How we make bespoke kitchens for Burnt Oak
We make the cabinets; the worktop, sink and appliances are the ones you choose. Knowing the appliance sizes early lets us leave the right spaces, from the oven housing to the dishwasher. The materials and finish are agreed in your quote. Typical reasons to get in touch are spaces sized for your oven and fridge and a kitchen that fits an uneven room; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Where a back room and kitchen have been knocked together, a kitchen-diner may have a chimney breast at the dining end, and the recesses beside it can take a dresser or larder. If yours is one of the interwar houses or semis that make up much of the housing around Burnt Oak, the design can make the most of it. Any capped chimney stays ventilated.
The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Bespoke kitchens for homes in Burnt Oak
About 49% of the homes in the area around Burnt Oak went up between 1919 and 1939, and about 23% between 1973 and 1999, according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. 3 conservation areas have at least part of their area within a mile of central Burnt Oak. England has around 10,000 in all, and their controls are largely about how buildings look from outside. Controlled parking zones are common across London, and Barnet sets its own rules. Depending on your street in Burnt Oak, a visitor permit, a paid bay or a council bay suspension may be needed. We ask about parking at the measuring visit, and we’ll plan around it.
For a flat near Mill Hill Broadway station, it helps to book the lift and tell the concierge before fitting day. For families living near The Annunciation RC Junior School, a kitchen with a spot for school letters and lunch boxes makes mornings easier.

When you need someone else
Not everything around bespoke kitchens is carpentry, like an electrician, a plumber or a Gas Safe registered engineer. Here is what to bear in mind:
- Gas work, which is for an engineer on the Gas Safe Register
- Structural changes to the room
- New sockets or circuits
Not sure whether your space suits bespoke kitchens? You can message us from the contact page and we will tell you before you arrange a visit. How it works.
Boards, parts and finishes
- Islands where space allows
- Larders and dressers
- Moisture-resistant MDF
- Birch plywood
- Spray-painted finish
- Hand-painted finish
Flats, conversions and lettings
If the property is let, we will need access agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.
If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so tell us about it at the measuring visit.
Is it time for bespoke kitchens?
A painted kitchen can be refreshed later, which appeals if you’re staying put. Hand painting is simple to touch in or refresh later on.
People typically get in touch with us about needs like these:
- Cabinets for a narrow kitchen
- A kitchen planned around your appliances
- A kitchen that fits an uneven room
- A central island in a larger kitchen
Close to Watling Park? A cupboard by the back door for boots and coats can be built in with the kitchen.
What to check before you book
- Whether the finish is set out in the quote
- How doors and drawers are fitted
- Whether they measure the room themselves
- A written quote that sets out the job
DIY, flat-pack or bespoke
Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well.
Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.
Common questions about bespoke kitchens
Will a conservation area stop me having bespoke kitchens fitted in Burnt Oak?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.
Can you make bespoke kitchens for a home in Burnt Oak?
Yes, we work across Barnet, Burnt Oak included, and across the rest of London. To get started, you can fill in our short enquiry form with a few details.
How is the furniture painted?
There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.
Does someone need to be home during the fitting?
Someone needs to be there to let us in. After that, you don’t need to stay in the room, though we like to go over the furniture with you at the end.
Will a bespoke kitchen suit my uneven floor?
Yes, that’s part of the job. Few walls in a period house are straight, so every cabinet is scribed and levelled.
Is there room for an island in my kitchen?
If there is enough room, yes. An island needs clear floor around it to open doors and move about, and we measure for it during the design visit. In a narrow kitchen, a longer run or a peninsula may suit better.
What happens on fitting day
There is not much for you to do on fitting day. Someone needs to let us in, and it helps to have the room cleared beforehand, as we will have talked about at the measuring visit. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on the size of the kitchen and the design, and the fitting days are agreed in your quote. In a 1920s or 1930s house, the hall and stairs are usually simple, though we still measure the route in as well as the room. The furniture comes in sections and is put together where it is going.
- You let us know about the room and how you use it.
- We visit to measure and go through the design and storage.
- We send a written quote setting out the cabinets, materials and finish, ready for you to check.
- The cabinets, doors and drawer fronts are made in our workshop.
- Fitting day: we fit the cabinets, and your plumber, electrician and a Gas Safe engineer handle the services. We don’t arrange these trades ourselves.
Getting ready for fitting day
- Keep pets out of the room and the hallway
- Clear the walls of pictures and shelves
- Clear the area where the furniture is going
Starting with a design visit
The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and go through the design with you. A written quote follows the visit, so you can take your time with it. To book one, fill in our short enquiry form.
