Wall beds for your home in Vale of Health

Wall beds in Vale of Health: what you get

A wall bed needs clear space in front of it to fold down, and that shapes the design. Furniture in front of the bed has to be easy to move or kept out of the way, so the bed can come down without a shuffle. Most enquiries start with hiding the bed when it’s not in use and a spare room that’s rarely slept in, and the answer is built in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Floors in older houses often slope, which matters around Vale of Health, as a large share of homes there date from before 1919. Fitted furniture sits on a plinth or adjustable feet set level, so the doors line up and the gaps run straight. The scribe at the wall takes up any bow in the plaster.

We write quotes in plain English, without jargon. They say what will be made, what it’s made from and how it will be finished.

Caring for painted furniture

A few practical points help before and after fitting day. These are worth keeping in mind:

  • Keep children away while the bed moves
  • Decide who the bed is mainly for
  • Let us know about the wall’s construction
  • Check your lease if you live in a flat

New paintwork takes a while to harden. Treat the cabinet gently at first, and clean the cabinet with a soft, damp cloth.

If you know the wall’s construction, mention it. Solid brick, stud walls and plasterboard need different fixings, and we look at it when we measure.

How fitting works for wall beds

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly, then checked again. How long the fitting takes depends on the design and how much storage goes around the bed, and we confirm the fitting days in your quote. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Hand painting, if that’s your finish, can follow the fitting.

  1. We start with what the room is for, day and night.
  2. We come to measure, look at the wall and floor, and go through the layout with you.
  3. A written quote follows, covering the cabinet, the storage and the finish.
  4. The bed cabinet and any shelves or desk are made at our workshop, from moisture-resistant MDF and birch plywood.
  5. The bed and cabinets are fitted in your home and the mechanism fixed securely.

How to prepare

  • Point out meters, boilers and fuse boards near the furniture
  • Move furniture and belongings away from the wall
  • Clear the hallway and stairs so the sections can come through

Flats, leases and landlords

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising at the measuring visit.

Landlords furnishing a let use fitted furniture too. The materials are the same as for any home: moisture-resistant MDF and birch plywood.

Common questions about wall beds

My home in Vale of Health is a flat. How do you get the furniture in?

We measure the route in along with the room itself: the stairs, landings, lift and doors. Wall beds are made in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

I live near Hampstead Heath station. Is that in your area?

Yes. We cover all of Camden and the rest of London. To get started, you can use our contact form with some details about the room, and let us know about parking and access at the same time.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and talk through the design with you. Access and parking are worth talking about too, and afterwards we send a written quote.

Do photos help?

Yes. Pictures help us understand the room before the design visit, along with rough measurements. It helps to show radiators, sockets and anything else on the wall.

Can the fitting be on a Saturday?

Yes, by arrangement. If a Saturday works better for you, say so when you get in touch.

What if the wall is cold or damp?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. We don’t treat damp, so any damp should be sorted before fitting day.

Boards, parts and paint

Birch plywood

Shelving around the bed needs to stay straight, and birch plywood helps.

Bed mechanism housing

The mechanism sets the size of the housing and the bed size you choose.

How we price wall beds

When we put a quote together, we consider:

  • The overall size of the piece
  • Tricky walls, sloping ceilings and uneven floors
  • How easy it is to get the furniture into the room
  • How many doors and drawers there are

The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. Your choice, along with the size and the fittings, is reflected in the written quote.

What to send when you contact us

To help us picture the room, please include:

  • What you’d like to store or use the space for
  • A few photos of the space, taken from the doorway and from each corner
  • Anything fixed to the wall that the furniture needs to work around
  • The type of home and how the room is reached

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space. To share them, tell us about the room on our contact form, and we will suggest a time for a design visit.

Bedroom storage in Vale of Health

Homes built before 1919 make up about 64% of the housing in the neighbourhood around Vale of Health, with about 10% built between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. That matters for wall beds, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Part of Vale of Health is in the Hampstead Conservation Area, according to Historic England’s records. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. More than half of the homes in the streets around Vale of Health (about 64%) were built before 1919, in the VOA’s 2025 council tax stock figures. Older houses can have lath-and-plaster internal walls and floors that slope, both of which matter when fixing a wall bed.

Close to Hampstead Heath? Keeping wall beds off the window wall keeps the room bright. Living in a block of flats near Hampstead Heath station? Then the route in is measured along with the room itself, and the sections are sized to fit it. Heath House, about 0.1 miles west, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings give wall beds room to reach the cornice.
