Kitchens in Kensal Green: local notes

The biggest shares of homes in the streets around Kensal Green were built before 1919 (about 62%) and between 1919 and 1939 (about 14%), according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Within a mile of the centre of Kensal Green, 5 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are largely about how buildings look from outside. About 62% of homes in the neighbourhood around Kensal Green were built before 1919, in the VOA’s 2025 council tax stock figures. Older houses often have narrow kitchens at the back, with floors that slope, so each cabinet is levelled and scribed on site.

Close to Little Wormwood Scrubs? A cupboard by the back door for boots and coats can be built in with the kitchen. For a family home near Princess Frederica CofE Primary School, a tall cupboard by the door can take school bags and coats as part of the kitchen.

Islands work well in kitchens with room to walk around them. We check there’s comfortable space on every side, and in a narrow kitchen an island can make the room harder to use. If the room is narrow, we’ll suggest other layouts. We make kitchens from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and people most often get in touch about cabinets built around the appliances you choose and room for everything in the kitchen.

Narrow hallways in Victorian and Edwardian terraces set limits on how long a cabinet or panel can be. Around Kensal Green, a large share of homes were built before 1919, so we measure the route to the kitchen not just the room. Long runs arrive in sections and are joined in place, with the joins placed where they will not show.

A written quote follows the design visit. It sets out the design we’ve talked through, the materials and the finish.

Pricing bespoke kitchens in Kensal Green

We quote each job after the design visit, because no two rooms are the same. This is what makes the difference:

  • The internal fittings
  • Where a van can park, such as a permit bay or a bay suspension
  • How square the room is
  • Spray painting or hand painting

Getting to the room affects the job as well. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that is part of the price. Every piece is quoted for your room after the design visit.

Getting in touch

What helps most when you first contact us:

  • What kind of home it is, and which floor the room is on
  • Any ideas or images you’ve saved
  • Anything fixed to the wall that the furniture needs to work around
  • Approximate measurements of the space

If you know what you want, say so; if you don’t, that’s fine, and we can work it out together. The design is talked through at the visit, once we have measured, and the written quote that follows sets it out. To arrange a visit, fill in our short enquiry form.

Is it time for bespoke kitchens?

A painted kitchen can be refreshed later, which appeals if you’re staying put. Hand painting is simple to touch in or refresh later on.

Requests we hear often include:

  • Cabinets built around the appliances you choose
  • A kitchen finished in your colours
  • Making the most of a galley kitchen
  • A kitchen that fits an uneven room

Near listed buildings like The Anglican Chapel, under half a mile south of the centre of Kensal Green, older homes may keep original joinery that kitchens can be designed around. For a listed home, fixing into original features can need listed building consent.

Questions to ask before you hire anyone

  • Have they measured the stairs, lift and doorways?
  • Will the doors close with even gaps?
  • Will they visit to measure before quoting?
  • Where they’ll park and unload

Questions we are often asked

Can parking be tricky on fitting day in Kensal Green?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you during the design visit, and we’ll plan around it.

How do you fit bespoke kitchens in a flat in Kensal Green?

We measure the route in as well as the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Will a bespoke kitchen suit my uneven floor?

Yes, that’s part of the job. Walls in older homes are rarely flat and floors often slope, so we scribe and level every cabinet.

Do I need permission in a conservation area?

Not normally. Inside a house, fitted furniture does not normally need planning permission. Listed buildings can require listed building consent for works that affect their character.

What happens at the design visit?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and a written quote follows.

What materials do you use for kitchens?

Moisture-resistant MDF for painted doors and panels, and birch plywood where strength matters. The finish is spray painted in our workshop or hand painted, in colours agreed with you.

What happens on fitting day

Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference, which keeps the lines straight. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. In houses converted into flats, the route in may include a shared hall and stairs, so neighbours may appreciate a note before fitting day. The sections are sized for the narrowest point on the route. Saturday fitting is possible by arrangement.

  1. You let us know about the kitchen and where it is in your home.
  2. At the design visit we measure the kitchen and the route in, including stairs, doorways and any lift.
  3. A quote in writing follows, covering the cabinets, materials and finish.
  4. The cabinets are built in our workshop from moisture-resistant MDF and birch plywood, sized to come in through your doors.
  5. We carry everything in and fit the cabinets, while your plumber, a Gas Safe registered engineer and your electrician do the plumbing, gas and electrics.

Preparing the room

  • Let us know where the boiler and meters are
  • Take anything hanging off the wall we’re fitting to
  • Let us know if your street is in a controlled parking zone

How to get a quote

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit. To book one, get in touch through our contact form.

Is bespoke worth it?

A bespoke kitchen takes more planning than picking units from a range. In return, the storage, layout and finish are designed for you. Ready-made units stop well short of a tall period ceiling, and that space collects dust instead of storage. Built-in pieces can run to the cornice or the picture rail.

The price comes in a written quote, worked out from the measurements and the design you choose. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.
