Window seats in West Ham

Some window seats are built in with shelves or cupboards around them. Shelving on each side, with the seat in the middle, makes a natural reading spot. The seat and the units around it are designed as one, so the lines and the finish match. It’s worth talking through during the design visit in West Ham. If you are living with a sash window with space beneath it going to waste and wanting a quiet place to read, that’s what window seats are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

A deep cupboard can lose things at the back, so drawers, lift-up lids or shallow shelves are chosen to suit the space. Whatever kind of home you have in West Ham, the right answer depends on the depth and the height. Any meters, fuse board or boiler keep the access they need.

The written quote is your record of the job. It sets out the window seat designed for your room, what it’s made from and how it is finished, and it’s what the workshop builds to.

What it is made from

Birch plywood

Seats take weight every day, so they need to be strong. That is why we use birch plywood for the frame and top. It is also good for drawer boxes.

Pull-out drawers

With drawers, you don’t need to move the cushion to reach your things. They suit toys, books and things you use often. Each drawer is sized for the space.

Fitting day, step by step

Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. How long the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. If you live in a block, check any rules on lifts, deliveries and working hours; if you live in a house, let us know about steps, paths and parking. Either way, the day is planned at the measuring visit. Saturdays can be arranged.

  1. You get in touch and tell us about the window and the room, including any radiator under it.
  2. We visit to measure the window and talk through the design. We also talk about lift-up lids or drawers.
  3. We send a quote in writing setting out the design, materials and finish.
  4. The seat is made at our workshop and painted to your chosen colour. We use moisture-resistant MDF and birch plywood.
  5. We bring it to your home, fit it and leave it ready to use. Any radiator grille is fitted so heat can still reach the room.

Before fitting day

  • Take anything hanging off the wall we’re fitting to
  • Move furniture and belongings away from the wall
  • Get any new sockets or wiring done by your electrician before fitting day

Getting a quote

Getting a quote starts with a few details: the room, rough sizes and some photos if you have them. When you are ready, use our contact form. We’ll then arrange a design visit and follow it with a quote in writing.

Advice

Bespoke or off-the-shelf?

Cost matters, and it’s fair to say so: off-the-shelf furniture normally costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, because scribing and the right fixings start to matter.

Flats, leases and landlords

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit, so fitting day is planned around them.

We also make and fit furniture for landlords furnishing a let. The materials are the same as for any home: moisture-resistant MDF and birch plywood, finished by spray or by hand.

Bespoke or off-the-shelf?

Standard storage benches come in set sizes. Bespoke seats are made to the size of the space, so nothing is wasted, with drawers, a lift-up lid or a mix below. Gaps behind, beside and above ready-made furniture collect dust, and fitted furniture closes them, which makes cleaning simpler.

Rooms that are not square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote, which we write after seeing the room.

Storage in West Ham homes: local notes

About 39% of the homes in the neighbourhood around West Ham went up before 1919, and about 22% between 1945 and 1972, in the VOA’s 2025 council tax stock figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of West Ham include Church of All Saints (Grade I), under half a mile north-west, and Willow Cottage (Grade II), under half a mile south-east. For a listed home, internal works that affect its character may need listed building consent from the council, for example removing or fixing into original panelling. Check with the council’s conservation officer first. TfL’s red routes have strict stopping rules. If your home is on or just off a main road, it helps to mention it. Then we can work out where to load and unload.

Close to West Ham Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things. If your children go to West Ham Church Primary School or a school nearby, window seats can be planned around what a family needs to keep, from coats and bags to sports kit. Sutton House, about 2.9 miles west, is one of the historic houses in the wider area. If your own home is a period one, a bay or a sash window is a natural place for a window seat.

West Ham is in the London Borough of Newham, about 1 mile south-east of Plaistow. Wherever you are in West Ham, the process is the same: a design visit, a quote in writing, furniture made in our workshop and fitting in your home. Our work takes in places right across Newham, large and small.

Postcode districts we cover here for window seats: E15, E13 and E7. Common questions about window seats

Is parking a problem for fitting in West Ham?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the design visit, and we’ll plan around it.

Can you make window seats for a home in West Ham?

Yes. West Ham is one of the places we work, along with the rest of Newham and London. To get started, you can tell us about the room on our contact form with some details.

My walls are not straight. Is that a problem?

Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.

Do pictures help?

Yes. Pictures help us understand the room before the design visit. Show anything the furniture has to work around, such as radiators or sockets.

How is a window seat priced?

Every piece is quoted for your room after the design visit. A bay with angled sides involves more work than a straight recess, and drawers more than a lid. We set it all out in a quote in writing.

What if the wall is cold or damp?

External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. If there is damp, it should be sorted before anything is fitted.
