Window seats in West End, Camden
Planning window seats for a home in West End? It starts with a design visit to measure and talk through ideas, then a quote in writing, before anything is made.
- Unused space below a sash window
- A bay window that is hard to furnish
- A ready-made bench that does not fit the bay
Window seats for your home in West End
Fitted storage in West End
The biggest shares of homes in the area around West End were built before 1919 (about 49%) and since 2000 (about 21%), according to Valuation Office Agency council tax figures (2025). That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. West End is partly covered by the Seven Dials (Covent Garden) Conservation Area, one of the conservation areas recorded by Historic England. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. Your council can advise if you are unsure. TfL’s red routes have strict stopping rules. If your home is on or just off a main road, it’s useful to mention it. We can then plan where the van will stop.
If your home is as old as some of the listed buildings nearby, like Church of St Giles in the Fields, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. The wider area includes historic houses like Benjamin Franklin House, about 0.4 miles south. If your own home is a period one, a radiator under the window just needs a grille in the seat front. If you live near St Anne's Churchyard, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.
West End is part of the London Borough of Camden, about 1 mile north-east of St Pancras. Anywhere in West End, the process is the same: we visit and measure, send a written quote, make the furniture in our workshop and fit it. West End is one of the places in Camden where we make window seats.
Every home in W1F, W1D and W1T is within our area for window seats. If your home is on a street such as Duck Lane, Drury Lane and Bridle Lane, or close by, we can arrange a design visit for window seats. The A301 and A400 run close to West End, so if your home is on a main road, mention it when you contact us. If you are just outside West End, we also cover Seven Dials (1 mile east), St Giles (1 mile north-east), Soho (1 mile west), Chinatown (1 mile south-west) and Covent Garden (1 mile east). Other parts of Camden we cover include Hampstead (4 miles north-west), West Hampstead (4 miles north-west), Agar Town (2 miles north), Kentish Town (2 miles north), Greenhill (4 miles north-west) and Chalk Farm (2 miles north-west). West End is among the bigger places we cover in Camden.

Window seats in West End
Sash windows are a feature of many older London homes. A seat beneath one needs to sit below the cill so the window still opens and closes easily. Where there are working shutters, the seat must leave room for them to fold back. We check all of this during the design visit in West End. If your home has a period room that needs furniture to suit it and a child’s room that needs storage and seating, that’s what window seats are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Where original shutters, doors or panelling survive, they’re worth designing around. Around West End, where homes from before 1919 make up a large share, fitted storage can be designed to sit alongside them. Panel details can be drawn to suit the house, and painted to match. If your home is listed, check with the council before fixing into original joinery.
The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that is spray painting or hand painting.

Fitting day, step by step
The last stage of the day is the finish. With a spray finish from the workshop, there’s usually only filling and touching up to do in the room; hand painting, if that’s what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Drilling into lath and plaster is done with care, so the plaster around stays sound. Any decorating around the new pieces is for your decorator.
- You contact us with a few details about the bay or recess.
- At the design visit we measure each side of the bay, because walls in older houses are rarely square.
- A written quote follows, setting out the design, materials and finish.
- The seat is built in our workshop from moisture-resistant MDF and birch plywood, following the angles we measured.
- On fitting day the seat is set level and scribed to follow the walls and floor.
How to prepare
- Keep pets out of the room and the hallway
- Move furniture and belongings away from the wall
- Have your electrician move any sockets or switches beforehand
Starting with a design visit
It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, especially with rough sizes. To send them over, message us from the contact page, and we will arrange a design visit.

Bespoke window seats or ready-made?
Off-the-shelf benches are made for straight walls and square corners, but bays have angled sides and walls that are rarely flat. In a bay, a standard bench leaves tricky gaps. A bespoke seat follows the shape of the bay. It costs more than a bench, and what you get is a seat that belongs to the room. Chimney breasts in older houses stand out by different amounts, so the recesses either side are rarely the same, and standard units bought as a pair rarely suit both. Fitted furniture is made to each one separately.
The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.

Flats, conversions and leaseholders
If the property is let, we’ll need access agreed with the tenants, at times that suit them. An agent can arrange access for you.
We also make and fit furniture for landlords furnishing a let, often to make the most of a small or tricky room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, with a spray or hand-painted finish.
Could you do it yourself?
Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.
What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.
Caring for painted furniture
Most of what helps is simple. What we’d suggest:
- Decide if the seat is part of a larger piece
- Mention any parking rules on your street
- Choose a colour that suits the room
- Think about the cushion you’d like and who will make it
We can give you the seat measurements for a cushion maker. Wait until the paint has cured before putting the cushion on, to protect both the fabric and the finish.
Do not block the grille with cushions or things stored in front of it. A clear grille keeps the room warm and the seat at an even temperature. Storage over a radiator stays warm, so it is best for things that don’t mind it.

FAQs: window seats in West End
I live in a flat in West End. How will the furniture get up the stairs?
We measure the route in not just the room: the stairs, landings, lift and doors. Window seats are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.
Do I need permission for fitted furniture in a conservation area?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
What if the wall is cold or damp?
It needs a little planning: leaving ventilation behind and inside helps stop condensation. Damp treatment is not something we do, so any damp needs sorting first.
Can the fitting be on a Saturday?
Yes, by arrangement. Tell us when you get in touch if a Saturday suits you best.
How long will the window seat fitting take?
The time the fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Because everything is made in our workshop, the work in your home is the fitting itself. We work tidily and keep the room as clear as possible.
Is the furniture spray painted or hand painted?
There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you’ve chosen.
