About our built-in bookshelves in Elmstead

The right depth depends on your books. Paperbacks need much less depth than hardbacks, art books or records. Too deep, and paperbacks get lost at the back; too shallow, and big books hang over the edge. A common answer is deeper cupboards or shelves at the bottom and shallower ones above. People typically come to us about books with nowhere left to go and somewhere to keep toys and books tidy; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Around Elmstead, interwar houses or semi-detached and detached homes make up a good part of the housing. In a typical 1930s house, the front room has a bay at one end and a chimney breast with an alcove to either side, and that layout shapes where built-in bookshelves work best. Walls are often truer than in older houses, but they’re still measured carefully and scribed where they wander.

The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If something is not quite right, tell us before anything is made.

From workshop to your room

There isn’t much for you to do on fitting day. Someone needs to let us in, and it is useful to have the room cleared beforehand, as we will have talked about at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the size of the bookcase and the walls it’s fitted to, and we confirm the fitting days in your quote. Clearing the room and the way in beforehand helps the day run well. On the day, we cover the floors first, then bring the sections in. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.

  1. You contact us about shelving around a door, a window or a chimney breast.
  2. At the design visit we measure up and look at how the shelving meets the ceiling, the skirting and any door or window frame.
  3. We then send a quote in writing for the bookshelves.
  4. The sections are built in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the shelving in your home, scribing the edges to follow the walls and ceiling.
  6. Your chosen finish is sprayed before fitting or painted by hand in the room.

Getting ready for fitting day

  • Point out meters, boilers and fuse boards near the furniture
  • Take anything hanging off the wall we’re fitting to
  • Empty the space we will be working in

Ask for a quote

It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, along with rough sizes. To send them over, drop us a line using the contact form, and we will suggest a time for a design visit.

Bespoke built-in bookshelves or ready-made?

With off-the-shelf shelving, you are limited to the maker’s finishes. We paint ours in the colour you choose, spray painted in the workshop or hand painted, so they can match the walls or stand out. The spaces between doors, windows and radiators are seldom a stock size, so ready-made furniture often ends up in the wrong place. Fitted furniture is designed around them.

The price comes in a written quote, worked out from the measurements and the design you choose. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Why us?

  • Built in our workshop and fitted in your home
  • Every quote follows a design visit
  • Finished by spray or by hand
  • Over 300 projects completed

See how bespoke compares with ready-made and what to look for in a quote.

When is bespoke worth it?

Bespoke work comes into its own in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t normally do that in an older room.

Looking after your furniture

Most of what helps is simple. What we’d suggest:

  • Think about whether the spacing needs to change later
  • Let us know where the heaviest things will go
  • Think about cupboards below for things you’d rather hide
  • Ask your electrician about sockets early

Dust shelves with a soft cloth. Avoid abrasive pads and strong sprays.

Watch for damp marks on external walls behind the shelves. Damp needs its cause fixing by the right trade.

FAQs: built-in bookshelves in Elmstead

Can you make built-in bookshelves for a home in Elmstead?

Yes, Elmstead is within the area we cover, which takes in all of Bromley and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Will a conservation area stop me having built-in bookshelves fitted in Elmstead?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can require listed building consent, so check with the council first. If you’re unsure, the council can confirm.

Will built-in bookshelves sag?

Whether a shelf sags depends on how long it is and what it carries. We size the shelves and use birch plywood where strength matters, adding a lip or support on longer runs. Overloading any shelf will still make it bend, so spread heavy books out.

Do built-in bookshelves have adjustable shelves?

It is your choice: fixed, adjustable or a mix. Fixed shelves add stiffness to the bookcase, and adjustable ones let the spacing change. A mix often works best.

Is the furniture spray painted or hand painted?

There are two ways to finish it: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

How long does it take to fit built-in bookshelves?

It depends on how long and how tall the shelving is, and we confirm the fitting days in your quote. The bookcase is made in our workshop first.

Built-in bookshelves for homes in Elmstead

Homes built between 1945 and 1972 make up about 43% of the housing in the neighbourhood around Elmstead, with about 18% built since 2000, according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Elmstead is partly covered by the Chislehurst Conservation Area, one of the conservation areas recorded by Historic England. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. If in doubt, the council’s planning team can confirm. About 65% of households in the streets around Elmstead live in detached or semi-detached houses, going by Census 2021 figures from the ONS. In a semi or detached house, a driveway, where there is one, can make unloading easier.

Close to Elmstead Wood? A room that looks out on trees deserves a design that leaves the window alone. If you live in a flat close to Elmstead Woods station, each piece is planned so it can be carried up and joined together in the room.

What prompts built-in bookshelves in Elmstead

Children’s books, toys and games often need a home too. Low cupboards and open shelves can grow with them, with adjustable shelves for changing sizes.

If you recognise any of these, it’s worth talking to us:

  • Somewhere to keep toys and books tidy
  • Bowing shelves in an old bookcase
  • A bare wall above a doorway
  • Books with nowhere left to go

For a family home near Bullers Wood School, built-in bookshelves can be planned with low cupboards for toys and higher shelves for everything else.
