Built-in bookshelves in Bankside: what you get

Books weigh a lot, and a wall of them puts real load on the fixings. We fix built-in bookshelves to sound walls with fixings that suit how the wall is built, from solid brick to lath and plaster or plasterboard on studs. If a wall is weak or the plaster is loose, it is best put right before fitting. People typically come to us about bowing shelves in an old bookcase and bookshelves in keeping with an older house, and the answer is made at our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

Newer homes often come with a TV point and sockets on one wall but nothing built around them. A good number of homes around Bankside went up since 2000, so we design built-in bookshelves around the existing points rather than moving them. Any new socket is a job for your electrician.

A written quote follows the design visit. It sets out the design we’ve talked through, the materials and the finish, so it’s clear what’s included.

Built-in bookshelves in Bankside: local notes

About 48% of the homes in the neighbourhood around Bankside went up since 2000, and about 19% before 1919, in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. There are 260 entries on the National Heritage List within half a mile of the centre of Bankside. Older homes nearby may have original joinery, shutters or panelling worth keeping, and built-in bookshelves can be designed to work around them. Streets close to central London are often narrow and busy, with loading bays in short supply, so the route from the van to your door is planned beforehand, especially for larger pieces.

Near listed buildings like Church of St Benet, under half a mile north of the centre of Bankside, older homes may keep original joinery that built-in bookshelves can be designed around. For a listed home, fixing into original features may need listed building consent. For families living near London Nautical School, built-in bookshelves can be planned with low cupboards for toys and higher shelves for everything else.

Bankside is about 3 miles south of East Dulwich, part of the London Borough of Southwark. We work across all London boroughs and the City of London, and Bankside is part of that. Across Southwark, we cover Bankside, along with the rest of the borough.

Design visits and fitting in SE1, EC4Y and EC4V work the same way as everywhere else we cover. Our area takes in homes on streets like Bear Lane, Bush Lane and Swan Lane, along with the roads around them, whether you want built-in bookshelves or another piece made for the room. Main roads around Bankside include the A201 and A300, and we plan where the van can stop before fitting day. Neighbouring places we cover for built-in bookshelves include Blackfriars (1 mile north-west), Temple (1 mile north-west), Temple Bar (1 mile north-west), Waterloo (1 mile south-west) and Smithfield (1 mile north). Across the rest of Southwark, our area takes in East Dulwich (3 miles south), Herne Hill (4 miles south), Camberwell (2 miles south), Peckham (3 miles south-east), Rotherhithe (3 miles east) and Surrey Quays (3 miles south-east). Being one of the larger places in Southwark, Bankside is covered for all of our fitted furniture.

Bespoke or off-the-shelf?

A standalone bookcase needs to be fixed to the wall for safety anyway, so it’s already halfway to built in. What changes is the fit, the shelf strength and the finish, all planned for your room. In a newer flat, big flat-pack units can be hard to get into the lift or through the door, while fitted furniture comes in sections sized for the route. It is then assembled and fixed in the room.

We don’t publish set prices, because each job is designed for a single room. We measure up, discuss the design and send a written quote. To start, drop us a line using the contact form.

Tips worth knowing

The finish lasts best with a little care. These practical tips help:

  • Ask your electrician about sockets early
  • Decide whether you want doors on the lower section
  • Mention parking and stairs when we visit
  • Plan heavy items for the lower shelves

Paint is dry to the touch long before it has fully cured. For the first while, place books gently rather than sliding them along, so the paint is not scuffed.

If you see damp behind or near the shelving, look into it early. Damp needs its cause fixing by the right trade.

Common questions about built-in bookshelves

Do you cover homes near London Blackfriars station?

Yes. We cover all of Southwark and the rest of London. You can get in touch through our contact form to arrange a design visit.

Will parking be an issue for fitting furniture in Bankside?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit.

How long will the fitting take?

The fitting depends on how long and how tall the shelving is, and your quote sets out the fitting days. The making happens in our workshop.

What happens when you come to measure?

We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.

Are heavy bookshelves safe on any wall?

It depends on the wall, which is why we look at it first. We fix bookshelves with fixings that suit the wall. Where a wall can’t take the load, we will say so and suggest another approach.

Does fitted furniture need planning permission?

Not normally. Conservation area controls are mainly about the outside of buildings, and furniture inside a house doesn’t normally need it. In a listed building, check with the council’s conservation officer before any work.

From workshop to your room

With the carcasses fixed and level, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly, then checked again. How long the fitting takes depends on how long and how tall the shelving is, and the fitting days are set out in your quote. Parking at newer developments can be restricted, with private bays or loading areas, so tell us what applies at the measuring visit. On fitting day, the sections are carried in, assembled and fixed. Saturdays can be arranged.

  1. You get in touch with a few details about where the bookshelves will go.
  2. At the design visit we measure up and look at how the shelving meets the ceiling, the skirting and any door or window frame.
  3. We then send a written quote for the bookshelves.
  4. The sections are built in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day each section is set level and scribed to walls that are rarely straight, so there are no gaps along the sides.
  6. The finish is either sprayed in our workshop or hand-painted once the shelves are in place.

How to prepare

Is it time for built-in bookshelves?

Often, the books simply have nowhere left to go. They’re stacked on the floor, two deep on the shelves or packed into boxes. Built-in shelving uses the full height and width of a wall.

Here are some of the needs we are asked about most:

  • A room lined with books
  • Room for a record collection
  • Shelving that works with picture rails and cornices
  • Books piled on the floor

Close to Bernie Spain Gardens? Built-in bookshelves can be arranged to keep the window and the light clear.

Choosing a carpenter

  • Whether they can show you real projects they’ve done
  • Whether the route into your home has been checked
  • Have they thought about parking near you?
  • Is it spray painted or hand painted?

Choosing a carpenter in London: a checklist

Honest limits

Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:

  • Making good walls that cannot take fixings
  • Redecorating, which is for your decorator
  • Any wiring or new sockets (your electrician handles that)

If in doubt, you can send us a few details through our contact form and describe the room before you arrange a visit. How it works.
