Built-in Bookshelves in Eltham
In Eltham, we design built-in bookshelves around the room you actually have. Your built-in bookcase is designed at a visit to your home and made in our workshop.
- Storage for children’s books and games
- A bare wall above a doorway
- Bare walls that could hold shelving

How we make built-in bookshelves for Eltham
You can have fixed shelves, adjustable ones or a mix. Fixed shelves add stiffness and look solid, while adjustable shelves let you move the spacing later. We often mix the two. We make built-in bookshelves from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are shelves packed two rows deep and wasted wall space around a door or window.
Many homes around Eltham date from the post-war decades. Post-war rooms tend to be squarer, with fewer alcoves and often no chimney breast. That makes a full wall of built-in bookshelves a strong option, or a recess built out with cupboards either side. Some walls of that age are concrete or blockwork, and the fixings are matched to them.
The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If something isn’t quite right, tell us before anything is made.

The problems built-in bookshelves solve
Sagging or wobbly bookcases are another reason. Bowing is a sign the shelves are too long or too thin for the load. Bespoke shelves are sized for the span and the weight.
Built-in bookshelves can help with:
- Bookcases that lean or wobble
- Books piled on the floor
- Space for art books and records
- Alcoves beside the chimney breast going to waste
For an older house near Church of Holy Trinity, picture rails and cornices give built-in bookshelves a line to finish at.
What to check before you book
- Whether the route into your home has been checked
- How they deal with uneven walls and floors
- Whether the quote follows a visit to your home
- Have they thought about parking near you?
Eltham homes and built-in bookshelves
The biggest shares of homes in the area around Eltham were built between 1945 and 1972 (about 40%) and between 1919 and 1939 (about 28%), going by the Valuation Office Agency’s 2025 council tax figures. That matters for built-in bookshelves, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. There are 40 entries on the National Heritage List within half a mile of the centre of Eltham. Older homes nearby may have original joinery, shutters or panelling worth keeping, and built-in bookshelves can be designed to work around them. About 28% of homes in the neighbourhood around Eltham date from between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Houses from the 1920s and 1930s often have a bay window and a chimney breast in the front room, and built-in bookshelves are planned around both.
Living in a block of flats near Mottingham station? Then each piece is planned so it can be carried up and joined together in the room. Near listed buildings like Eltham Lodge, less than half a mile north-west of the centre of Eltham, older homes may keep original joinery that built-in bookshelves can be designed around. If your own home is listed, check with the council before fixing into original features.

If your home is on one of them, tell us at the design visit, as some main roads have strict stopping rules. Flats, conversions and lettings
In a flat, the route in matters as much as the room. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through without a struggle.
Landlords furnishing a let use fitted furniture too, often to make the most of a small or awkward room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, finished by spray or by hand.
Bespoke or off-the-shelf?
Bespoke shelving takes longer than buying from a shop: it needs a design visit, a quote and making time. If you are renting or moving soon, a good standalone bookcase may be the better buy. Several standalone pieces of different sizes can make a plain room look busy, while one fitted run looks calm and uses the space better. It is painted in a colour you choose.
The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.

How we price built-in bookshelves
Prices vary from room to room, and it comes down to:
- Walls and floors that are out of level or out of square
- Access to the room, like stairs, lifts and narrow halls
- Spray painting or hand painting
- The overall size of the piece
We do not publish set prices, because each job is designed for a single room. Instead, we measure, talk through the design and then quote in writing, with the materials and finish set out. To start, send us a few details through our contact form.
Helping us understand the room
You don’t need exact measurements or a plan. It’s enough to send:
- Examples of the look you’re after
- A few pictures of the space, taken from the doorway and from each corner
- Your postcode and the borough
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
If you know what you want, say so; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To arrange a visit, use our contact form.
Fitting day, step by step
You will not need to do much on the day. Someone needs to let us in, and it helps to have the room cleared beforehand, as we’ll have talked about at the measuring visit. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long fitting takes depends on how much shelving there is and how many cupboards sit below it, and your quote sets out the fitting days. Fixing into concrete takes a heavy-duty drill and makes some noise, so if neighbours are close, a note before fitting day can help. Fitting day is planned around any building rules on noisy work. We tidy as we go.
- To begin, fill in our short enquiry form; a brief note on the books and objects you want on show is plenty.
- At the design visit we measure the wall and talk through shelf spans, depths and spacing so the shelves won’t sag.
- You get a quote in writing for the design, materials and finish.
- In our workshop we make the shelves from birch plywood or moisture-resistant MDF, sized for the span and the load.
- The bookshelves are fitted and fixed securely, with the finish sprayed in the workshop or painted by hand on site.
Before we arrive
- Arrange any electrical changes with your electrician in advance
- Keep pets out of the room and the hallway
- Clear the hallway and stairs so the sections can come through
Ask for a quote
You do not need exact measurements to get started. We measure everything properly at the measuring visit, along with the walls, floor and ceiling. To arrange it, send us a few details through our contact form with some details about the room. The written quote follows the visit.

Your questions about built-in bookshelves in Eltham
Is parking a problem for fitting in Eltham?
It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit.
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.
My walls are not straight. Is that a problem?
That is normal in older homes, and it’s what scribing is for. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.
Does someone need to be home during the fitting?
We need access, so someone has to let us in. After that, you do not need to stay in the room, but it’s useful to be around at the end.
How do I get started?
The first step is to message us from the contact page. We then arrange a design visit, measure up and send a quote in writing.
Is an outside wall a problem for fitted furniture?
It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. We do not treat damp, so any damp should be sorted before fitting day.
