Window seats in Hampstead, Camden
Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on window seats in Hampstead starts with a design visit, and everything is made in our workshop.
- A nursery or bedroom short of storage
- Unused space below a sash window
- A radiator that makes the space hard to use

Window seats in Hampstead: what you get
Cushions aren’t something we supply, so we agree the seat size with you and you can have one made to fit. You can then choose the fabric and style yourself. We make the seat to suit the cushion you plan, with a suitable depth and height. Most enquiries start with toys spread across a bedroom floor and standard furniture leaving gaps in a bay, and the answer is built in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
Original features like shutters, cupboard doors and panelling are worth keeping where they survive. With a large share of the homes around Hampstead built before 1919, new storage can be made to sit beside them rather than replace them. Panel details can be drawn to suit the house, and painted to match. If your home is listed, check with the council before fixing into original joinery.
Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

DIY, flat-pack or bespoke
Cost matters, and it is fair to say so: off-the-shelf furniture typically costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.
Where bespoke earns its keep is in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.
What it costs
There is no set price, because there is no set room. The things that affect it are:
- The overall size of the piece
- Parking and unloading on your street
- Hanging rails, shelves, drawers and other fittings inside
- Spray painting or hand painting
Your quote is written for your room once we’ve visited and measured. Bigger pieces use more board and take longer to make and fit, so size is the starting point. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
Getting in touch
Ahead of the design visit, we will usually ask about:
- Rough measurements: width, height and depth
- A few pictures of the space, taken from the doorway and from each corner
- Any ideas or images you’ve saved
- What you’d like to store or use the space for
For a quote for window seats in Hampstead, tell us about the room on our contact form. Let us know the room and the rough idea, with sizes if you have them. Next comes a design visit, followed by a written quote.
Questions from Hampstead
Will a conservation area stop me having window seats fitted in Hampstead?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.
I live in a flat in Hampstead. How will the furniture get up the stairs?
At the design visit, we measure the way in not just the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.
Do pictures help?
Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, fill in our short enquiry form.
Does someone need to be home during the fitting?
Someone needs to be there to let us in. After that, you don’t need to stay in the room, though we like to go over the furniture with you at the end.
Do you do the electrics?
No. Any new wiring, sockets or lights need an electrician. We plan the furniture around where they’ll go.
Can you come on a Saturday?
Yes, by prior arrangement. Tell us when you get in touch if a Saturday suits you best.
Caring for painted furniture
Fresh paintwork takes a while to cure fully, so treat it gently at first. Beyond that, these tips help:
- Note the position of any radiator and its pipes
- Make sure any shutters still open fully
- Decide whether you’d like a lid, drawers or both
- Mention any parking rules on your street
Small marks on a hand-painted finish can be touched in. It is worth keeping a record of the paint colour. A spray-painted finish is smooth and even, and small marks often wipe off with a damp cloth.
Don’t block the grille with cushions or things stored in front of it. Keeping it clear helps the radiator work as it should. Things stored near a radiator stay warm, so choose what goes there with that in mind.

Window seats for homes in Hampstead
Homes built before 1919 make up about 68% of the housing in the area around Hampstead, with about 9% built between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Entries on the National Heritage List near the centre of Hampstead include Institute of St Marcellina (Grade I), under half a mile north, and Church of St John (Grade I), less than half a mile north. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, can need listed building consent from the council. The council’s conservation officer is the person to ask before work starts. About 40% of households in the streets around Hampstead live in purpose-built flats, based on Census 2021. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.
Fenton House, about 0.4 miles north, is one of the historic houses in the wider area. For a period home anywhere nearby, a bay or a sash window is a natural place for a window seat. Close to Kilburn Grange Park? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

What prompts window seats in Hampstead
Most people simply want to use the window. A bay can be an tricky space for furniture, and a seat makes it part of the room. It gives you a place to sit in the light.
People typically get in touch with us about needs like these:
- Off-the-shelf pieces that never quite fit the window
- Wanting a quiet place to read
- A bay with no furniture that fits
- Unused space below a sash window
If you live in a period home close to St John-at-Hampstead church, a radiator under the window just needs a grille in the seat front.
Before you choose who makes it
- How the furniture will be finished, and where
- How they’ll get the furniture into the room
- How they deal with uneven walls and floors
- How the doors are hung and adjusted
From workshop to your room
Furniture made in a workshop still has to meet the room it’s going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the size of the window and the design, and we confirm the fitting days in your quote. Parking on terraced streets can be tight, especially in a controlled parking zone, so details of permits, bays and any loading restrictions help. Unloading is kept short, with sections taken straight inside. Saturday fitting can be arranged.
- You get in touch and tell us about the window and the room.
- At the design visit we measure the bay or recess and check the radiator, cill and any shutters. We also talk about lift-up lids or drawers.
- We send a quote in writing setting out the design, materials and finish, for you to look over.
- The seat is made at our workshop and painted to your chosen colour.
- We bring it to your home, fit it and leave it ready to use. Any radiator grille is fitted so heat can still reach the room.
Getting ready for fitting day
- Let us know about any meters, fuse boards or boilers in the area
- Make sure pets are kept safely away
- Mention any parking restrictions on your street
