Window seats in West Hampstead, Camden

Thinking about window seats in West Hampstead? We start with a design visit and a quote in writing.

  • A period room that needs furniture to suit it
  • Unused space below a sash window
  • A radiator under the window getting in the way

Need window seats in West Hampstead?

About our window seats in West Hampstead

Cushions are not something we supply, so we agree the seat size with you and you can have one made to fit. You can then choose the fabric and style yourself. We make the seat to suit the cushion you plan, with a suitable depth and height. We make window seats from moisture-resistant MDF and strong birch plywood, with a painted finish, and the things people most often want solved are a radiator under the window getting in the way and toys spread across a bedroom floor.

In streets where many homes were built before 1919, as they were around West Hampstead, the space under the stairs in a terraced house often holds the gas meter, the electricity meter or the fuse board. Meter readers and engineers need to get to them, so the design keeps them accessible. Bays and sash windows in period houses are natural spots for a window seat.

The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If something isn’t quite right, tell us before anything is made.

From workshop to your room

You will not need to do much on the day. Someone needs to let us in, and it’s useful to have the room cleared beforehand, as agreed at the design visit. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Where a period house has been split into flats, the way in often goes through shared parts, so it helps to let neighbours know about fitting day. Each section is sized for the tightest door or turn. Saturday fitting is possible by prior arrangement.

  1. It starts when you get in touch with a few details about the window, including any radiator under it.
  2. We come to measure and plan the seat, the storage and any radiator grille with you.
  3. A quote in writing follows, with the design, finish and fitting days set out.
  4. Your window seat is made in our workshop, shaped to the window.
  5. The seat is fitted in your home and checked so the lids and drawers run well. Any radiator grille is fitted so heat can still reach the room.

Arranging a design visit

Because every job is different, the cost is set out in a written quote after the visit. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. For a quote, message us from the contact page.

Advice

The problems window seats solve

A window seat fits well with the sash windows and bays of many older houses. Painted to suit the room, it can sit with the original features. That appeals to people restoring or updating an older home.

Requests we hear often include:

  • Wanting a seat without blocking the radiator
  • A ready-made bench that does not fit the bay
  • Toys spread across a bedroom floor
  • No comfortable place to sit in the light

Near listed buildings like Church of St John, under half a mile east of the centre of West Hampstead, older homes may keep original joinery that window seats can be designed around. If your own home is listed, check with the council before fixing into original features.

Questions to ask before you hire anyone

  • How they’ll get the furniture into the room
  • Which parts of the job need an electrician or a plumber
  • Will the quote be in writing?
  • Whether the quote follows a visit to your home

How to choose a carpenter in London

Storage in West Hampstead homes: local notes

About 63% of the homes in the streets around West Hampstead went up before 1919, and about 10% between 1919 and 1939, in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. West Hampstead is partly covered by the Redington Frognall Conservation Area, one of the conservation areas recorded by Historic England. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. The council can confirm if you’re not sure. More than half of the homes in the streets around West Hampstead (about 63%) were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. Sash and bay windows are common in houses of that age, and they’re natural places for a window seat, with a grille where there is a radiator below.

Fenton House, about 0.5 miles north-east, is one of the historic houses in the wider area. For a period home anywhere nearby, a radiator under the window just needs a grille in the seat front. If you live in a period home close to Presbyterian Church Of St Andrew, a radiator under the window just needs a grille in the seat front.

West Hampstead is part of the London Borough of Camden, about 4 miles south-east of St Pancras. We cover West Hampstead as part of our work across Camden, and the process is the same everywhere we work. West Hampstead is one of 28 places on our list for Camden.

In NW3, NW6 and NW2, the process is the same as anywhere else in London. If your home is on a street such as Mill Lane, Acol Road and Ajax Road, or close by, we can visit to measure up for window seats. West Hampstead is near the A502, so if your home is on a main road, mention it when you get in touch. If you’re just outside West Hampstead, we also cover Fortune Green (1 mile west), Hampstead (1 mile east), Greenhill (1 mile east), Childs Hill (1 mile north-west) and Vale of Health (1 mile north-east). Other parts of Camden we cover include St Pancras (4 miles south-east), West End (4 miles south-east), St Giles (4 miles south-east), Seven Dials (4 miles south-east), Holborn (4 miles south-east) and Bloomsbury (3 miles south-east).

Landmarks near West Hampstead

West Hampstead has its own railway station: Finchley Road & Frognal station. Nearby you’ll also find Isokon Gallery (1.2 miles east) and New End Hospital (0.5 miles north-east). Open spaces near West Hampstead include Westbere Copse and Parliament Hill.

Flats, conversions and leaseholders

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, which we check at the design visit.

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising at the design visit.

Questions from West Hampstead

Is West Hampstead in the area you cover for window seats?

Yes. West Hampstead is one of the places we work, along with the rest of Camden and London. To get started, you can tell us about the room on our contact form with a few details.

Do you cover homes near Finchley Road & Frognal station?

Yes. We cover all of Camden and the rest of London. To get started, you can use our contact form with some details about the room, and let us know about parking and access at the same time.

Do I choose the paint colour?

The choice is yours, and we agree it with you before the furniture is finished. Spray and hand-painted finishes both use the colour you’ve chosen.

Can you build a window seat over a radiator?

Yes. Many windows have a radiator beneath, and we design the seat around it. The front includes a grille so the radiator keeps working. Storage above a radiator stays warm, so it suits things that do not mind that.

Can the fitting be on a Saturday?

Yes, we can arrange Saturdays. Let us know when you first get in touch, and we’ll see what we can do.

Does someone need to be home during the fitting?

We need someone to let us in at the start of the day. It is good to have someone there at the end to look over the work with us.

What affects the price in West Hampstead

Several things affect the price:

  • How square the room is
  • The width and height of the space
  • How easy it is to get the furniture into the room
  • The number of doors and drawers

Prices are quoted for your room, once we’ve measured and talked through the design. A larger piece means more material and more time, so size is the starting point. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

What to send when you get in touch

To give us a picture of the room, it’s useful to include:

  • Pictures of styles you like, if you have any
  • The postcode, so we can plan the visit
  • What the furniture needs to hold
  • Radiators, sockets, pipes or meters on or near the wall

Getting a quote starts with a few details: the room, rough measurements and some photos if you have them. When you are ready, fill in our short enquiry form. We will then arrange a design visit and follow it with a written quote.

What window seats can’t fix

We are carpenters, so some jobs belong to other trades. These are worth knowing before you plan:

  • Fixing the window itself
  • Any wiring, which needs an electrician
  • Plumbing work on the radiator under the window

If in doubt, you can drop us a line using the contact form and describe the room before you arrange a visit. How it works.
