Flats, conversions and lettings

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations. We cannot give advice on leases, so check it yourself or ask your managing agent.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there is a lift, it may need booking, and its size matters when we plan the sections. Let us know about it when you contact us.

About our built-in bookshelves in Bickley

Built-in bookcases are made from moisture-resistant MDF and birch plywood in our workshop. MDF suits the panels and faces, while birch plywood is used where strength matters. The finish is spray painted in the workshop or hand painted, in a colour agreed with you. We fit across Bromley and the rest of London. We make built-in bookshelves from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and people most often get in touch about shelving that works with picture rails and cornices and shelving that frames a window.

In a part of London with mixed housing, like much of the city, living rooms vary a lot in shape. Some have alcoves either side of a chimney breast, some a bay window, and some neither. Built-in bookshelves are designed for the room in Bickley that you have, and long shelves are sized not to sag.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Boards, parts and paint

Moisture-resistant MDF

MDF gives crisp edges and smooth faces that take a painted finish evenly. We use the moisture-resistant grade for fitted work.

Shelves

You can have fixed shelves, adjustable ones or both. Fixed shelves add rigidity, while adjustable ones let you change the spacing.

Looking after your furniture

New paint needs time to cure fully, so go gently with it for a while. Beyond that, these tips help:

  • Mention parking and stairs when we visit
  • Book your electrician first if sockets need moving
  • Think about whether a radiator should move before fitting
  • Tell us where the heaviest things will go

Load the shelves gradually and evenly. Keep the heaviest books low and close to the supports.

Overloading is the main cause of sagging. If you plan to add a heavy collection later, say so at the measuring visit, so the shelves can be sized for it.

From workshop to your room

When the fitting is done, we tidy the room and lift the floor protection. Before we go, we look over the finished furniture with you. How long the fitting takes depends on how much shelving there is and how many cupboards sit below it, and your quote sets out the fitting days. Before fitting day, we check the route in along with the room itself, so built-in bookshelves arrive in sections that fit through. We cover floors and doorways on the way in.

  1. It starts when you tell us about the wall and your books.
  2. At the design visit we measure and plan the shelves together.
  3. We send a quote in writing.
  4. We make the shelving in our workshop from moisture-resistant MDF and birch plywood. A spray finish is applied there too, if you chose it.
  5. The shelving is fitted, fixed and checked with you.

Getting ready for fitting day

  • Let us know about parking near your home
  • Move furniture and belongings away from the wall
  • Tell us about any meters, fuse boards or boilers in the area

Arranging a design visit

The price comes in a written quote, worked out from the measurements and the design you choose. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. To arrange a visit, message us from the contact page.

Advice

Built-in bookshelves in Bickley: local notes

In the area around Bickley, the largest groups of homes date from before 1919 (about 33%) and between 1919 and 1939 (about 25%), in the VOA’s 2025 council tax stock figures. We take that into account during the design visit, since older and newer walls take different fixings. Near the centre of Bickley, Historic England’s list includes Church of St George (Grade II), less than half a mile north-east, and Bickley Court (Grade II), less than half a mile north. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. Ask the council’s conservation officer before anything is fixed. London’s red routes are run by TfL, and stopping on them is tightly controlled. If your street in Bickley joins a main road, it’s worth telling us during the design visit. That way we can plan where to load and unload.

The wider area includes historic houses such as Bromley Palace, about 1.1 miles west. For a period home anywhere nearby, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place. If you live near Jubilee Country Park, built-in bookshelves can be planned to frame a window with a view rather than block it. For families living near Bullers Wood School for Boys, a cupboard for board games and a shelf for reading books can go into the same design.

Bickley is about 3 miles south-east of Orpington, part of the London Borough of Bromley. Whether your home in Bickley is a terraced house, a flat or a newer build, we measure the room as it is and design around it. We cover places right across Bromley, from the busiest high streets to quiet residential roads.

Design visits and fitting in BR1, BR2 and BR7 work the same way as everywhere else we cover. Streets in the area include Golf Road, The Avenue and Canon Road, and we cover homes on all of them for built-in bookshelves. If you are just outside Bickley, we also cover Widmore (1 mile north), Elmstead (1 mile north), Chislehurst (1 mile north-east), Bromley (1 mile west) and Sundridge (1 mile north-west). Elsewhere in Bromley, we also cover Orpington (3 miles south-east), Beckenham (3 miles west), St Mary Cray (3 miles east), Penge (5 miles west), Anerley (5 miles west) and Crystal Palace (5 miles west).

FAQs: built-in bookshelves in Bickley

Does a conservation area in or near Bickley affect fitted furniture?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.

Is parking a problem for fitting in Bickley?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It’s useful to tell us about parking during the design visit.

Do you do plastering or decorating?

No. Plastering and decorating are not part of our work. We paint the furniture itself, by spray or by hand.

Is the furniture made to order?

It’s built in our workshop, to the sizes taken during the design visit. Then we bring it to your home and fit it.

Can bookshelves go around a door?

Yes. Wrapping shelves around a door or window is a good way to fill a wall. The openings are measured when we visit, and we plan the shelves around the architraves.

How is the price worked out?

It depends on the size, the number of doors and drawers, the internal fittings and the finish, along with access and parking. We send a written quote after the design visit.

When is bespoke worth it?

Where bespoke earns its keep is in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.
