Wall beds in Botany Bay: what you get

Not every mattress suits every wall bed, because the mechanism maker sets limits on size, depth and weight. We’ll talk through what suits the bed at the design visit, so you can choose a mattress that works. Typical reasons to get in touch are a guest room that sits empty most of the time and storage built around a fold-down bed, and the answer is made at our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Fitted furniture in a bedroom has to work with how you use the room. In Botany Bay, as anywhere in London, we start by asking what the room is for. Then the layout, doors and inside fittings follow. You choose the colour, spray-painted or hand-painted.

Where other trades are needed, for instance an electrician to move a socket, we point that out, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

Bespoke or off-the-shelf?

If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls.

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t usually do that in an older room.

Bedrooms in Botany Bay: local notes

The biggest shares of homes in the neighbourhood around Botany Bay were built between 1973 and 1999 (about 36%) and between 1945 and 1972 (about 29%), according to Valuation Office Agency council tax figures (2025). That matters for wall beds, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Entries on the National Heritage List near the centre of Botany Bay include Holly Hill Farmhouse (Grade II), about 0.6 miles north-west. For a listed home, internal works that affect its character may need listed building consent from the council, for instance removing or fixing into original panelling. It is worth speaking to the council’s conservation officer before the design is final. London’s red routes are run by TfL, and stopping on them is tightly controlled. If your home in Botany Bay is on or near a main road, tell us during the design visit. We’ll plan where the van can stop.

Close to Trent Park? A bedroom facing the green is best kept light, with the furniture on the side walls. Living in a block of flats near Crews Hill station? Then wall beds are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. The wider area includes historic houses like Forty Hall, about 2.5 miles east. If your own home is a period one, a bedroom chimney breast and its alcoves often shape where wall beds go.

Botany Bay is about 5 miles south-east of Edmonton, in the London Borough of Enfield. We cover Botany Bay as part of our work across Enfield. We list Botany Bay among 26 places we cover in Enfield.

Shelves

A few open shelves beside the bed break up a run of doors.

Birch plywood

Birch plywood is strong and holds screws well, which suits parts that carry load. The edge can be left on show or painted.

Questions from Botany Bay

Is Botany Bay in the area you cover for wall beds?

Yes. Botany Bay is one of the places we work, along with the rest of Enfield and London. To get started, you can drop us a line using the contact form with some details.

Will a conservation area stop me having wall beds fitted in Botany Bay?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

What if the stairs or lift are small?

We plan the route in at the measuring visit. We measure the stairs, landings, lift and doors, and the furniture is made in sections sized to get through.

Can you come on a Saturday?

Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.

Can I send pictures before the visit?

Yes. They give us a feel for the space before we visit. It helps to show radiators, sockets and anything else on the wall.

What does a wall bed cost?

Prices are quoted for your room, once we’ve measured and talked through the design. The bed size, the cabinet and any storage around it all make a difference. To arrange a design visit, fill in our short enquiry form.

From workshop to your room

On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made in our workshop, one at a time. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and we confirm the fitting days in your quote. For a flat, building rules and lift booking are worth checking early; if you live in a house, let us know about steps, paths and parking. Either way, the day is planned during the design visit. Saturdays can be arranged.

  1. To begin, get in touch through our contact form; a brief note on the room and how often guests stay is plenty.
  2. At the design visit we check what the wall is made of, as a wall bed has to be fixed securely as its maker specifies.
  3. A quote in writing follows, covering the cabinet, the materials and the finish.
  4. We build the cabinet in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the cabinet in your home and fix the mechanism as its maker specifies.
  6. Before we leave we show you how to lower and lift the bed.

Before fitting day

  • Keep pets in another room while we work
  • Take down pictures, mirrors and shelves from the wall
  • Empty the space we will be working in

Starting with a design visit

If you know what you want, say so; if you don’t, that’s fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To arrange a visit, get in touch through our contact form.

Practical tips

New paint needs time to cure fully, so treat it gently at first. After that, a few simple habits help:

  • Plan a cupboard for spare bedding
  • Check your lease if you live in a flat
  • Let us know about the wall’s construction
  • Plan where chairs and desks will sit

The mechanism maker’s guidance says how much bedding can stay on the bed when it folds away. Bulky duvets and pillows may need storing nearby.

Think about who will sleep in the bed and how often. That helps decide its size and the mechanism, and whether a desk or shelves go around it.

Pricing wall beds in Botany Bay

A few things affect what fitted furniture costs:

  • How square the room is
  • Whether you choose a spray or hand-painted finish
  • Access to the room, like stairs, lifts and narrow halls
  • What goes inside: rails, shelves, drawers and dividers

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. A spray finish and a hand-painted finish involve different work, and that shows in the price. You will see the figure in your written quote, after the design visit.

What we need to know

Here’s what helps us most when you contact us:

  • Your postcode and the borough
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • Pictures showing the full wall, from floor to ceiling
  • How you want to use the space

We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Your quote is written for your room once we’ve visited and measured. To book a design visit, message us from the contact page.
