Fitted home offices in Highgate, Haringey

Flat-pack or bespoke?

Bespoke work comes into its own in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, which leaves standard units with gaps at the sides and top.

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

Fitted home offices in Highgate: what you get

Storage keeps a home office calm. We can plan drawers, file storage, a cupboard for the printer and shelving, so the desk stays clear. Doors keep clutter out of sight at the end of the day. For a home in Highgate, we design it all around what you need to store. If you are living with working at the kitchen table and work things on show in the evening, that’s what home offices are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Ceilings in homes built before 1919 are often tall, and a large share of homes around Highgate are that age. That leaves room for shelving above a desk right up to the picture rail or cornice. Some internal walls in older houses are lath and plaster, so fixings are chosen to suit, and long shelves are sized so they do not sag.

We write quotes in plain English, without jargon. You’ll see what will be made, the boards used and the finish, all taken from the design visit.

How fitting works for fitted home offices

If anything comes up on the day, just ask. Most of the decisions were made at the measuring visit and set out in your quote, so the day itself is about careful fitting and leaving everything tidy. The time the fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. On fitting day, edges are trimmed on site to follow the walls, so a clear area to work in near the room helps. Dust is kept down and cleared up as we go. Hand painting, if that is your finish, can follow the fitting.

  1. You get in touch with some details about the room and the home it is in.
  2. At the design visit we plan the office and measure the route in: stairs, landings, any lift and the doorways.
  3. We send a written quote.
  4. The desk and shelving are made in our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route.
  5. We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.

Before we arrive

  • Move furniture and belongings away from the wall
  • Move anything in the hall or on the stairs out of the way
  • Keep pets in another room while we work

Arranging a design visit

Advice

Questions from Highgate

Can you fit fitted home offices to the uneven walls of an older house in Highgate?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

How do you fit fitted home offices in a flat in Highgate?

We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.

Is an outside wall a problem for fitted furniture?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture to avoid condensation. If there is damp, it should be sorted before anything is fitted.

Do I need planning permission for fitted furniture?

Not normally. Inside a house, fitted furniture doesn’t normally need planning permission. If the building is listed, works affecting its character can need listed building consent, so check with the council first.

Is it possible to have a desk under the eaves?

Yes, if the loft is already a converted room. Headroom is the main thing to plan around, so the desk sits where you can stand up. Shelving and cupboards can fill the lower space under the slope.

How long will the home office fitting take?

How long fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. We make the desk and storage in our workshop, so the time at your home is spent fitting. If you’d like the fitting on a Saturday, that can be arranged.

Home working in Highgate: local notes

Homes built before 1919 make up about 48% of the housing in the area around Highgate, with about 21% built between 1973 and 1999, according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. There are 269 entries on the National Heritage List within half a mile of the centre of Highgate. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. More than a third of the homes in the area around Highgate (about 48%) were built before 1919, according to Valuation Office Agency council tax figures (2025). Houses of that age often have alcoves beside a chimney breast that can take a desk, with shelving above.

For a flat near Upper Holloway station, it is useful to book the lift and tell the concierge before fitting day. If your children go to St Michael's Church of England Primary School or a school nearby, closed cupboards above a desk keep work papers and school books apart.

Bespoke fitted home offices or ready-made?

If you only need a simple desk against a straight wall, an off-the-shelf desk may be enough. A fitted office earns its place where the space is awkward or the storage matters. We will give you an honest view during the design visit. The two recesses beside a chimney breast are seldom an identical size, which means a matching pair of ready-made units seldom fits both. Fitted furniture is made to each one separately.

Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, which the quote allows for. Prices are quoted for your room, once we’ve measured and talked through the design.

How we price fitted home offices

What it costs comes down to the materials and the time involved. That depends on:

  • The internal fittings
  • The width and height of the space
  • Walls and floors that are out of level or out of square
  • How many doors and drawers there are

No two rooms cost the same to furnish, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

Helping us understand the room

There is no need for exact sizes or plans. Just send what you can:

  • Your postcode and the borough
  • Pictures of styles you like, if you have any
  • What you’d like to store or use the space for
  • Pictures of the whole wall or room, including the floor and ceiling

Rough sizes are fine at the start. We measure everything properly at the design visit. To get started, tell us about the room on our contact form with some details about the room. The written quote follows the visit.

What prompts fitted home offices in Highgate

A spare room that has to do two jobs is another reason. Fitted furniture can make room for both. It puts the room to work most of the time.

Fitted home offices can help with:

  • A corner too odd for a standard desk
  • A laptop that moves from room to room
  • Flimsy shelves that won’t take the weight
  • A desk in the wrong light

The wider area includes historic houses like Witanhurst, about 0.4 miles south-west. If your own home is a period one, a small back bedroom can become a home office with a desk under the window.
