Built-in bookshelves in Manor House, Hackney
Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on built-in bookshelves in Manor House starts with a design visit, and everything is built in our workshop.

Built-in bookshelves in Manor House: what you get
In period rooms, shelving has to meet skirting boards, picture rails and cornices. Shelves can stop beneath the picture rail, run to the cornice or be cut around the details, whichever suits the room. Walls in older houses are rarely flat, so we scribe the edges on site. If your home has a room lined with books and bookshelves in keeping with an older house, built-in bookshelves made from moisture-resistant MDF and strong birch plywood, with a painted finish can solve it.
Older houses tend to come with picture rails, tall skirtings and cornices, and they set the lines that built-in bookshelves have to meet. Homes built before 1919 make up a large share of the housing around Manor House, so mouldings are something we expect to talk about during the design visit. The top line can stop at the rail or run on to the cornice, depending on the room.
The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

Built-in living-room furniture in Manor House
The biggest shares of homes in the area around Manor House were built before 1919 (about 54%) and since 2000 (about 18%), going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Entries on the National Heritage List near the centre of Manor House include Engine House of Metropolitan Water Board (Grade II*), about 0.5 miles south, and Church of St Olave (Grade II), less than half a mile east. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, can require listed building consent from the council. Ask the council’s conservation officer before anything is fixed. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to the vans that deliver and fit furniture in Manor House, as it does anywhere else in London. We go through parking and access during the design visit.
The wider area includes historic houses such as Bruce Castle, about 2.1 miles north-east. If your own home is a period one, picture rails and cornices give built-in bookshelves a line to finish at. If you live in a period home close to Church of St Olave, the alcoves beside a chimney breast are the natural place for built-in bookshelves. For a family home near Woodberry Down Community Primary School, a cupboard for board games and a shelf for reading books can go into the same design.

Made for the room, or bought in a box?
Bespoke isn’t instant: it needs a design visit, a quote and making time. If you’re only staying a short while, standalone shelving can make more sense. Chimney breasts in older houses stand out by different amounts, so the recesses either side are rarely the same, and standard units bought as a pair rarely suit both. Each side can be made to its own size.
Every room is priced on its own, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. You’ll see the figure in your written quote, after the design visit.

FAQs: built-in bookshelves in Manor House
Can you make built-in bookshelves for a home in Manor House?
Yes, Manor House is within the area we cover, which takes in all of Hackney and the rest of London. The first step is a design visit, where we measure and talk through the design, and then we send a quote.
My house in Manor House is Victorian. Can you deal with uneven walls?
Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
How do I get a quote for built-in bookshelves in Manor House?
It’s easiest to fill in our short enquiry form. After that, we arrange a design visit and follow it with a written quote.
Can you come on a Saturday?
Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.
How deep should bookshelves be?
It depends on what you keep. Paperbacks need much less depth than art books or records, so many people mix depths. We measure your largest books and plan the depths with you.
Do built-in bookshelves have adjustable shelves?
They can be, and many people choose a mix. A few fixed shelves keep the bookcase rigid.

When is bespoke worth it?
Standard units come in set widths and heights, so there’s normally a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can use the full height and width.
What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t typically do that in an older room.
How we price built-in bookshelves
Every room is different, so every job is quoted on its own. This is what makes the difference:
- The overall size of the piece
- Doors and drawers, and how many
- How easy it is to get the furniture into the room
- What goes inside: rails, shelves, drawers and dividers
The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. We’ll talk through what you need inside at the design visit, and the quote follows.
What we need to know
Ahead of the design visit, we’ll typically ask about:
- Pictures of the whole wall or room, including the floor and ceiling
- Pictures of styles you like, if you have any
- Your postcode and the borough
- Approximate measurements of the space
Every piece is quoted for your room after the design visit. Each room is different, so we quote after seeing it, when we have measured up and talked through the design. To arrange a visit, message us from the contact page.
What happens on fitting day
In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site. The time the fitting takes depends on how long and how tall the shelving is, and the fitting days are set out in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.
- You contact us about shelving around a door, a window or a chimney breast.
- At the design visit we measure up and look at how the shelving meets the ceiling, the skirting and any door or window frame.
- We then send a quote in writing for the bookshelves.
- We build the shelving in sections in our workshop, from moisture-resistant MDF and birch plywood.
- On fitting day each section is set level and scribed to walls that are rarely straight, so there are no gaps along the sides.
- The finish is either sprayed in our workshop or hand-painted once the shelves are in place.
How to prepare
- Move furniture and belongings away from the wall
- Check the building’s rules for trades and lift bookings
- Tell us about any meters, fuse boards or boilers in the area
Ask for a quote
If you know what you want, say so; if you don’t, that is fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To arrange a visit, get in touch through our contact form.

What built-in bookshelves cannot fix
We make and fit furniture, and we do not do electrics, plumbing, gas, plastering or structural work. Please bear these in mind too:
- Painting walls and ceilings around the shelving
- Relocating radiators or pipework
- Any wiring or new sockets (your electrician handles that)
If you’re not sure what’s possible in your room, you can get in touch through our contact form and we will give you a straight answer. How a job runs, step by step.
