Window seats for homes in Plashet

We make each window seat in our workshop from moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits a seat that takes weight every day, and MDF gives the fronts and panels a smooth surface for paint. It’s then spray-painted or hand-painted and fitted in your home in Plashet. If your home has a bay with no furniture that fits and a child’s room that needs storage and seating, window seats made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.

Outside walls in houses from before 1919 are usually solid brick, which can be cold, so storage against it is designed with ventilation behind. That matters around Plashet, where a large share of the homes are that old. Damp should be sorted before anything is fitted against the wall.

The furniture is made in our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

Common questions about window seats

My house in Plashet is Victorian. Can you deal with uneven walls?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Do you cover homes near Woodgrange Park station?

Yes. We cover all of Newham and the rest of London. You can get in touch through our contact form to arrange a design visit, and let us know about parking and access at the same time.

How long is the fitting for a window seat?

How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. Because everything is built in our workshop, the work in your home is the fitting itself. We work tidily and keep the room as clear as possible.

Can the fitting be on a Saturday?

Yes, by prior arrangement. If a Saturday works better for you, say so when you get in touch.

Do pictures help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. To send them, message us from the contact page.

Can a window seat go over the radiator?

Yes. The seat has a grille or open front, so the warmth can reach the room. We also leave space around the radiator. Moving the radiator is for your plumber, if you’d prefer it elsewhere.

Fitting day, step by step

Every fitting follows the same order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. At the end, we tidy up and go over the work with you. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so there’s some trimming and adjusting on site. We protect the floors and keep dust to a minimum. It’s useful to let us know about parking during the design visit, as terraced streets are often busy.

  1. You send us a note about the window and the seat you’d like.
  2. We visit to measure and talk through the design, the storage and the finish.
  3. You receive a quote in writing for the design, materials and finish.
  4. The seat is made at our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
  5. The seat is fitted and scribed, and any hand painting is done on site.
  6. Give new paintwork gentle use while it cures; a hand-painted finish is easy to touch up later.

Before we arrive

  • Take down pictures, mirrors and shelves from the wall
  • Have your electrician move any sockets or switches beforehand

When you need someone else

It’s useful to know what’s outside our work before you plan:

  • Moving or replacing a radiator, which is for your plumber
  • Painting the walls of the bay
  • Electrical work around the seat

If you’re not sure what’s possible in your room, you can tell us about the room on our contact form and we will give you a straight answer before you arrange a visit. Our process from visit to fitting.

What prompts window seats in Plashet

A quiet place to read is a common wish. A window seat, perhaps with shelves either side, does exactly that. It’s often the most-used seat in the house.

Most of the enquiries we get are about things like these:

  • Off-the-shelf pieces that never quite fit the window
  • A bay window that’s hard to furnish
  • A radiator under the window getting in the way
  • No space for toys and games

If your home is as old as some of the listed buildings nearby, such as Passmore Edwards Library, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent.

Before you choose who makes it

  • Whether the route into your home has been checked
  • How parking will work on your street
  • Whether the quote follows a visit to your home
  • Whether they can show you real projects they’ve done

Our checklist for choosing a carpenter

Flat-pack or bespoke?

Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well.

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That is something we plan for in the design.

Plashet homes and window seats

Homes built before 1919 make up about 71% of the housing in the neighbourhood around Plashet, with about 13% built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. 4 conservation areas have at least part of their area less than a mile from the middle of Plashet. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. Terraced houses are home to about 42% of households in the area around Plashet, going by Census 2021 figures from the ONS. Bay and sash windows are common in London terraces, and suit a window seat.

Close to West Ham Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things. If your home is one of the older houses near Church of St Barnabas, a bay or a sash window is a natural place for a window seat.

How it’s made

Doors and drawer fronts

What shows of the seat is mainly its fronts. We make them plain or panelled, with handles to match. A radiator grille can be built into the front.

Pull-out drawers

A seat can have drawers along its whole length, or drawers with a lid section. Around a radiator, the drawers are placed to leave room for the heat. We agree the layout during the design visit.
