Fitted home offices in Kensal Rise: what you get

We make each home office in our workshop from moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits desks and long shelves, while MDF takes paint well for the doors and panels. Once painted, by spray or by hand, it’s brought to your home in Kensal Rise and fitted. If you are living with a spare room that has to be an office and a guest room and an alcove or landing that could take a desk, that’s what home offices are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Many Victorian and Edwardian houses have a bay window in the front room, and the alcoves beside the chimney breast can take books and files. If your home is one of the many around Kensal Rise built before 1919, a room like that can work as a study and still feel like part of the house. Everything is scribed to the room’s own walls.

If the job needs another trade, like an electrician or a plumber, we’ll tell you, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

Flats, conversions and leaseholders

If the property is let, we will need access agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.

For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so tell us about it during the design visit.

Fitting day, step by step

Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. How long the fitting takes depends on the layout and how many pieces make up the office, and we confirm the fitting days in your quote. On fitting day, edges are trimmed on site to follow the walls, so we ask for a clear space to work near the room. We keep dust down and tidy as we go. Hand painting, if that is your finish, can follow the fitting.

  1. First you let us know about the room and what your work needs, including the equipment you use.
  2. We visit to measure the room and go through the desk, shelving and storage.
  3. You receive a quote in writing for the office we have discussed, for you to read through.
  4. Your office furniture is made at our workshop and painted to your chosen colour, using moisture-resistant MDF and birch plywood.
  5. The office is fitted in your home and checked, ready for work.

Preparing the room

  • Point out meters, boilers and fuse boards near the furniture
  • Clear the area where the furniture is going
  • Make sure pets are kept safely away

Advice

Where other trades come in

We make and fit furniture, and we do not do electrics, plumbing, gas, plastering or structural work. Please bear these in mind too:

  • Setting up computers, screens or networks
  • Turning an unconverted loft into a room
  • Knocking through or opening up rooms

If in doubt, you can use our contact form and describe the room. Our process from visit to fitting.

What goes into it

  • Birch plywood
  • Hand-painted finish
  • Filing drawers
  • Spray-painted finish
  • Cable routes
  • Moisture-resistant MDF
  • Built-in desks

How we price fitted home offices

Every room is different, so every job is quoted on its own. These are the things that affect it:

  • Walls and floors that are out of level or out of square
  • The overall size of the piece
  • The number of doors and drawers
  • Parking near your home

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. You will see the figure in your written quote, after the design visit.

Getting in touch

Ahead of the design visit, we will normally ask about:

  • What the furniture needs to hold
  • The postcode, so we can plan the visit
  • Approximate measurements of the space
  • Examples of the look you are after

Rough measurements are fine at the start. We measure everything properly during the design visit, including how level the floor and ceiling are. To arrange it, use our contact form and let us know about the room. The written quote follows the visit.

Questions from Kensal Rise

Will a conservation area stop me having fitted home offices fitted in Kensal Rise?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Is parking a problem for fitting in Kensal Rise?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It helps to let us know about parking at the design visit, so we can plan the day around it.

Who chooses the colour?

The choice is yours, and we agree it with you before the furniture is finished. Whichever finish you pick, it is in the colour you’ve chosen.

Is it possible to have an office and a guest bed in one room?

In many rooms, yes. The desk, shelving and storage can be designed to leave room for a bed, or with doors that close over the desk. A fold-down wall bed can also be built into the design.

Do I need to be in when you fit?

Someone needs to be there to let us in. You don’t need to watch us work.

How long is the fitting for a home office?

How long fitting takes depends on how much desk, shelving and storage you want, and the fitting days are agreed in your quote. We make the desk and storage in our workshop, so the time at your home is spent fitting. If you’d like the fitting on a Saturday, that can be arranged.

Is bespoke worth it?

Ready-made office furniture comes in set sizes for straight walls. In an tricky space, standard pieces leave gaps. A fitted home office is designed for the room and scribed to the walls. It is a bigger investment, and the gain is a workspace that uses the room well. Alcoves and recesses in period houses are rarely a standard width or depth, so off-the-shelf pieces either do not fit or leave a gap either side. Made for the space, the furniture uses the full width and height.

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. We will talk through what you need inside during the design visit.

Fitted home offices for homes in Kensal Rise

The biggest shares of homes in the streets around Kensal Rise were built before 1919 (about 53%) and between 1919 and 1939 (about 13%), based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how home offices are fixed and fitted. There are 129 entries on the National Heritage List within half a mile of the centre of Kensal Rise. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. About 53% of homes in the area around Kensal Rise were built before 1919, according to Valuation Office Agency council tax figures (2025). In older houses, an alcove or a small back bedroom often makes a good place for a built-in desk.

The wider area includes historic houses like Winfield House, about 2.2 miles east. For a period home anywhere nearby, a small back bedroom can become a home office with a desk under the window.
