Flats, blocks and rented homes

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, after checking the walls during the design visit.

In a flat, the route in matters as much as the room. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through without a struggle.

Fitted cupboards for homes in Vanbrugh Park Estate

In many London hallways, space is tight, so a cupboard has to earn its place. A shallow cupboard can hold coats, shoes and bags without blocking the way, fitted out with a rail, hooks or shelves. A bench with a lift-up lid or drawers under it is another option for putting shoes on by the door. Most enquiries start with storage for towels and bedding and a cupboard for the meters with easy access; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Original features like shutters, cupboard doors and panelling are worth keeping where they survive. With a large share of the homes around Vanbrugh Park Estate built before 1919, new storage can be made to sit beside them rather than replace them. Door styles can be chosen to suit the age of the house. For a listed home, fixing into original joinery can need consent, so check first.

After the design visit, we send you a written quote. It sets out the design we have talked through, the materials and the finish.

What it costs

What you pay depends on:

  • Walls and floors that are out of level or out of square
  • Whether you choose a spray or hand-painted finish
  • What goes inside: rails, shelves, drawers and dividers
  • How many doors and drawers there are

Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. Every piece is quoted for your room after the design visit.

Helping us understand the room

A little information at the start saves time later. Where you can, include:

  • Examples of the look you are after
  • Whether it’s a house or a flat, and if there are stairs or a lift
  • The postcode, so we can plan the visit
  • Rough sizes: width, height and depth

The quote is built from the design visit. We measure the room properly, check how the walls and floors run and go through the design with you. Afterwards, we send a quote in writing, so you can take your time with it. To book one, drop us a line using the contact form.

DIY, flat-pack or bespoke

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t usually do that in an older room.

Fitted cupboards for homes in Vanbrugh Park Estate

Homes built before 1919 make up about 46% of the housing in the streets around Vanbrugh Park Estate, with about 23% built since 2000, going by the Valuation Office Agency’s 2025 council tax figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Vanbrugh Park Estate include Royal Observatory (Grade I), about 0.6 miles west, and Royal Observatory Flamsteed House (Grade I), about 0.6 miles west. If you live in a listed building, fixing into or taking out original features like panelling can require listed building consent. It is worth speaking to the council’s conservation officer before the design is final. Flats in converted or shared houses account for about 20% of households in the area around Vanbrugh Park Estate, in the ONS Census 2021 figures. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. A lease can require consent for alterations, so it is worth checking yours first.

Fitting day, step by step

With the carcasses fixed and level, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly, then checked again. How long the fitting takes depends on the size of the cupboards and the room, and your quote sets out the fitting days. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Drilling into lath and plaster is done with care, so the plaster around stays sound. Decorating around the furniture afterwards is for your decorator.

Advice

FAQs: fitted cupboards in Vanbrugh Park Estate

My house in Vanbrugh Park Estate is Victorian. Can you deal with uneven walls?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

How do you fit fitted cupboards in a flat in Vanbrugh Park Estate?

We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.

Do I need to be at home on fitting day?

Someone needs to be there to let us in. After that, you don’t need to stay in the room.

Is the furniture spray painted or hand painted?

There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.

Can you come on a Saturday?

Yes, we can arrange Saturdays. Let us know when you first get in touch.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture to avoid condensation. Any damp needs sorting by the right specialist before fitting.

Bespoke or off-the-shelf?

There is a place for both. For a square alcove and a tight budget, a ready-made unit may do the job. For awkward spaces, period rooms or a built-in look, a fitted cupboard tends to earn its place. Ready-made pieces are proportioned for newer homes and can look lost in an older one, while fitted furniture can follow the room’s own lines, with panels and details to suit the house.

Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.
