Built-in bookshelves in Botany Bay

Shelves can be fixed or adjustable. Fixed shelves help brace the bookcase, while adjustable shelves let you move the spacing later. We often mix the two so the bookcase stays rigid and you keep some flexibility. We make built-in bookshelves from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are somewhere to keep toys and books tidy and a bare wall above a doorway.

In a part of London with mixed housing, like much of the city, living rooms can be very different from one street to the next. You might have alcoves, a bay, a wide open-plan room or a compact one. Built-in bookshelves are designed for the room in Botany Bay that you have, and long shelves are sized not to sag.

A written quote follows the design visit. It describes the design we discussed, the materials and the finish, so it’s clear what’s included.

Fitting day, step by step

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site. How long fitting takes depends on how much shelving there is and how many cupboards sit below it, and we confirm the fitting days in your quote. Whatever the age of your home, the furniture is fitted to the walls you have, with scribing where they wander and packing where floors dip. Spray-painted pieces arrive finished; hand-painted ones can be finished on site.

  1. You get in touch about built-in bookshelves. A rough idea of the wall and the books is plenty to start with.
  2. At the design visit, we measure the wall, check how it is built and plan spans and depths with you.
  3. We send a quote in writing with the design, materials and finish.
  4. The bookcase is made in our workshop, with shelves sized for their span and load.
  5. Fitting day: the bookcase goes in, is levelled and scribed, and fixed securely.

Getting ready for fitting day

  • Move furniture and belongings away from the wall
  • Leave a clear route from the front door to the room
  • Let us know where the boiler and meters are

Getting a quote

Getting a quote starts with a few details: the room, rough sizes and some photos if you have them. When you’re ready, fill in our short enquiry form. After that, we arrange a visit to measure and discuss the design, then send a quote in writing.

When you need someone else

As carpenters, we leave some work to other trades. It helps to know these before you plan the job:

  • Knocking through or altering walls
  • Any wiring or new sockets (your electrician handles that)
  • Making good walls that can’t take fixings

If in doubt, you can use our contact form and describe the room. Our process from visit to fitting.

Materials and parts

  • Moisture-resistant MDF
  • Fixed and adjustable shelves
  • Hand-painted finish
  • Spray-painted finish
  • Cupboards below
  • Birch plywood

Tips worth knowing

These points come up often when people plan built-in bookshelves. They help before and after fitting:

  • Plan any sockets or wiring with your electrician before fitting
  • Allow room for the collection to grow
  • Decide whether you want doors on the lower section
  • Consider a mix of fixed and adjustable shelves

Keep a record of the colour for future touch-ups. Hand-painted finishes are the easiest to touch up in place.

Overloading is the main cause of sagging. If you plan to add a heavy collection later, say so during the design visit, so we can allow for it.

Made for the room, or bought in a box?

A row of standard bookcases rarely fills a wall, and against an uneven wall the gaps are obvious. Built-in shelves are scribed to the walls and run to the ceiling if you want. Few rooms have truly flat walls and level floors, so standalone furniture can lean or leave gaps. Fitted furniture is scribed and levelled on site.

We do not publish set prices, because every piece is designed for one room. Instead, we measure, discuss the design and then quote in writing, naming the materials and finish. To arrange a design visit, send us a few details through our contact form.

Questions from Botany Bay

My home in Botany Bay is a flat. How do you get the furniture in?

At the design visit, we measure the way in along with the room itself. Built-in bookshelves are made at our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Can parking be tricky on fitting day in Botany Bay?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It is useful to let us know about parking at the measuring visit, and we’ll plan around it.

How long does it take to fit built-in bookshelves?

It depends on how long and how tall the shelving is, and we confirm the fitting days in your quote. The making happens in our workshop, so the time in your home is mostly fitting and finishing.

How do you stop shelves from sagging?

Shelves are sized for their span, depth and the weight they’ll carry. For long runs, we use a thicker shelf, a front lip or a support. Let us know about heavy collections at the measuring visit.

Does fitted furniture need planning permission?

Typically not. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. Listed buildings can need listed building consent for works that affect their character, so ask the council’s conservation officer.

How much will my built-in bookcase cost?

Size, doors and drawers, what goes inside and the finish all affect it. We send a quote in writing after the design visit.

How we price built-in bookshelves

Not every room costs the same, for these reasons:

  • Stairs, lifts and the route to the room
  • Spray painting or hand painting
  • How many doors and drawers there are
  • How square the room is

There’s no price list: each design is priced in writing after we’ve seen the space. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

What to send when you get in touch

You do not need exact measurements or a plan. It is enough to send:

  • Pictures of the whole wall or room, including the floor and ceiling
  • Rough sizes, even if they’re only to the nearest few centimetres
  • What you’d like to store or use the space for
  • Any ideas or images you have saved

If you already have something in mind, tell us; if you don’t, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To arrange a visit, fill in our short enquiry form.

Built-in bookshelves in Botany Bay: local notes

The biggest shares of homes in the neighbourhood around Botany Bay were built between 1973 and 1999 (about 36%) and between 1945 and 1972 (about 29%), on the Valuation Office Agency’s council tax figures for 2025. We take that into account during the design visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Botany Bay include Holly Hill Farmhouse (Grade II), about 0.6 miles north-west. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. Check with the council’s conservation officer first. About 52% of households around Botany Bay live in purpose-built flats, well above the figure for Enfield as a whole, about 30%, going by Census 2021 figures from the ONS. So the route in, from stairs to lifts, is part of the design.

If you live near Trent Park, shelving that stops short of the window keeps the view of the green. Living in a block of flats near Crews Hill station? Then it is useful to book the lift and tell the concierge before fitting day. The wider area includes historic houses such as Forty Hall, about 2.5 miles east. If your own home is a period one, picture rails and cornices give built-in bookshelves a line to finish at.
