Fitted home offices in Pimlico: what you get

Where the window sits affects how comfortable the desk will be. A screen facing a window can be hard to read, and a window behind you can cause glare. We’ll suggest where the desk should go to make the most of daylight without glare. It’s one of the first things we look at in Pimlico. Typical reasons to get in touch are wanting to close the door on work at the end of the day and a guest room that’s needed for work; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

In a newer townhouse or duplex, a landing or the space under the stairs can take a compact desk. Many homes around Pimlico date from 2000 onwards. It suits working from home now and then, with cupboards to hide the clutter. Cable routes run to the nearest sockets.

If the job needs another trade, such as an electrician or a plumber, we will tell you, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

Flats, conversions and lettings

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Tell us about them during the design visit, so fitting day is planned around them.

For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.

How it is made

Hand-painted finish

Hand painting on site lets the office be finished alongside the woodwork around it. It’s easy to touch up later. Like any new paint, it needs time to cure fully.

Shelves

Open shelves above a desk keep books in reach. Deeper shelves lower down can take a printer or files. The design visit is where depths are agreed.

Where other trades come in

We design, make and fit the furniture. That means:

  • Painting the walls and ceiling
  • Converting a loft to make room for an office
  • Structural work, like removing walls or chimney breasts

Why people ask for fitted home offices in Pimlico

Some homes have an tricky space that could become an office. Standard desks seldom fit an alcove or a slope. A built-in desk makes the space useful.

Most of the enquiries we get are about needs like these:

  • An awkward space with no furniture that fits
  • Paperwork and files with nowhere to go
  • A guest room that is needed for work
  • Shelves that sag under books and files

For a family home near Churchill Gardens Primary Academy, a desk long enough for two can serve a laptop and a homework book side by side.

Choosing a carpenter

  • A written quote that sets out the job
  • Whether they can show you real projects they’ve done
  • How they’ll get the furniture into the room
  • Whether the finish is set out in the quote

Choosing a carpenter in London: a checklist

Pimlico homes and fitted home offices

In the streets around Pimlico, the largest groups of homes date from the years since 2000 (about 42%) and before 1919 (about 29%), in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Within a mile of the centre of Pimlico, 24 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. The ULEZ, run by TfL, takes in all of London, so Westminster is inside it. Vans bringing furniture to Pimlico fall under it, just as they do across the rest of London. Parking and access are planned during the design visit.

If your home is as old as some of the listed buildings nearby, such as Church of St James The Less, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. Living in a block of flats near London Victoria station? How fitting day works

You are welcome to ask questions while we work. Most of the decisions were made during the design visit and set out in your quote, so the day itself is about careful fitting. The time the fitting takes depends on how much desk, shelving and storage you want, and the fitting days are agreed in your quote. Newer blocks often have concierge desks, entry systems and rules on lift booking, so check them with the managing agent before fitting day. Home offices are made in sections sized for the lift and doors.

  1. You get in touch and describe the space you want to work in.
  2. At the design visit we measure up and plan a desk and storage that follow the shape of the room.
  3. Your written quote sets out the design, materials and finish.
  4. Everything is built in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day each piece is set level and scribed to the walls, so there are no gaps along the edges.
  6. Your spray-painted or hand-painted finish completes the office.

Getting ready for fitting day

  • Empty the space we’ll be working in
  • Take anything hanging off the wall we’re fitting to
  • Get any new sockets or wiring done by your electrician before fitting day

Arranging a design visit

A quote begins with some details from you: the room, rough measurements and some photos if you have them. When you are ready, message us from the contact page. After that, we arrange a visit to measure and go through the design, then send a quote in writing.

Advice

Common questions about fitted home offices

Is parking a problem for fitting in Pimlico?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It is useful to tell us about parking during the design visit.

Will a conservation area stop me having fitted home offices fitted in Pimlico?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Can I send photos ahead of the visit?

Yes. They give us a feel for the space before we visit. It helps to show radiators, sockets and anything else on the wall.

Can a desk be fitted into an alcove?

That varies with the size of the alcove. Many are wide enough for a compact desk, with shelves and storage around it. We measure and give an honest view during the design visit.

How long is the fitting for a home office?

The time the fitting takes depends on how much desk, shelving and storage you want, and the fitting days are agreed in your quote. Every part is made at our workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.

Can you fit sockets in the desk?

Sockets and wiring are for your electrician, not us. The desk is planned with routes for cables and space for any sockets. It helps to agree the positions at the measuring visit.
