- No wardrobe that fits under the slope
Loft storage for your home in City of Westminster
How we make loft storage for City of Westminster
A dormer can take shelves, a desk or a window seat. Dormers have their own shapes, and walls that are seldom square. We scribe the furniture to follow them. It uses space that might otherwise be wasted. At the design visit in City of Westminster, we will look at what fits. We make eaves cupboards from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are space under the eaves going to waste and unused space in a dormer.
Outside walls in houses from before 1919 are normally solid brick, which can be cold, so storage against it is designed with ventilation behind. That matters around City of Westminster, where a large share of the homes are that old. Any damp is dealt with before storage goes in.
Once you have read the quote and decided to go ahead, the furniture is built in our workshop. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

DIY, flat-pack or bespoke
Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well.
Where bespoke earns its keep is in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.
How fitting day works
Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, which keeps the lines straight. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Scribing is done on site, which means some cutting in the room or close by, so we ask for a clear space to work near the room. Dust is kept down and cleared up as we go. Hand painting, if that is your finish, can follow the fitting.
- First we hear about the loft room and what you’d like to store, including the eaves and any dormer.
- We measure the eaves, the slopes and the stairs up to the loft, as everything has to get up there.
- We agree the cupboards, drawers and wardrobes, and send a quote in writing.
- The storage is built in our workshop, in sections sized for the stairs.
- We carry it up, fit it and check every door and drawer with you. Any hand painting is done in the loft.
How to prepare
- Keep pets in another room while we work
- Move furniture and belongings away from the wall
- Have your electrician move any sockets or switches beforehand

Storage in City of Westminster homes: local notes
The biggest shares of homes in the streets around City of Westminster were built before 1919 (about 46%) and since 2000 (about 19%), on the Valuation Office Agency’s council tax figures for 2025. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Part of City of Westminster is in the Stratford Place Conservation Area, one of the conservation areas recorded by Historic England. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. If in doubt, the council’s planning team can confirm. Much of inner London is covered by controlled parking zones run by the boroughs. For fitting in City of Westminster, a van typically needs a visitor permit, a paid bay or a bay suspension, which the council arranges, often with notice. Parking is worth mentioning during the design visit, so the day can be planned around it.
For a flat near Bond Street station, the route in is measured not just the room, and the sections are sized to fit it. For families living near St Vincent's Catholic Primary School, a place for each person’s coat and shoes stops the hallway filling up.

FAQs: loft storage in City of Westminster
My home in City of Westminster is a period house with walls that are not straight. Is that a problem?
Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Can you make loft storage for a home in City of Westminster?
Yes. City of Westminster is one of the places we work, along with the rest of Westminster and London. You can tell us about the room on our contact form to arrange a design visit.
What do eaves cupboards cost?
The price comes in a written quote, worked out from the measurements and the design you choose. The mix of cupboards, drawers and wardrobes, and the finish, all play a part. We set it all out in a quote in writing.
Is the furniture spray painted or hand painted?
There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.
Do I get to choose the colour?
You do. We agree the colour with you, and it is set out in the quote.
Does fitted furniture need planning permission?
Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
What prompts loft storage in City of Westminster
A dormer can feel like wasted space. Shelves, a desk or a seat in the dormer make it useful. It adds storage without crowding the room.
Typical reasons people contact us include:
- An empty dormer that could hold shelves
- A sloping ceiling with no room for a wardrobe
- Seasonal things cluttering the loft room
- A loft room that doubles as an office or guest room
The wider area includes historic houses such as Handel Hendrix House, about 0.3 miles east. If your own home is a period one, the low eaves and slopes of a converted loft are worth using.
Choosing a carpenter
- Will the quote be in writing?
- Real projects you can actually look at
- Have they measured the stairs, lift and doorways?
- Will the doors close with even gaps?
Flats, conversions and leaseholders
For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising during the design visit.
Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall.
