Bespoke or off-the-shelf?

Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well, and it’s easy to buy.

The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.

About our fitted cupboards in Smithfield

Few walls in an older house are truly straight, and floors often slope. Every cupboard is scribed, trimmed by hand to meet the wall and set it level on a plinth or adjustable feet. We work around skirting, coving and picture rails, so the cupboard sits comfortably in the room. If your home has cupboards that sit well with skirting and coving and a cupboard for the meters with easy access, that’s what fitted cupboards are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Around Smithfield, most households live in purpose-built flats, and many blocks have rules on lift booking, deliveries and working hours. Checking with the managing agent early makes the day smoother. A lease can require consent for fixing to walls, so check yours first.

A quote in writing is the clearest record of what we have agreed. It sets out the fitted cupboard designed for your room, what it’s made from and how it’s finished, and the workshop works from it.

Storage in Smithfield homes: local notes

In the streets around Smithfield, the largest groups of homes date from the years since 2000 (about 32%) and between 1945 and 1972 (about 28%), according to Valuation Office Agency council tax figures (2025). We take that into account at the measuring visit, since older and newer walls take different fixings. 26 conservation areas have at least part of their area less than a mile from the middle of Smithfield. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Near central London, streets tend to be narrow and busy, so the route from the van to your door is planned in advance, particularly for larger pieces.

Living in a block of flats near Farringdon station? Then fitted cupboards are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. If you live in a period home close to St Bartholomew-the-Less, fitted cupboards can fill recesses that are rarely a standard size. Close to Postman's Park? Fitted cupboards can be designed to hold outdoor kit, from walking boots to picnic things.

Our area takes in homes on streets such as Oat Lane, Shoe Lane and Long Lane, along with the roads around them, whether you want fitted cupboards or another piece made for the room. Smithfield sits close to the A1 and A4. If your home is on one of them, tell us at the measuring visit, as some main roads have strict stopping rules. Nearby, we also make fitted cupboards in Farringdon (1 mile north), Blackfriars (1 mile south), Holborn (1 mile west), Temple Bar (1 mile south-west) and Clerkenwell (1 mile north).

FAQs: fitted cupboards in Smithfield

Do you cover homes near Farringdon station?

Yes, homes across the City of London and the rest of London are within the area we cover. To get started, you can use our contact form with a few details about the room.

How do you fit fitted cupboards in a flat in Smithfield?

At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Should I send photos?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough sizes. To send them, drop us a line using the contact form.

Is the furniture spray painted or hand painted?

There are two ways to finish it: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

Does someone need to be home during the fitting?

We need someone to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.

Do you work on Saturdays?

Yes, Saturdays are possible by arrangement. Just mention it when you contact us.

How fitting day works

In older rooms, the furniture typically has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details, so it sits neatly against the room. How long the fitting takes depends on how many cupboards there are and where they go, and your quote sets out the fitting days. With little room to spare in a flat, pieces come in as they’re needed. Floors are covered and dust is kept down. The fixings suit each wall, whether solid or stud.

  1. We start with the space and what you want to store.
  2. At the design visit we measure up and look at the walls, floor and ceiling.
  3. We send a written quote with the design, materials and finish.
  4. The cupboards are made and finished in our workshop.
  5. We fit them in your home, scribed to the walls and set level. A hand-painted finish is applied on site, if you chose one.

How to prepare

  • Make sure pets are kept safely away
  • Clear the walls of pictures and shelves

Advice

Where other trades come in

We do not treat damp or carry out building work, so these points are worth knowing:

  • Relocating meters or the fuse board
  • Wiring for lights or sockets
  • Making good walls after other work

Not sure whether your space suits fitted cupboards? You can drop us a line using the contact form and we’ll tell you. How it works.

Materials and parts

  • Adjustable shelves
  • Moisture-resistant MDF
  • Hand-painted finish
  • Spray-painted finish
  • Ventilated doors
  • Birch plywood

Flats, conversions and leaseholders

We also make and fit furniture for landlords furnishing a let, often to make the most of a small or tricky room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work.

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit, so fitting day is planned around them.

Looking after your furniture

Fitted furniture is part of the room, so it is worth looking after. A few pointers help:

  • Let us know how parking works on your street
  • Look at your lease before fixing to the walls
  • Keep boiler vents and meter access clear
  • Point out anything that needs access

A boiler cupboard should be left as it was designed, with nothing stored against the boiler or over its vents. When the boiler is serviced, the engineer can open the doors fully to get to it.

If you live in a leasehold flat, check your lease before fixing furniture to the walls. Your lease is something to check with whoever manages the building, but it is worth doing before the design is agreed.
