Fitted cupboards in Maze Hill: what you get
A boiler cupboard needs more thought than most. The boiler maker’s instructions set out the clearances and ventilation it needs, and the cupboard is built to respect them. Doors open wide enough for servicing, while any work on the boiler is for a Gas Safe engineer. If your home has a utility room with proper storage and a cupboard for a recess or odd corner, that’s what fitted cupboards are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
A large share of the homes around Maze Hill date from 2000 onwards, and newer houses that have had the loft converted often have sloping ceilings and eaves to use. We build storage in lofts that are already converted or boarded. Wherever they go, fitted cupboards are fixed to suit the wall.
Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Fitting day, step by step
When we arrive on fitting day, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made at our workshop, a piece at a time. How long fitting takes depends on the number of cupboards and the space they fit into, and your quote sets out the fitting days. Stud walls can carry pipes and cables, so we check before drilling, and heavy pieces are fixed into the studs or stand on the floor. Other trades handle any new sockets or plumbing, ideally before fitting day.
- You get in touch and let us know whether the cupboard will house a boiler, meters or a fuse board.
- We visit to measure and plan the cupboard so meters, fuse boards and any boiler stay easy to reach. Boiler work itself is for a Gas Safe registered engineer.
- You receive a written quote for the cupboards.
- The cupboards are built in our workshop from moisture-resistant MDF and birch plywood, with the access planned in.
- The cupboards are fitted and set level, and we check the access with you.

FAQs: fitted cupboards in Maze Hill
Will a conservation area stop me having fitted cupboards fitted in Maze Hill?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.
I live near Maze Hill station. Is that in your area?
Yes, homes across Greenwich and the rest of London are within the area we cover. To get started, you can message us from the contact page with some details about the room, and tell us about parking and access at the same time.
Can you hide my gas and electricity meters?
Yes. A cupboard can tidy them away without getting in the way of access. Moving them isn’t our work, as that is a job for your supplier or electrician.
What if the wall is cold or damp?
An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.
What materials do you use for fitted cupboards?
MDF for smooth painted parts and birch plywood for shelves and drawer boxes. The finish is spray painted in our workshop or hand painted, in the colour agreed with you.
How is the furniture painted?
There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.
Where other trades come in
It’s worth being clear about where our work stops:
- Work on a boiler, which is for an engineer on the Gas Safe Register
- Wiring for lights or sockets
- Moving gas or electricity meters

Bespoke fitted cupboards or ready-made?
Neither choice is right for every home. In a simple space, off-the-shelf can be enough. For tricky spaces, period rooms or a built-in look, a fitted cupboard tends to earn its place. Off-the-shelf depths can crowd a compact new-build room, while fitted furniture can be made shallower where space is tight. It still uses the full height.
How it’s painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. Your choice, along with the size and the fittings, is reflected in the written quote.

Flats, blocks and rented homes
In a flat, the route in matters as much as the room. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through without a struggle.
A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it.
Do you need fitted cupboards in Maze Hill?
Moving into a flat often shows how little built-in storage there is. A tall cupboard in a hallway or a recess can make a real difference, particularly when it uses the full height of the room.
Fitted cupboards can help with:
- Cupboards that sit well with skirting and coving
- Using the full height of a room
- Making use of an tricky alcove or corner
- Space for laundry, cleaning things and boots
Near listed buildings like Royal Observatory, under half a mile south-west of the centre of Maze Hill, older homes may keep original joinery that fitted cupboards can be designed around. If your own home is listed, check with the council before fixing into original features.
Choosing a carpenter
- Will the quote be in writing?
- Do they scribe the furniture to the walls?
- Whether the route into your home has been checked
- Where they’ll park and unload
Making use of tricky spaces in Maze Hill
Homes built since 2000 make up about 44% of the housing in the streets around Maze Hill, with about 32% built before 1919, in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how fitted cupboards are fixed and fitted. Maze Hill is partly covered by a conservation area, according to Historic England’s records. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. The council can confirm if you’re not sure. Newer homes are more common around Maze Hill than across Greenwich: about 44% date from 2000 onwards, against about 26%, based on the Valuation Office Agency’s 2025 council tax data. That makes plasterboard stud walls and compact rooms more likely, which shapes the fixings and sizes.
If you live in a flat close to Maze Hill station, it is useful to book the lift and tell the concierge before fitting day. If your home is one of the older houses near Christ Church, a landing recess can take a linen cupboard built to its exact size.
