within half a mile of the centre of Tottenham. Older homes nearby may have original joinery, shutters or panelling worth keeping, and window seats can be designed to work around them. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. So any van that delivers or fits furniture in Tottenham is covered by it. Parking and access are planned during the design visit.

If your home is one of the older houses near Church of St Mary the Virgin, a bay or a sash window is a natural place for a window seat. If you live in a flat close to Bruce Grove station, window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. If you live near Bruce Castle Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

Tottenham is in the London Borough of Haringey. Tottenham is part of the area we cover. Across Haringey, we cover Tottenham, along with the rest of the borough.

Here we cover the N17, N15 and N18 postcode area for window seats. Streets in the area include New Road, High Road and Reed Road, and we cover homes on all of them for window seats. Tottenham sits close to the A10. If your home is on one of them, tell us during the design visit, as some main roads have strict stopping rules. Other places close to Tottenham include Broadwater Farm (1 mile west), Tottenham Hale (1 mile south-east), Tottenham Green (1 mile south), South Tottenham (1 mile south) and Seven Sisters (1 mile south). We also make window seats in nearby places like Wood Green (2 miles west), Crouch End (3 miles south-west), Turnpike Lane (2 miles west), Finsbury Park (3 miles south-west), Bowes Park (2 miles west) and Bounds Green (3 miles west). Tottenham is one of the larger places we cover in Haringey.

Window seats in Tottenham: what you get

In many period houses, a bay window is the obvious place for a seat. A bay is rarely a simple shape, with angled sides and walls that are not quite straight. Each side is measured and the seat is scribed to fit, so the seat follows the bay exactly. It’s a job that suits bespoke work, in Tottenham or anywhere else. If you’re living with wanting a seat without blocking the radiator and a child’s room that needs storage and seating, that’s what window seats are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Across London, neighbouring streets can be decades apart in age, and so do the awkward corners, from bays and stairs to halls and eaves. The furniture is made for the space as it is. Any meters, fuse boards or boilers stay accessible.

You get the quote in writing, so there’s time to read it properly and talk it over at home. It records the design, the materials and the finish we discussed.

Pricing window seats in Tottenham

A few things affect what fitted furniture costs:

  • The number of doors and drawers
  • What goes inside: rails, shelves, drawers and dividers
  • Awkward walls, sloping ceilings and uneven floors
  • The width and height of the space

We don’t publish set prices, because every piece is designed for one room. Instead, we measure, go through the design and then quote in writing, with the materials and finish set out. To start, message us from the contact page.

Before the design visit

When you contact us, these help most:

  • The type of home and how the room is reached
  • Where you live, with the postcode
  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • What you’d like to store or use the space for

Getting a quote starts with a few details: the room, rough measurements and some pictures if you have them. To send them, tell us about the room on our contact form. We will then arrange a design visit and follow it with a quote in writing.

Practical tips

People planning window seats often ask about these. They help whatever the room:

  • Note the position of any radiator and its pipes
  • Consider adding shelving around the seat
  • Choose a colour that suits the room
  • Mention any parking rules on your street

If you are having a cushion made, we’ll give you the exact size of the seat. Wait until the paint has cured before putting the cushion on, to protect both the fabric and the finish.

Use a step rather than standing on the seat. The seat is made for sitting, and standing puts weight in one spot. It will look better for longer with a little care.

Made for the room, or bought in a box?

One advantage of a standalone bench is that it can go with you. Fitted seats stay with the house, and they make more of the window. The right choice depends on how long you plan to stay. Standard units come with shelves and rails where the maker put them, rather than where you need them. With fitted furniture, the inside is planned around what you keep.

Rooms that aren’t square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That is reflected in the quote, which we write after seeing the room.

Why choose us

  • Saturday work by arrangement
  • Workshop-made and fitted by us
  • Made for your room, not a standard size

How it is made

Moisture-resistant MDF

Because it cuts cleanly, MDF is ideal for angled panels and radiator grilles. We use a moisture-resistant grade, which is stable and takes paint well. Most of what you see on the finished seat is MDF.

Spray-painted finish

A spray-painted finish is smooth and even. It is done in our workshop before fitting. You choose the colour.

From workshop to your room

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving everything tidy. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Before fitting day, we check the route in as well as the room, so the furniture comes in sections sized for the route. Floors and doorways are protected while the pieces come in.

  1. You contact us with some details about the bay or recess.
  2. We visit to measure the angles of the bay and the floor, and talk through the design.
  3. We send a written quote.
  4. In our workshop we make each section of the seat from moisture-resistant MDF and birch plywood.
  5. We fit the seat in your home, trimming the edges to meet the walls and cill.

Before fitting day

  • Move anything in the hall or on the stairs out of the way
  • Have your electrician move any sockets or switches beforehand
  • Clear the area where the furniture is going

Getting a quote

Questions from Tottenham

I live in a flat in Tottenham. How will the furniture get up the stairs?

We measure the route in along with the room itself: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It is useful to check any building rules and your lease before fitting day.

Do you cover homes near Bruce Grove station?

Yes, homes across Haringey and the rest of London are within the area we cover. To get started, you can drop us a line using the contact form with some details about the room, and tell us about parking and access at the same time.

Do I choose the paint colour?

You choose it, and it is agreed with you before painting. Whichever finish you pick, it’s in the colour you have chosen.

Is an outside wall a problem for fitted furniture?

External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture. If there’s damp, it should be sorted before anything is fitted.

Should I send pictures?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, use our contact form.

Can you build a window seat over a radiator?

Yes. Many windows have a radiator beneath, and we design the seat around it. The front includes a grille so the radiator keeps working. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.
