Westcombe Park Built-in Bookshelves

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make built-in bookshelves for homes in Westcombe Park, each designed at a visit to your home.

  • Shelves deep enough for large books
  • Shelving behind a desk for books and files
  • Empty alcoves that could hold books

About our built-in bookshelves in Westcombe Park

In period rooms, shelving has to meet skirting boards, picture rails and cornices. Shelves can stop beneath the picture rail, run to the cornice or be cut around the details. Since period walls are rarely flat, the edges are scribed to follow them. People normally come to us about a home library or study and alcoves beside the chimney breast going to waste; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Homes built since 2000 are often open-plan, with the kitchen, dining and living space in one room, and around Westcombe Park many homes date from those years. In a room like that, built-in bookshelves can help separate the sitting area from the kitchen. Finished floors in newer homes mark easily, so they’re covered while we work.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

What it costs

Not every room costs the same, and it comes down to:

  • What goes inside: rails, shelves, drawers and dividers
  • Where a van can park, like a permit bay or a bay suspension
  • How easy it is to get the furniture into the room
  • The overall size of the piece

There’s no price list, because each job is designed for a single room. Instead, we measure, go through the design and then quote in writing. To arrange a design visit, get in touch through our contact form.

Helping us understand the room

Getting some details early makes the visit more useful. If you can, send:

  • Photos of the whole wall or room, including the floor and ceiling
  • Your postcode and the borough
  • What you’d like to store or use the space for
  • What kind of home it is, and which floor the room is on

To make a start, send us a few details through our contact form and tell us which room you have in mind. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.

What it is made from

Hand-painted finish

A hand-painted finish suits bookshelves in an older house. The colour is agreed with you, and refreshing it later is straightforward.

Depth is set around what you keep.

Bespoke built-in bookshelves or ready-made?

Bespoke shelving takes longer than buying from a shop: it needs a design visit, a quote and making time. If you are renting or moving soon, a good standalone bookcase may be the better buy. Big standalone units can dominate a compact room, while fitted furniture, painted in a colour that suits the walls, reads as part of the room.

No two rooms cost the same to furnish, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.

What built-in bookshelves can’t fix

Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:

  • Repairing loose plaster or weak walls before fitting
  • Making new openings, removing walls or other structural work
  • Redecorating, which is for your decorator

Not sure whether your space suits built-in bookshelves? You can send us a few details through our contact form and we’ll tell you before you arrange a visit. Our process from visit to fitting.

Common questions about built-in bookshelves

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Is parking a problem for fitting in Westcombe Park?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit, so the day can be planned around it.

Should my shelves be fixed or adjustable?

You can have fixed shelves, adjustable ones or a mix. Fixed shelves brace the bookcase, while adjustable ones let you change the spacing later. Many people choose both.

Is the furniture spray painted or hand painted?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.

Is an outside wall a problem for fitted furniture?

It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. We do not treat damp, so any damp should be sorted before fitting day.

What if my walls and floors are out of level?

Walls and floors that aren’t true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth, so it sits tight to the room.

Built-in living-room furniture in Westcombe Park

About 37% of the homes in the neighbourhood around Westcombe Park went up before 1919, and about 37% since 2000, according to Valuation Office Agency council tax figures (2025). Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Part of Westcombe Park is in a conservation area, according to Historic England’s records. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. Purpose-built flats are home to about 49% of households in the streets around Westcombe Park, in the ONS Census 2021 figures. For a flat, built-in bookshelves are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

Queen's House, about 1 mile west, is one of the historic houses in the wider area. If your own home is a period one, picture rails and cornices give built-in bookshelves a line to finish at. If you live in a period home close to St George's Church, the alcoves beside a chimney breast are the natural place for built-in bookshelves. If your children go to Halstow Primary School or a school nearby, a cupboard for board games and a shelf for reading books can go into the same design.

Westcombe Park is about 3 miles east of Plumstead, part of the Royal Borough of Greenwich. How fitting works for built-in bookshelves

You won’t need to do much on the day. We need someone to let us in at the start, and the room should already be cleared, as agreed at the design visit. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on how long and how tall the shelving is, and we confirm the fitting days in your quote. Before fixing into a stud wall, we check for pipes and cables, with heavier pieces tied into the studs. Other trades handle any new sockets or plumbing, ideally before fitting day.

  1. You get in touch about built-in bookshelves.
  2. At the design visit, we measure the wall, check how it is built and plan spans and depths with you.
  3. You receive a quote setting out the layout and the paint finish, including spray or hand painting.
  4. The bookcase is built in our workshop, with shelves sized for their span and load.
  5. Fitting day: the bookcase goes in, is levelled and scribed, and fixed securely.

Getting ready for fitting day

  • Point out meters, boilers and fuse boards near the furniture
  • Keep pets out of the room and the hallway
  • Leave a clear route from the front door to the room
