About our window seats in Vale of Health

Sash windows are a feature of many older London homes. A seat beneath one needs to sit below the cill so the window still opens and closes easily. Where there are working shutters, the seat must leave room for them to fold back. These details are measured when we visit your home in Vale of Health. People typically come to us about a sash window with space beneath it going to waste and needing more storage in the room; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Hallways in period terraces are often long and narrow, with the stairs rising along one wall. Around Vale of Health, a large share of homes date from before 1919, so depth matters as much as width wherever storage goes. Even shallow storage can hold a lot without narrowing the way through.

A written quote is the clearest record of what we’ve agreed. It describes the window seat we have designed for the room, what it’s made from and how it is finished.

Questions we’re often asked

How do you fit window seats in a flat in Vale of Health?

We measure the route in along with the room itself: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Can you fit furniture in a home close to Hampstead Heath station?

Yes. We cover all of Camden and the rest of London. You can get in touch through our contact form to arrange a design visit.

What is a window seat made from?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. A moisture-resistant grade suits a spot by a window, where condensation can form. Your quote confirms the materials and finish.

Can you fit furniture on an external wall?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.

Should I send pictures?

Yes. They give us a feel for the space before we visit, along with rough measurements. It is useful to show radiators, sockets and anything else on the wall.

My walls are not straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

Window seats for homes in Vale of Health

The biggest shares of homes in the streets around Vale of Health were built before 1919 (about 64%) and between 1919 and 1939 (about 10%), on the Valuation Office Agency’s council tax figures for 2025. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Vale of Health include Fenton House (Grade I), less than half a mile south-west, and Burgh House (Grade I), less than half a mile south. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can require listed building consent. Check with the council’s conservation officer first. The ULEZ, run by TfL, takes in all of London, so Camden is inside it. It applies to every van that comes to fit furniture in Vale of Health. Access and parking are talked through at the measuring visit.

For families living near Christ Church Primary School, window seats can give school bags, shoes and sports kit a proper home. If you live in a period home close to Christ Church, a radiator under the window just needs a grille in the seat front. Living in a block of flats near Hampstead Heath station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in.

How it’s made

Hand-painted finish

Hand painting on site lets the seat be finished alongside the woodwork around it. Marks can be touched in without much trouble. Paint needs time to cure fully, so treat it gently at first.

Moisture-resistant MDF

Moisture-resistant MDF is stable and takes paint well. It’s used for the fronts, side panels and radiator grilles. A moisture-resistant grade suits a spot where windows can gather condensation.

Flats, blocks and rented homes

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of, which we check at the design visit.

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, and that’s best sorted before fitting day. We cannot advise on your lease.

Could you do it yourself?

Cost matters, and it is fair to say so: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That’s something we plan for in the design.

What happens on fitting day

Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, which keeps the lines straight. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.

  1. You tell us about the window and the room, with a note of any radiator or shutters.
  2. At the design visit, every side of the window is measured.
  3. We agree the seat, the storage and the finish, and send a quote in writing. Take your time with it.
  4. The seat is made in our workshop and painted in your colour.
  5. The seat is fitted, scribed to the walls and checked with you.

Before and after fitting day

A little care keeps the finish looking good. These practical tips help:

  • Let us know about parking at the design visit
  • Note whether your window has working shutters
  • Consider how often you’ll reach for what’s stored
  • Decide if the seat is part of a larger piece

Small marks on a hand-painted finish can be touched in. It is worth keeping a record of the paint colour. Spray-painted surfaces wipe clean with a soft, damp cloth.

Open and close lids with care, rather than letting them drop. It keeps the hinges and edges in good order. Avoid overloading drawers so they keep running smoothly.
