About our window seats in Turnpike Lane

Many windows have a radiator beneath them. Over a radiator, the seat needs a grille or open front so warmth can reach the room. We design the grille into the front of the seat and leave space around the radiator. We will look at your radiator at the design visit in Turnpike Lane. We make window seats from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about a period room that needs furniture to suit it and a child’s room that needs storage and seating.

In streets where many homes were built before 1919, as they were around Turnpike Lane, the space under the stairs in a terraced house often holds the gas meter, the electricity meter or the fuse board. Meter readers and engineers need to get to them, so the design keeps them accessible. Sash and bay windows are common in houses of that age too, and good places for seating with storage below.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

Flats, blocks and rented homes

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the measuring visit, so fitting day is planned around them.

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind.

How we price window seats

The price reflects the time and materials the job needs. That depends on:

  • Spray painting or hand painting
  • Where a van can park, like a permit bay or a bay suspension
  • How square the room is
  • How big the furniture is

Getting to the room affects the job as well. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that’s part of the price. Because every job is different, the cost is set out in a written quote after the visit.

What we need to know

Here’s what helps us most when you contact us:

  • The postcode, so we can plan the visit
  • Pictures of styles you like, if you have any
  • What kind of home it is, and which floor the room is on
  • Rough measurements: width, height and depth

A quote begins with some details from you: the room, rough sizes and some pictures if you have them. When you are ready, fill in our short enquiry form. After that, we arrange a visit to measure and talk through the design, then send a written quote.

Where other trades come in

Our work is the furniture itself: designing it, making it in our workshop and fitting it. In practice, that means:

  • New sockets or lights near the window, which are for your electrician
  • Any change to radiator pipes, which needs a plumber
  • Seat cushions, which you source separately

If you are not sure what’s possible in your room, you can send us a few details through our contact form and we’ll give you a straight answer before you arrange a visit. Our process from visit to fitting.

Fitting day, step by step

There isn’t much for you to do on fitting day. Someone needs to let us in, and it’s useful to have the room cleared beforehand. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.

  1. You let us know about the window and the room, with a note of any radiator or shutters.
  2. At the design visit, every side of the window is measured.
  3. We agree the seat, the storage and the finish, and send a written quote.
  4. Every part is made at our workshop, ready for a spray-painted or hand-painted finish. The materials are moisture-resistant MDF and birch plywood.
  5. The seat is fitted, scribed to the walls and checked with you.

Before fitting day

  • Take down pictures, mirrors and shelves from the wall
  • Mention any parking restrictions on your street
  • Arrange any electrical changes with your electrician ahead of time

Turnpike Lane homes and window seats

The biggest shares of homes in the neighbourhood around Turnpike Lane were built before 1919 (about 66%) and since 2000 (about 15%), based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the measuring visit, since older and newer walls take different fixings. Within a mile of the centre of Turnpike Lane, 9 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to the vans that deliver and fit furniture in Turnpike Lane, as it does anywhere else in London. Parking and access are planned at the design visit.

Bruce Castle, about 1.5 miles north-east, is one of the historic houses in the wider area. If your own home is a period one, a radiator under the window just needs a grille in the seat front. For families living near North Harringay Primary School, window seats can give school bags, shoes and sports kit a proper home. Near listed buildings like Church of St John the Baptist (greek Orthodox), under half a mile south of the centre of Turnpike Lane, older homes may keep original joinery that window seats can be designed around. If your own home is listed, check with the council before fixing into original features.

Turnpike Lane is about 2 miles east of Tottenham, part of the London Borough of Haringey. Whether your home in Turnpike Lane is a terraced house, a flat or a newer build, the furniture is designed around the room as we find it. Turnpike Lane is one of 23 places on our list for Haringey.

We make window seats across the N8, N22 and N15 postcode area for window seats. Caring for painted furniture

A little care keeps the finish looking good, whether it was spray painted or hand painted. These practical tips help:

  • Decide on cushion thickness before the design visit
  • Choose a colour that suits the room
  • Make sure any shutters still open fully
  • Consider adding shelving around the seat

Once the seat is fitted, it’s ready to use. Paint needs time to cure fully, so treat the new finish gently at first. Keep heavy objects and sharp edges off the fresh paint.

Use a step rather than standing on the seat. The seat is made for sitting, and standing puts weight in one spot. It will look better for longer with a little care.

Questions we are often asked

Can parking be tricky on fitting day in Turnpike Lane?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It helps to let us know about parking during the design visit, and we’ll plan around it.

I live near Hornsey station. Is that in your area?

Yes, homes across Haringey and the rest of London are within the area we cover. To get started, you can message us from the contact page with some details about the room, and tell us about parking and access at the same time.

Which materials go into your window seats?

Our window seats are made from moisture-resistant MDF and birch plywood, then painted. A moisture-resistant grade suits a spot by a window, where condensation can form. Your quote confirms the materials and finish.

Does someone need to be home during the fitting?

We need access, so someone has to let us in. After that, you don’t need to stay in the room.

Do I need planning permission for fitted furniture?

Not usually. Conservation areas mostly control changes to the outside, and furniture inside a house doesn’t normally need it. In a listed building, check with the council’s conservation officer before any work.

What does a bespoke window seat cost?

Your quote is written for your room once we’ve visited and measured. A bay with angled sides involves more work than a straight recess, and drawers more than a lid. Everything is set out in a written quote after the visit.
