Bedroom storage in Plashet
About 71% of the homes in the area around Plashet went up before 1919, and about 13% between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Near the centre of Plashet, Historic England’s list includes Passmore Edwards Library (Grade II), under half a mile south-west, and East Ham Underground Station (Grade II), under half a mile south-east. If your own home is listed, works inside that affect its character, like fixing into or removing original joinery, may need listed building consent. The council’s conservation officer is the person to ask before work starts. The ULEZ, run by TfL, takes in all of London, so Newham is inside it. Vans bringing furniture to Plashet fall under it, just as they do across the rest of London. Access and parking are talked through at the design visit.
Valentines Mansion, about 2.2 miles north, is one of the historic houses in the wider area. If your own home is a period one, solid external walls can be cold, so ventilation behind fitted wardrobes is part of the design. For a family home near Plashet School, the inside of fitted wardrobes can be laid out with adjustable shelves, so the space keeps up as children grow.
Plashet is about 2 miles south-west of Plaistow, in the London Borough of Newham. We design and make fitted wardrobes for homes in Plashet and across Newham. Our Newham coverage includes Plashet.

About our fitted wardrobes in Plashet
What goes inside is where a fitted wardrobe earns its place. We plan the mix of long hanging, double hanging, shelves and drawers around your clothes. It’s useful to think about what you wear most before we meet. We make fitted wardrobes from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and people most often get in touch about several odd pieces where one run of storage would do and musty smells in a wardrobe on a cold wall.
Victorian and Edwardian bedrooms typically have a chimney breast on one wall and a recess either side. That layout is worth knowing around Plashet, where a large share of homes were built before 1919. Storage can go in each recess, with a bridge of cupboards over the chimney breast. Any capped chimney is kept ventilated.
Once you have read the quote and decided to go ahead, the furniture is built in our workshop. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

Materials and finishes
Moisture-resistant MDF
MDF in a moisture-resistant grade is stable and paints evenly, which makes it ideal for wardrobe doors and visible panels. It suits bedrooms where the wardrobe sits on an external wall.
Spray-painted finish
A spray-painted finish is applied in our workshop, which gives large doors a smooth, even surface. It suits a crisp, modern look as well as a classic panelled door.
Your questions about fitted wardrobes in Plashet
My house in Plashet is Victorian. Can you deal with uneven walls?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
Can parking be tricky on fitting day in Plashet?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the design visit, so we can plan the day around it.
How much will my fitted wardrobe cost?
Each room is quoted on its own: size, internal fittings, the finish and how tricky the walls are all play a part. You’ll get a quote in writing once we have measured up.
Does someone need to be home during the fitting?
We need someone to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.
Should I choose hinged or sliding wardrobe doors?
The space in front of the wardrobe typically decides it. Where a bed sits close by, sliding doors often work better, and in a roomier space hinged doors give easier access. We will look at the room with you at the measuring visit.
Does fitted furniture need planning permission?
Normally not. Fitted furniture inside a house does not normally need planning permission, even in a conservation area. Listed buildings can require listed building consent for works that affect their character.
Why people ask for fitted wardrobes in Plashet
A finished loft conversion often leaves a new bedroom with sloping walls and no storage. Storage built into the slope uses space that would otherwise go to waste, leaving the floor open.
Typical reasons people contact us include:
- An awkward slope in a loft bedroom
- Condensation behind a wardrobe on an outside wall
- A bedroom that never feels tidy
- Dusty space on top of the wardrobe
If your home is one of the older houses near Church of St Barnabas, solid external walls can be cold, so ventilation behind fitted wardrobes is part of the design.

- How they deal with uneven walls and floors
Bespoke fitted wardrobes or ready-made?
To be fair, modular wardrobe systems are easy to reconfigure. A bespoke interior is planned around your clothes from the start, and adjustable shelves keep some flexibility. Ready-made units stop well short of a tall period ceiling, and that space collects dust instead of storage. Built-in pieces can run to the cornice or the picture rail.
We do not publish set prices, because each job is designed for a single room. Instead, we measure, go through the design and then quote in writing, with the materials and finish set out. To start, message us from the contact page.

Caring for painted furniture
New paint needs time to cure fully, so treat it gently at first. Beyond that, these tips help:
- Mention if the wardrobe will go on an external wall
- Check the route into your flat, not just the room
- Clear the wall where the wardrobes will go before fitting day
- Look at whether your lease needs consent for alterations
Hang clothes evenly along each rail rather than packing one end. Heavy coats are best on a short rail or near a support, so the rail stays straight.
Keep any ventilation gaps clear. Look out for a musty smell or spots on clothes and deal with any damp early.
How fitting works for fitted wardrobes
However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the length of the run, the doors and what goes inside, and we confirm the fitting days in your quote. On fitting day, edges are trimmed on site to follow the walls, so a clear area to work in near the room helps. Dust is kept down and cleared up as we go. Where the finish is hand-painted, it can be done after the pieces are in.
- You send us a few details about the room and the storage you need.
- We come to measure the room, check the walls and ceiling and agree the layout. We also look at the way in, in case the sections need to go up narrow stairs.
- You receive a quote in writing setting out the wardrobes, doors and finish, so you can see what’s included.
- Each section is built in our workshop to the room’s measurements, using moisture-resistant MDF and birch plywood.
- We fit them in your home, levelled and scribed to the walls.
Before we arrive
- Let us know about parking near your home
- Let us know where the boiler and meters are
- Have your electrician move any sockets or switches beforehand

Pictures help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space. To share them, fill in our short enquiry form, and we will arrange a design visit.
