About our built-in bookshelves in The Burroughs

Shelf depth depends on what you keep. Paperbacks need much less depth than hardbacks, art books or records. Deep shelves let small books disappear behind each other, while shallow ones leave large books overhanging. A common answer is deeper cupboards or shelves at the bottom and shallower ones above. Typical reasons to get in touch are a room lined with books and a bare wall above a doorway, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

A house from between the wars typically has lower ceilings than a Victorian one, so built-in bookshelves are proportioned to the room rather than copied from a taller one. If yours is one of the interwar houses, semis or detached homes that make up much of the housing around The Burroughs, there may be little or no cornice, which lets the furniture run straight up to the ceiling. The skirting is scribed around neatly.

Our quotes are written in plain words. You’ll see what will be made, the boards used and the finish.

Made for the room, or bought in a box?

Off-the-shelf bookcases come in fixed depths, which may be too deep for paperbacks or too shallow for art books. Bespoke shelving can mix depths. Doors, windows and radiators rarely leave a gap that matches a standard width, so ready-made furniture often ends up in the wrong place. Fitted furniture is designed around them.

The price comes in a written quote, worked out from the measurements and the design you choose. A larger piece means more material and more time, so size is the starting point. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Your questions about built-in bookshelves in The Burroughs

My home in The Burroughs is a flat. How do you get the furniture in?

At the design visit, we measure the way in not just the room. Built-in bookshelves are built in our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.

Is parking a problem for fitting in The Burroughs?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It’s useful to let us know about parking at the design visit, so the day can be planned around it.

How long are you in the house for fitting?

The time on site depends on how long and how tall the shelving is, and we confirm the fitting days in your quote. We will explain what fitting day involves before we start.

What keeps bookshelves from bowing under books?

Shelves are sized for their span, depth and the weight they’ll carry. Long spans get a thicker shelf, a stiffening lip, a support or shorter bays. Mention anything very heavy when we plan.

Does someone need to be home during the fitting?

We need access, so someone has to let us in. You don’t need to watch us work, but it is useful to be around at the end.

My walls are not straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

What affects the price in The Burroughs

Not every room costs the same, for these reasons:

  • The width and height of the space
  • Stairs, lifts and the route to the room
  • The number of doors and drawers
  • Walls and floors that are out of level or out of square

The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.

Before the design visit

Ahead of the design visit, we will normally ask about:

  • Radiators, sockets, pipes or meters on or near the wall
  • Pictures showing the full wall, from floor to ceiling
  • Any ideas or images you have saved
  • What kind of home it is, and which floor the room is on

Rough measurements are fine at the start. Everything is measured properly when we visit, along with the walls, floor and ceiling. To arrange it, tell us about the room on our contact form. You receive a quote in writing after the visit.

The Burroughs homes and built-in bookshelves

The biggest shares of homes in the neighbourhood around The Burroughs were built between 1919 and 1939 (about 45%) and before 1919 (about 20%), going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. There are 28 entries on the National Heritage List within half a mile of the centre of The Burroughs. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. Purpose-built flats are home to about 42% of households in the neighbourhood around The Burroughs, the 2021 Census shows. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.

If you live in a flat close to Hendon station, it helps to book the lift and tell the concierge before fitting day. If your home is one of the older houses near St Mary's Church, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place. If your home is as old as some of the listed buildings nearby, such as Church Farmhouse Museum, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent.

What it’s made from

Moisture-resistant MDF

For cupboard doors below the shelves, MDF gives a flat, stable door. There is no grain to show through the paint.

Hand-painted finish

Hand painting often suits shelving in period rooms. You choose the colour.

Before and after fitting day

None of this takes much effort. What we’d suggest:

  • Plan heavy items for the lower shelves
  • Plan any sockets or wiring with your electrician before fitting
  • Let us know about access early
  • Consider deeper cupboards at the bottom

Take the books off before moving an adjustable shelf, and check the supports are fully seated.

Watch for damp marks on external walls behind the shelves. The cause is a job for the right trade.

How fitting day works

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. At the end, we tidy up and go over the work with you. The time the fitting takes depends on the size of the bookcase and the walls it’s fitted to, and we confirm the fitting days in your quote. Semis and detached houses often have a front path or a side gate, which can make carrying in easier. Gates, paths and steps up to the door are part of the route we measure. Floors, stairs and doorways are protected on the way in.

  1. To begin, tell us about the room on our contact form; a brief note on the books and objects you want on show is plenty.
  2. At the design visit we measure the wall and talk through shelf spans, depths and spacing so the shelves will not sag.
  3. Your written quote sets out the shelving and the finish.
  4. In our workshop we make the shelves from birch plywood or moisture-resistant MDF, sized for the span and the load.
  5. The bookshelves are fitted and fixed securely, with the finish sprayed in the workshop or painted by hand on site.

Before fitting day

  • Keep pets in another room while we work
  • Let us know if your street is in a controlled parking zone
  • Have your electrician move any sockets or switches beforehand
