About our bespoke kitchens in Dulwich
We often use moisture-resistant MDF in kitchens, because it stays stable and takes paint beautifully. Birch plywood is strong and holds screws well. The finish is spray painted in our workshop or hand painted, in colours agreed with you. Most enquiries start with a painted dresser for the kitchen and cabinets that suit lean and sloping walls, and the answer is built in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
Narrow hallways in Victorian and Edwardian terraces set limits on how long a cabinet or panel can be. Around Dulwich, a large share of homes were built before 1919, so the route to the kitchen is measured at the design visit. Long runs arrive in sections and are joined in place.
If the job needs another trade, like an electrician or a plumber, we will tell you, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

From workshop to your room
Furniture made in a workshop still has to meet the room it’s going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it. How long the fitting itself takes depends on how many units there are and how the room is laid out, and your quote sets out the fitting days. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.
- You contact us about a bespoke kitchen.
- At the design visit we plan the kitchen and talk about colours and finish.
- A written quote follows, with the finish agreed.
- We make the kitchen in our workshop from moisture-resistant MDF, which suits kitchens and takes paint well, and birch plywood.
- The kitchen is fitted and scribed to the walls, with any hand painting done in the room.
- Plumbing, gas and electrics are for your plumber, a Gas Safe engineer and your electrician; new paintwork needs gentle use while it cures.
Before we arrive
- Clear the walls of pictures and shelves
- Have your electrician move any sockets or switches beforehand
- Tell us about any meters, fuse boards or boilers in the area
How to get a quote
A quote begins with some details from you: the room, rough measurements and some pictures if you have them. When you’re ready, fill in our short enquiry form. We will then arrange a design visit and follow it with a quote in writing.
Advice
Questions from Dulwich
Does a conservation area in or near Dulwich affect fitted furniture?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you are unsure, the council can confirm.
Do you cover homes near West Dulwich station?
Yes, homes across Southwark and the rest of London are within the area we cover. You can tell us about the room on our contact form to arrange a design visit.
Does someone need to be home during the fitting?
Someone needs to be there to let us in. After that, you do not need to stay in the room.
Will a bespoke kitchen suit my uneven floor?
Yes. We scribe each cabinet to the wall and set it level on adjustable feet or a plinth, so the worktop you choose can sit level. That is a big part of why bespoke suits period homes.
Can you fit furniture on an external wall?
It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment is not something we do, so any damp needs sorting first.
Who chooses the colour?
You choose it. The paint colour is agreed with you before anything is painted.
Bespoke kitchens for homes in Dulwich
In the streets around Dulwich, the largest groups of homes date from before 1919 (about 73%) and between 1945 and 1972 (about 15%), in the VOA’s 2025 council tax stock figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. The National Heritage List has 66 entries within half a mile of the centre of Dulwich. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. In inner London, a large part of the street parking sits inside borough-run controlled parking zones. A van working in Dulwich will typically need a visitor permit, a paid bay or a bay suspension arranged through the council, which often needs notice. Let us know about parking near your home at the measuring visit.
If you live near Dulwich Park, a cupboard by the back door for boots and coats can be built in with the kitchen. If you live in a flat close to West Dulwich station, the lift, the stair turns and the front door all set the largest piece that can come in. Near listed buildings like Bell House, under half a mile west of the centre of Dulwich, older homes may keep original joinery that kitchens can be designed around. If your own home is listed, check with the council before fixing into original features.

What affects the price in Dulwich
Each piece is designed for one room, so each price is too. The things that affect it are:
- Awkward walls, sloping ceilings and uneven floors
- What goes inside: rails, shelves, drawers and dividers
- How big the furniture is
- Spray painting or hand painting
In London, parking can affect the price. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay near your home. It helps to talk about parking during the design visit.
What we need to know
When you contact us, these help most:
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- Photos of the whole wall or room, including the floor and ceiling
- The postcode, so we can plan the visit
- Rough sizes: width, height and depth
Photos help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, especially with rough measurements. To share them, message us from the contact page, and we will suggest a time for a design visit.
What bespoke kitchens cannot fix
We don’t treat damp or carry out building work, and there are a few other limits too:
- Plastering, tiling or decorating
- Connecting a gas hob or cooker
- Moving water or waste pipes
If in doubt, you can drop us a line using the contact form and describe the room. How a job runs, step by step.

Caring for painted furniture
Fitted furniture is part of the room, so it is worth looking after. Here are a few tips worth knowing:
- List what needs a home in the kitchen
- Make sure walls are dry before cabinets go in
- Let us know how parking works on your street
- Measure the route into the kitchen
Wipe up spills and splashes promptly, particularly around the sink and dishwasher. Even moisture-resistant materials last better when kept dry.
Damp walls should be dealt with before cabinets are fitted. Cabinets against a damp wall can trap moisture, particularly on external walls.
What it is made from
Plinths and scribe strips
In a period kitchen, where nothing is quite level, plinths and scribe strips do a lot of quiet work.
Larder and dresser units
We build larders with shelves, drawers and door racks, sized to what you store.
