Fitted Cupboards in Marylebone

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on fitted cupboards in Marylebone starts with a design visit, and everything is made at our workshop.

  • A cupboard for a recess or odd corner
  • A utility room with proper storage
  • A boiler cupboard that keeps access clear

Flats, leases and landlords

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We cannot give advice on leases, so check it yourself or ask your managing agent.

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through without a struggle.

Fitted cupboards in Marylebone

Landings often have a corner or a stretch of wall that does nothing. A fitted cupboard there can hold towels, bedding and the things that never quite find a home, with shelves set at the heights you choose. We plan it so doors open without catching the stairs or the banister. If you are living with space for laundry, cleaning things and boots and making use of an awkward alcove or corner, fitted cupboards made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.

Ceilings and floors in homes built before 1919 are rarely level, and a large share of the homes around Marylebone date from then. Each piece is scribed and levelled on site so it looks straight in a room that isn’t. Picture rails, skirting and cornices are worked around rather than removed, and the paint colour is agreed with you.

The written quote is your record of the job. It describes the fitted cupboard we have designed for the room, what it’s made from and how it’s finished, and the workshop works from it.

What it costs

The price for your room depends on:

  • What goes inside: rails, shelves, drawers and dividers
  • The width and height of the space
  • How square the room is
  • Whether you choose a spray or hand-painted finish

Getting to the room affects the job as well. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying. Every piece is quoted for your room after the design visit.

What we need to know

Some details help us understand the job before we visit. When you get in touch, it helps to send:

  • Any ideas or images you’ve saved
  • Approximate measurements of the space
  • How you want to use the space
  • The type of home and how the room is reached

Rough sizes are fine at the start. We measure everything properly during the design visit, along with the walls, floor and ceiling. To get started, tell us about the room on our contact form. You receive a written quote after the visit.

Questions from Marylebone

Will parking be an issue for fitting furniture in Marylebone?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit, and we’ll plan around it.

Do you cover homes near Bond Street station?

Yes, homes across Westminster and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit.

How long will the cupboards take to fit?

How long fitting takes depends on the size of the cupboards and the room, and your quote sets out the fitting days. We will talk it through at the measuring visit.

What finishes do you offer?

There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.

Is it possible to build a cupboard around a boiler?

Yes. We design the cupboard to keep the clearances and ventilation set out in the boiler maker’s instructions, with doors that open wide for servicing. Work on the boiler itself is a job for an engineer on the Gas Safe Register.

Can I send pictures before the visit?

Yes. They give us a feel for the space before we visit, along with rough measurements. It’s useful to show radiators, sockets and anything else on the wall.

From workshop to your room

In older rooms, the furniture typically has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site, so it looks as though it was always there. The time the fitting takes depends on the size of the cupboards and the room, and the fitting days are agreed in your quote. Parking on terraced streets can be tight, particularly in a controlled parking zone, so details of permits, bays and any loading restrictions help. The van is unloaded quickly, with the sections carried straight in. Saturdays are possible by prior arrangement.

  1. It starts with a short note from you.
  2. At the design visit we measure at several points, as walls and floors in older homes are rarely flat or level.
  3. You receive a written quote covering the design, materials and finish.
  4. We make the cupboards in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day each cupboard is set level on a plinth or adjustable feet and scribed to the wall.
  6. Your finish is sprayed beforehand or painted by hand on site; go gently with it at first while it cures.

How to prepare

  • Take down pictures, mirrors and shelves from the wall
  • Move furniture and belongings away from the wall
  • Clear the hallway and stairs so the sections can come through

How to get a quote

It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, along with rough measurements. To send them over, get in touch through our contact form, and we’ll suggest a time for a design visit.

Advice

Caring for painted furniture

These points come up often when people plan fitted cupboards. They help whatever the room:

  • Check your lease if you live in a flat
  • Mention any parking or lift rules
  • Go easy on new doors for a while
  • Point out anything that needs access

New paintwork takes a while to harden fully after fitting. Treat the doors gently at first and wipe them with a soft, damp cloth only. After that, a soft cloth and mild soapy water is all they need.

Let us know about parking and access at the design visit. Much of London has controlled parking and some blocks need lifts or deliveries booked ahead.

We take that into account at the design visit, since older and newer walls take different fixings. 19 conservation areas have at least part of their area within a mile of central Marylebone. England has around 10,000 in all, and their controls are mainly about the outside of buildings. Much of inner London is covered by controlled parking zones run by the boroughs. Handel Hendrix House, about 0.3 miles south, is one of the historic houses in the wider area. For a period home anywhere nearby, an old boiler or airing cupboard can be rebuilt with proper shelves. Near listed buildings like Chandos House, under half a mile north-east of the centre of Marylebone, older homes may keep original joinery that fitted cupboards can be designed around. If your own home is listed, check with the council before fixing into original features. For a flat near Bond Street station, fitted cupboards are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Could you do it yourself?

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That is something we plan for in the design.

It is worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
