Flats, leases and landlords

Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, after measuring the route at the design visit.

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, which we check at the design visit.

Built-in bookshelves in Newington Butts

We make built-in bookshelves from moisture-resistant MDF and birch plywood in our workshop. MDF gives smooth panels that paint well, and birch plywood gives strong shelves. You can have a spray-painted or hand-painted finish, in the colour you choose. We work across London, including Newington Butts. If you are living with books with nowhere left to go and somewhere to keep toys and books tidy, that’s what built-in bookshelves are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Newer homes often come with a TV point and sockets on one wall but nothing built around them. Many homes around Newington Butts are from those years, so we design built-in bookshelves around the existing points rather than moving them. If you want an extra socket, that is for your electrician, and we leave space and cable routes for it.

A written quote is the clearest record of what we’ve agreed. It sets out the built-in bookcase designed for your room, what it’s made from and how it is finished, and it’s what the workshop builds to.

How it is made

Plinths and scribe strips

In older houses, we usually scribe the sides and the top. It’s what makes shelving look part of the room.

Spray-painted finish

Because the bookcase is sprayed before fitting, it arrives finished. Treat the shelves gently while the paint cures.

Caring for painted furniture

These points come up often when people plan built-in bookshelves. They’re worth knowing whatever the room:

  • Ask your electrician about sockets early
  • Think about whether the spacing needs to change later
  • Let us know about access early
  • Let us know where the heaviest things will go

Painted shelves feel dry quickly but take longer to cure fully. At first, lift books onto the shelves rather than pushing them across, to avoid marking the new finish.

Keep heavy things on low shelves.

If your home is one of the older houses near Metropolitan Tabernacle, the alcoves beside a chimney breast are the natural place for built-in bookshelves. If you live near Newington Gardens, shelving that stops short of the window keeps the view of the green. If your home is as old as some of the listed buildings nearby, such as Church of St Peter, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

What it costs

What you pay depends on:

  • The width and height of the space
  • Where a van can park, like a permit bay or a bay suspension
  • Doors and drawers, and how many
  • Walls and floors that are out of level or out of square

Every room is priced on its own, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. You will see the figure in your written quote, after the design visit.

Helping us understand the room

Some details help us understand the job before we visit. When you contact us, it helps to send:

  • What the furniture needs to hold
  • Rough sizes, even if they’re only to the nearest few centimetres
  • Pictures showing the full wall, from floor to ceiling
  • Whether it is a house or a flat, and if there are stairs or a lift

Common questions about built-in bookshelves

Will parking be an issue for fitting furniture in Newington Butts?

It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking during the design visit.

Do you cover homes near Elephant & Castle station?

Yes, homes across Southwark and the rest of London are within the area we cover. To get started, you can message us from the contact page with a few details about the room, and let us know about parking and access at the same time.

What if the stairs or lift are small?

The furniture is built in sections, each one sized to fit the way in. That’s why we measure the stairs, lift and doorways at the measuring visit.

What finishes do you offer?

There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you have chosen.

Do I need planning permission for fitted furniture?

Not normally. Inside a house, fitted furniture does not normally need planning permission. Listed buildings may need listed building consent for works that affect their character, so check with the council first.

Should my shelves be fixed or adjustable?

They can be, and many people choose a mix. We typically keep some shelves fixed for strength, with adjustable ones in between.

Fitting day, step by step

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. On fitting day, we cut and scribe the furniture around these details, so it looks as though it was always there. The time the fitting takes depends on how much shelving there is and how many cupboards sit below it, and we confirm the fitting days in your quote. Fitting day starts by covering floors and setting out the sections. Each piece is levelled and fixed to suit plasterboard or block. Hand-painted finishes can be completed once the furniture is in.

  1. You get in touch about built-in bookshelves.
  2. We come to measure and discuss the design.
  3. We send a written quote.
  4. We make the shelving in our workshop from moisture-resistant MDF and birch plywood. A spray finish is applied there too, if you chose it.
  5. The shelving is fitted, fixed and checked with you. Fresh paint needs time to cure, so it is best to load the shelves gently at first.

Preparing the room
