Common questions about built-in bookshelves
Is parking a problem for fitting in Hackney?
It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you during the design visit.
Will a conservation area stop me having built-in bookshelves fitted in Hackney?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Can you add sockets inside the units?
No. Any new wiring, sockets or lights need an electrician. We’ll design around them.
Can built-in shelves be adjustable?
Some or all of them can be adjustable. A few fixed shelves keep the bookcase rigid, and the rest can be adjustable.
Do I get to choose the colour?
You choose it. The paint colour is agreed with you before anything is painted.
Where is the furniture made?
Everything is made in our workshop for your room, then brought to your home and fitted. We use moisture-resistant MDF and birch plywood.
About our built-in bookshelves in Hackney
A full bookcase is heavy, so the fixings matter. We fix built-in bookshelves to sound walls with fixings that suit how the wall is built. If a wall is weak or the plaster is loose, it is best put right before fitting. People normally come to us about wasted wall space around a door or window and alcoves beside the chimney breast going to waste, and the answer is built in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Around Hackney, most households live in purpose-built flats, and in a flat the living room often has to do several jobs. Built-in bookshelves can bring shelving, closed storage and a screen into one run, keeping the floor clear. Fixings are matched to the wall, whether it is solid or plasterboard.
The written quote is your record of the job. It sets out the built-in bookcase designed for your room, its materials and its finish.

Living-room carpentry in Hackney: local notes
The biggest shares of homes in the neighbourhood around Hackney were built before 1919 (about 33%) and between 1945 and 1972 (about 24%), on the Valuation Office Agency’s council tax figures for 2025. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Hackney is partly covered by the Well Street Conservation Area, according to Historic England’s records. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. Purpose-built flats are home to about 57% of households in the streets around Hackney, going by Census 2021 figures from the ONS. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.
Near listed buildings like Church of St John of Jerusalem, under half a mile south of the centre of Hackney, older homes may keep original joinery that built-in bookshelves can be designed around. If your own home is listed, check with the council before fixing into original features. The wider area includes historic houses like Sutton House, about 0.3 miles north-west. For a period home anywhere nearby, picture rails and cornices give built-in bookshelves a line to finish at. If you live near Clapton Park, a room that looks out on trees deserves a design that leaves the window alone.
Hackney is about 2 miles south-west of Shoreditch, in the London Borough of Hackney. From period terraces to newer flats in Hackney, the furniture is designed around the room as we find it. Our work takes in places right across the rest of London, large and small.
We cover every part of the E9, E8, E3 and E5 postcode area for built-in bookshelves. Our area takes in homes on streets such as Homerton High Street, Primrose Square and St John's Church Road, whether you want built-in bookshelves or another piece made for the room. Hackney is near the A107 and B113; on busy main roads, unloading built-in bookshelves takes a little planning. Neighbouring places we cover for built-in bookshelves include Homerton (1 mile north), Lower Clapton (1 mile north), Hackney Central (1 mile west), London Fields (1 mile south-west) and Cambridge Heath (1 mile south-west). Across the rest of the rest of London, our area takes in Shoreditch (2 miles south-west), Hoxton (2 miles south-west), West Hackney (2 miles north-west), Stoke Newington (2 miles north-west), Stamford Hill (2 miles north-west) and Upper Clapton (2 miles north).

What it’s made from
Birch plywood
Birch plywood carcasses make a rigid bookcase.
Moisture-resistant MDF
For cupboard doors below the shelves, MDF gives a flat, stable door. It has no grain to show through.
Flats, conversions and lettings
We also make and fit furniture for landlords furnishing a let. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit, so fitting day is planned around them.
Caring for painted furniture
Fresh paintwork takes a while to cure fully, so treat it gently at first. Beyond that, these tips help:
- Consider a mix of fixed and adjustable shelves
- Let us know about parking and access during the design visit
- Tell us where the heaviest things will go
- Mention any radiator on the wall
Painted shelves feel dry quickly but take longer to cure fully. At first, lift books onto the shelves rather than pushing them across.
Do not block the space left for radiator heat with books or objects. Heat needs to move into the room.
What built-in bookshelves cannot fix
We are carpenters, so some jobs belong to other trades. These are worth knowing before you plan:
- Making new openings, removing walls or other structural work
- Plastering, which is a plasterer’s job
- Painting walls and ceilings around the shelving

How fitting works for built-in bookshelves
The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. With little room to spare in a flat, pieces come in as they’re needed. Floors are covered and dust is kept down. The fixings suit each wall, whether solid or stud.
- You tell us about your books and the wall you have in mind. It might be a whole wall, an alcove or the space around a door.
- We come to measure and talk through depths, heights and cupboards, with the shelf spans in mind.
- A written quote follows. Read it through and ask us anything.
- Once you’re happy, the shelving is made in our workshop from moisture-resistant MDF and birch plywood.
- We bring it to your home and fit it in place. Everything is levelled and scribed to the walls as it goes in.
Before we arrive
- Leave a clear route from the front door to the room
- Clear the walls of pictures and shelves
- Book any lift and let the concierge or building manager know
