Fitted cupboards for homes in Southend
Boxing in a boiler is a job that needs care. The boiler maker’s instructions set out the clearances and ventilation it needs, and the cupboard is built to respect them. We make sure the doors open fully so the boiler can be serviced, while any work on the boiler is for a Gas Safe engineer. If you are living with cupboards that suit a period house and storage for coats and shoes in the hallway, that is what fitted cupboards are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
A good part of the housing around Southend is interwar, semi-detached or detached. In a typical 1930s house, storage tends to hide in the bay, under the stairs and in the box room. Any meters or fuse board under the stairs stay accessible, and the storage is planned around them.
Everything we agree at the measuring visit goes into the written quote: the layout and internal fittings, the materials and the finish. If something is not quite right, tell us before anything is made.

How fitting day works
Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on how many cupboards there are and where they go, and your quote sets out the fitting days. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so pieces for a loft room are sized for the narrowest point. The main stairs in houses of that age are normally straighter. Each section is assembled and fixed in the room.
- You get in touch and describe the space.
- We visit to measure the space and the route in from the street, including the stairs and doorways.
- We send a written quote.
- In our workshop we build the cupboards in sections from moisture-resistant MDF and birch plywood.
- We bring the sections in and fit them, scribed to the walls. The finish is sprayed before fitting or painted by hand on site.
Before we arrive
- Make sure pets are kept safely away
- Book any lift and let the concierge or building manager know
- Empty the space we will be working in
Starting with a design visit
The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit for you to look over. To arrange the visit, drop us a line using the contact form.
Advice
Storage in Southend homes: local notes
The biggest shares of homes in the area around Southend were built between 1919 and 1939 (about 55%) and before 1919 (about 18%), going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. The National Heritage List records 5 entries within half a mile of the centre of Southend. Being near listed buildings doesn’t make a home listed, and you can check any address on Historic England’s list. About 55% of homes in the neighbourhood around Southend date from between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Interwar houses often have room in the hall and the box room for fitted cupboards.
If your home is as old as some of the listed buildings nearby, such as The Fellowship Inn Public House, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. The wider area includes historic houses such as Kingswood House, about 2.5 miles west. For a period home anywhere nearby, an old boiler or airing cupboard can be rebuilt with proper shelves.
Southend is about 3 miles north of New Cross, within the London Borough of Lewisham. Design visits and fitting in Southend can be on a Saturday, by prior arrangement. Our Lewisham coverage includes Southend, along with the rest of the borough.

Flats, blocks and rented homes
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them during the design visit, so fitting day is planned around them.
Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it, after measuring the route during the design visit.
DIY, flat-pack or bespoke
Standard units come in set widths and heights, so there’s normally a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can use the full height and width.
The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.
Looking after your furniture
People planning fitted cupboards often ask about these. They help before and after fitting:
- Measure the route into the room not just the room
- Do not store things against the boiler
- Treat new paintwork gently at first
- Make sure walls are dry before we fit
A boiler cupboard should be left as it was designed, with nothing stored against the boiler or over its vents. The doors open wide for servicing, so the engineer can reach the boiler.
Keep boilers, meters and fuse boards in mind from the start. They affect where doors, panels and vents go, and it’s easiest to plan for them at the start.
Is it time for fitted cupboards?
Off-the-shelf cupboards rarely suit older houses. Uneven floors and walls that are not square leave gaps at the sides and top that collect dust and look untidy. A fitted cupboard is made to the room’s real shape.
These come up often when people first get in touch:
- Cupboards that sit well with skirting and coving
- Tall cupboards where space is short
- Storage for towels and bedding
- Space for laundry, cleaning things and boots
If you live near Forster Memorial Park, fitted cupboards can be designed to hold outdoor kit, from walking boots to picnic things.
What to check before you book
- Where they’ll park and unload
- Are the boards named, like MDF or plywood?
- Is it spray painted or hand painted?
- Whether they measure the room themselves
Questions from Southend
I live near Bellingham station. Is that in your area?
Yes. We cover all of Lewisham and the rest of London. To get started, you can use our contact form with some details about the room.
Will parking be an issue for fitting furniture in Southend?
It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It is useful to tell us about parking at the measuring visit, and we’ll plan around it.
How long will the cupboards take to fit?
Every job is different. The time the fitting takes depends on the size of the cupboards and the room, and the fitting days are agreed in your quote.
Does someone need to be home during the fitting?
We need access, so someone has to let us in. After that, you don’t need to stay in the room, though we like to go over the furniture with you at the end.
Do you work on Saturdays?
Yes, by arrangement. If a Saturday works better for you, say so when you get in touch.
Do I need planning permission for fitted furniture?
Not normally. Conservation area controls are mainly about the outside of buildings, and furniture inside a house doesn’t normally need it. Listed buildings are different: check with the council’s conservation officer first.
