Questions from Westbourne

Do you cover homes near London Paddington station?

Yes. We cover all of Westminster and the rest of London. To get started, you can use our contact form with some details about the room.

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.

Can I send pictures before the visit?

Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, use our contact form.

How are fitted cupboards priced?

Every piece is quoted for your room after the design visit. The size, the inside layout and the finish all make a difference. To arrange a design visit, get in touch through our contact form.

Can you box in my boiler with a fitted cupboard?

Yes. The cupboard is built around the space and ventilation the boiler’s instructions ask for, and the doors open fully for servicing. Any work on the boiler itself is for a Gas Safe registered engineer.

What materials do you use for fitted cupboards?

We use moisture-resistant MDF and birch plywood, finished by spray painting or hand painting. The materials and finish are agreed in your quote.

How we make fitted cupboards for Westbourne

Hallways in London homes are often long and narrow, so a cupboard has to earn its place. A shallow cupboard can hold coats, shoes and bags without blocking the way, fitted out with a rail, hooks or shelves. A bench with a lift-up lid or drawers under it is another option, so there is somewhere to sit by the door. We make fitted cupboards from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and people most often get in touch about a neat cupboard around the boiler and cupboards that sit well with skirting and coving.

A Victorian or Edwardian terrace typically has a long, narrow hall leading to the stairs. Around Westbourne, a large share of homes date from before 1919, so depth matters as much as width wherever storage goes. Even shallow storage can hold a lot without narrowing the way through.

Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

When you need someone else

We’d rather be clear about where our work stops:

  • Changes to meters, which are for your supplier or an electrician
  • Plastering, decorating or repairs to the walls
  • Work on a boiler, which is for an engineer on the Gas Safe Register

If in doubt, you can drop us a line using the contact form and describe the room. How it works.

Boards, parts and finishes

  • Moisture-resistant MDF
  • Birch plywood
  • Spray-painted finish
  • Hand-painted finish
  • Ventilated doors
  • Adjustable shelves

Flats, blocks and rented homes

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of, after checking the walls at the measuring visit.

Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, once we’ve measured the way in.

How we price fitted cupboards

Not every room costs the same, for these reasons:

  • Parking near your home
  • Awkward walls, sloping ceilings and uneven floors
  • Spray painting or hand painting
  • The internal fittings

The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We’ll talk through what you need inside at the measuring visit.

Getting in touch

When you contact us, these help most:

  • Rough measurements, even if they’re only to the nearest few centimetres
  • Whether it’s a house or a flat, and if there are stairs or a lift
  • Pictures of styles you like, if you have any
  • How you want to use the space

If you already have something in mind, tell us; if you do not, that’s fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To start, tell us about the room on our contact form.

Fitted storage in Westbourne

The biggest shares of homes in the area around Westbourne were built before 1919 (about 59%) and between 1945 and 1972 (about 14%), based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Near the centre of Westbourne, Historic England’s list includes Church of St Mary Magdalene (Grade I), about 0.6 miles north-east, and Church of St Mary of the Angels (Roman Catholic) (Grade II*), under half a mile south-west. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. It is worth speaking to the council’s conservation officer before the design is final. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. So any van that delivers or fits furniture in Westbourne is covered by it. Parking and access are planned at the design visit.

For an older house near St Stephen's Church, fitted cupboards can fill recesses that are rarely a standard size. If you live in a flat close to London Paddington station, the route in is measured as well as the room, and the sections are sized to fit it. If your children go to St. Mary of the Angels Catholic Primary School or a school nearby, deep drawers suit the bulky things families collect, from scooters to swimming kit.

Why bespoke in Westbourne?

Flat-pack cupboards can be put together quickly by a confident DIYer, which is a fair point in their favour. Ours takes more planning: a design visit, a quote, making and fitting, but it’s built around your space. Tall ceilings in older homes leave a band of empty wall above standard furniture, and that space collects dust instead of storage. Fitted furniture can go all the way up.

There’s no price list, because every piece is designed for one room. We measure up, discuss the design and send a quote in writing, naming the materials and finish. To arrange a design visit, tell us about the room on our contact form.

What you get with us

  • Scribed to uneven walls
  • Made in moisture-resistant MDF and birch plywood
  • Designed for the room you have
  • Made in our workshop, then fitted in your home

Fitting day, step by step

If anything comes up on the day, just ask. Most of the decisions were made at the design visit and set out in your quote, so fitting day is about putting it in place carefully. How long the fitting takes depends on how many cupboards there are and where they go, and we confirm the fitting days in your quote. In houses converted into flats, the route in may include a shared hall and stairs, so neighbours may appreciate a note before fitting day. The sections are sized for the narrowest point on the route. Saturdays can be arranged.

  1. You get in touch and let us know whether the cupboard will house a boiler, meters or a fuse board.
  2. We visit to measure and plan the cupboard so meters, fuse boards and any boiler stay easy to reach. Boiler work itself is for a Gas Safe engineer.
  3. You receive a written quote for the cupboards.
  4. We make the cupboards in our workshop from moisture-resistant MDF and birch plywood, with vents and access panels where they’re needed.
  5. We fit them in your home, scribed to the walls, with a spray-painted or hand-painted finish.
