Common questions about built-in bookshelves

Will a conservation area stop me having built-in bookshelves fitted in Hadley Wood?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Is Hadley Wood in the area you cover for built-in bookshelves?

Yes. We cover all of Enfield and the rest of London, and Hadley Wood is part of that. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Can you come on a Saturday?

Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.

What happens if there’s a radiator where I want shelves?

It is possible with some thought. Heat needs space to escape, so we plan an opening or gap and never box it in. Some people prefer to keep shelves clear of it or ask a plumber to move it.

Who chooses the colour?

You do. The paint colour is agreed with you before anything is painted.

Does someone need to be home during the fitting?

We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

Built-in bookshelves in Hadley Wood: what you get

Span, depth and load decide whether a shelf will stay straight. Long spans carrying books need a thicker shelf, a stiffening lip or a support, or the run is split into shorter bays. Birch plywood is strong and helps shelves stay flat. Most enquiries start with books piled on the floor and shelving behind a desk for books and files; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

A good share of the homes around Hadley Wood were built in the post-war years, between 1945 and the early 1970s. Rooms from that era are often squarer than in older houses, and many have no chimney breast at all. So built-in bookshelves often run along a whole wall, or create their own recesses around the screen or a window. Some walls of that age are concrete or blockwork, and the fixings are matched to them.

If the job needs another trade, like an electrician or a plumber, we’ll tell you. Our quote covers the carpentry: the design, the materials and the finish.

Flats, leases and landlords

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of, after checking the walls at the design visit.

For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising during the design visit.

Caring for painted furniture

These points come up often when people plan built-in bookshelves. They’re worth knowing before and after fitting:

  • Count roughly how many shelves your books fill now
  • Let us know if a radiator sits where you’d like shelves
  • Note the sizes of your largest books and records
  • Consider a mix of fixed and adjustable shelves

Leave a little air behind books on an external wall, to help avoid condensation. Look out for damp signs early.

Store the heaviest items low down.

How fitting day works

There isn’t much for you to do on fitting day. We need someone to let us in at the start, and it helps to have the room cleared beforehand, as agreed during the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. How long fitting takes depends on the size of the bookcase and the walls it’s fitted to, and the fitting days are set out in your quote. Estates sometimes have their own parking rules alongside the council’s, so it’s useful to tell us at the measuring visit. Fitting day is the sections coming in, being joined and fixed in place. Saturday fitting is possible by prior arrangement.

  1. You send us some details about the room and what the shelves will hold, and whether you want cupboards below.
  2. We come to measure, look at how the wall is built and agree the layout. Long spans and heavy books are planned for at this stage.
  3. You receive a written quote setting out the shelving, materials and finish.
  4. The bookcase is built in our workshop, using birch plywood or moisture-resistant MDF sized for the span.
  5. The shelving is fitted in your home, scribed to the walls and fixed to suit them. A hand-painted finish is applied on site, if you chose one.

Getting ready for fitting day

Getting a quote

You do not need exact measurements to get started. We measure everything properly during the design visit. To arrange it, tell us about the room on our contact form with a few details about the room. You receive a written quote after the visit.

What it costs

Several things affect the price:

  • The finish: spray painted or hand painted
  • How many doors and drawers there are
  • Parking near your home
  • Stairs, lifts and the route to the room

The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, then set it out in the quote.

Before the design visit

Getting a few details early makes the visit more useful. Where you can, include:

  • Where you live, with the postcode
  • Radiators, sockets, pipes or meters on or near the wall
  • What kind of home it is, and which floor the room is on
  • A few pictures of the space, taken from the doorway and from each corner

If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we have measured, and the written quote that follows sets it out. To start, fill in our short enquiry form.

Living-room storage in Hadley Wood

The biggest shares of homes in the neighbourhood around Hadley Wood were built between 1945 and 1972 (about 31%) and between 1973 and 1999 (about 25%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how built-in bookshelves are fixed and fitted. Part of Hadley Wood is in a conservation area, according to Historic England’s records. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house doesn’t normally need planning permission. The council can confirm if you’re not sure. Purpose-built flats are home to about 42% of households in the neighbourhood around Hadley Wood, the 2021 Census shows. For a flat, built-in bookshelves are made in sections sized for the stairs, the lift and the doors. Building management rules on lifts, deliveries and working hours are worth checking early.

If you live near Tudor Sports Ground, built-in bookshelves can be arranged to keep the window and the light clear. If your home is one of the older houses near St Paul's Church, picture rails and cornices give built-in bookshelves a line to finish at. For a flat near Hadley Wood station, each piece is planned so it can be carried up and joined together in the room.

Why bespoke in Hadley Wood?

Bought bookcases typically come in one depth, which rarely suits a mixed collection. Bespoke shelving can mix depths to suit what you own. Big ready-made pieces can be tricky to carry up communal stairs, whereas fitted furniture is made in sections sized for the way in. The sections are joined once inside.

Prices are quoted for your room, once we’ve measured and talked through the design. A larger piece means more material and more time, so size is the starting point. Doors, drawers, internal fittings and the finish make up most of the rest.
