Window Seats in St Giles

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on window seats in St Giles starts with a design visit, and everything is made in our workshop.

  • A bay window that’s hard to furnish
  • No space for toys and games
  • Off-the-shelf pieces that never quite fit the window

Window seats in St Giles: what you get

A radiator under the window is common, and a seat has to work with it. Over a radiator, the seat needs a grille or open front so warmth can reach the room. We design the grille into the front of the seat and leave space around the radiator. We will look at your radiator at the measuring visit in St Giles. If you’re living with wanting a seat without blocking the radiator and needing more storage in the room, that is what window seats are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Around St Giles, a large share of homes date from before 1919, and houses of that age are full of awkward spaces: under the stairs, in the bay, along the hall and under the eaves of a converted loft. Fitted storage is designed to make those spaces useful, made to follow walls that are seldom true.

Everything we agree at the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it is easier before the furniture is made.

Window seats for homes in St Giles

About 49% of the homes in the streets around St Giles went up before 1919, and about 21% since 2000, going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. There are 872 entries on the National Heritage List within half a mile of the centre of St Giles. Older homes nearby may have original joinery, shutters or panelling worth keeping, and window seats can be designed to work around them. Purpose-built flats are more common around St Giles than across Camden: about 78% of households, against about 56%, in the ONS Census 2021 figures. That puts the stairs, lifts and doors on the route in at the centre of the plan.

If your home is as old as some of the listed buildings nearby, such as Church of St Giles in the Fields, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent. For a family home near St Josephs Catholic Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit.

St Giles is about 1 mile north-east of St Pancras, within the London Borough of Camden. Anywhere in St Giles, the process is the same: we visit and measure, send a written quote, make the furniture in our workshop and fit it. Across Camden, we cover St Giles and the places around it.

Here we cover the W1F, W1D and W1T postcode area for window seats. You’ll find streets here such as Duck Lane, Drury Lane and Bridle Lane, and we cover homes on all of them for window seats. Main roads around St Giles include the A301 and A400. Close by, we also work in Seven Dials (1 mile south), West End (1 mile south-west), Soho (1 mile south-west), Covent Garden (1 mile south-east) and Chinatown (1 mile south-west). Across the rest of Camden, our area takes in Hampstead (4 miles north-west), West Hampstead (4 miles north-west), Agar Town (2 miles north), Kentish Town (2 miles north), Greenhill (3 miles north-west) and Chalk Farm (2 miles north-west). Being one of the larger places in Camden, St Giles is covered for all of our fitted furniture.

Do you need window seats in St Giles?

The radiator beneath a window can make it tricky to put furniture there. A built-in seat with a grille lets the heat out while making the space useful. It solves the problem of what to do with the space.

If any of these sound familiar, it’s worth getting in touch:

  • Looking for a reading spot by the window
  • No space for toys and games
  • An empty bay that doesn’t get used
  • A sash window with space beneath it going to waste

If you live in a flat close to Tottenham Court Road station, window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Before you choose who makes it

  • A quote in writing that sets out the job

Flats, conversions and lettings

If the property is let, we’ll need access agreed with the tenants. An agent can arrange access for you.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there is a lift, it may need booking, and its size matters when we plan the sections. Tell us about it when you contact us.

Is bespoke worth it?

Off-the-shelf benches come in the maker’s finishes. Ours is spray-painted or hand-painted in a colour agreed with you, so it sits with the skirting, the shutters or the walls. Ready-made tall pieces have to be fixed to the wall for safety, and older walls of brick or lath and plaster make that harder than it looks. Fitted furniture is designed with the wall in mind.

Rooms that are not square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That is reflected in the quote, which we write after seeing the room.

What you get with us

  • Designed for the room you have
  • Scribed to uneven walls
  • Made in moisture-resistant MDF and birch plywood
  • A spray or hand-painted finish

Caring for painted furniture

A few practical points help before and after fitting day. These are worth keeping in mind:

  • Decide on cushion thickness before the design visit
  • Clear the bay or window area before the design visit
  • Note the position of any radiator and its pipes
  • Consider how often you’ll reach for what’s stored

We open each lid and drawer with you before we go. Any grille is checked so the radiator can still warm the room. You will know it all works as it should.

Avoid standing on the seat to reach the window or curtains. The seat is made for sitting, and standing puts weight in one spot. A little care keeps it looking good.

From workshop to your room

The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that’s what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Older London houses often have narrow hallways and tight turns on the stairs, so the furniture comes in sections sized for the route in. Floors, stairs and doorways are covered before anything is carried through, and the sections are joined and scribed in the room.

  1. You get in touch with some details about the window.
  2. At the design visit, we look at the window, the radiator and what you need. Shutters and cills are noted too.
  3. Your quote sets out the design, the materials and the finish. Read it through and ask if anything is unclear.
  4. Your window seat is made in our workshop, shaped to the window.
  5. We fit it in your home and leave it ready to use, with the lids or drawers checked with you.

Before we arrive

  • Keep pets in another room while we work
  • Check the building’s rules for trades and lift bookings
  • Tell us about any meters, fuse boards or boilers in the area

Getting a quote

It is useful to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space. To share them, drop us a line using the contact form, and we will suggest a time for a design visit.

Questions we’re often asked

Is parking a problem for fitting in St Giles?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you during the design visit, so we can plan the day around it.

My home in St Giles is a period house with walls that aren’t straight. Is that a problem?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.

How much does a window seat cost?

Because every job is different, the cost is set out in a written quote after the visit. The shape of the window, the mix of drawers and lids, and any grille all play a part. We set it all out in a written quote.

What finishes do you offer?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.

Can you build a seat beneath sash windows?

Yes. Sash windows are a natural place for a seat in many period homes. The cill height and any shutters are measured carefully, so the seat sits neatly and the window still works. We do not repair sashes or cills.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps. If there’s damp, it should be sorted before anything is fitted.
