FAQs: fitted cupboards in Kensal Rise

How do you fit fitted cupboards in a flat in Kensal Rise?

At the design visit, we measure the way in not just the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. It’s useful to check any building rules and your lease before fitting day.

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. If you’re unsure, the council can confirm.

Can you fit furniture on an external wall?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. We don’t treat damp, so any damp should be sorted before fitting day.

Is it possible to build a cupboard around a boiler?

Yes. We design the cupboard to keep the clearances and ventilation set out in the boiler maker’s instructions, with doors that open wide for servicing. Any work on the boiler itself is for a Gas Safe engineer.

Is the furniture spray painted or hand painted?

There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you’ve chosen.

Should I send pictures?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough sizes. To send them, message us from the contact page.

How we make fitted cupboards for Kensal Rise

Walls in period homes are rarely flat or square, and floors often slope. Every cupboard is scribed, trimmed by hand to meet the wall, then set level on adjustable feet or a plinth. We work around skirting, coving and picture rails, so the cupboard looks as if it has always been there. If your home has built-in storage that matches the woodwork and a cupboard for the meters with easy access, that is what fitted cupboards are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Where original shutters, doors or panelling survive, they’re worth designing around. With a large share of the homes around Kensal Rise built before 1919, new storage can be made to sit beside them rather than replace them. Panel details can be drawn to suit the house, and painted to match. For a listed home, fixing into original joinery can need consent, so check first.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

From workshop to your room

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it sits neatly against the room. How long fitting takes depends on how many cupboards there are and where they go, and the fitting days are agreed in your quote. Terraced streets in London are often lined with parked cars, so it helps to tell us at the design visit what’s outside. The van is unloaded quickly, with the sections carried straight in. Saturdays are possible by prior arrangement.

  1. We start with a short note from you about the space and what it needs to hold. It might be a hallway, a landing, a utility or a boot room.
  2. We come to your home for a design visit, measure the space and talk through the layout. For a boiler cupboard, we plan for the clearances and ventilation in the manufacturer’s instructions.
  3. A written quote follows, covering the design, materials and finish.
  4. The cupboards are made in our workshop, from moisture-resistant MDF and birch plywood.
  5. We bring the cupboards to your home and fit them to the space.

Before we arrive

  • Have your electrician move any sockets or switches beforehand
  • Let us know if your street is in a controlled parking zone
  • Make sure pets are kept safely away

Is it time for fitted cupboards?

Some spaces are just hard to use. We often build into recesses, corridor ends and corners that standard furniture can’t use, and make them useful.

Fitted cupboards can help with:

  • Space for laundry, cleaning things and boots
  • Landing shelves for bedding and towels
  • Tall cupboards where space is short
  • A boiler cupboard that keeps access clear

Near listed buildings like The Anglican Chapel, about 0.5 miles south-west of the centre of Kensal Rise, older homes may keep original joinery that fitted cupboards can be designed around. For a listed home, fixing into original features can need listed building consent.

What to check before you book

  • Whether the route into your home has been checked
  • Are the boards named, such as MDF or plywood?
  • Will the quote be in writing?
  • How they deal with uneven walls and floors

Our checklist for choosing a carpenter

What affects the cost of fitted cupboards

Each piece is designed for one room, so each price is too. The things that affect it are:

  • How many doors and drawers there are
  • The width and height of the space
  • Tricky walls, sloping ceilings and uneven floors
  • Where a van can park, like a permit bay or a bay suspension

There’s no price list, because each job is designed for a single room. We measure up, discuss the design and send a quote in writing, with the materials and finish set out. To start, fill in our short enquiry form.

What we need to know

The more you can tell us at the start, the better the design visit goes. It is useful to include:

  • How you want to use the space
  • Radiators, sockets, pipes or meters on or near the wall
  • The postcode, so we can plan the visit
  • Rough measurements, even if they’re only to the nearest few centimetres

If you already have something in mind, tell us; if you do not, that is fine, and we can work it out together. The design is talked through at the visit, once we have measured, and the written quote then sets it out. To arrange a visit, drop us a line using the contact form.

What we don’t do

It helps to know what’s outside our work before you plan:

  • New sockets, lighting or wiring (your electrician)
  • Moving gas or electricity meters
  • Connecting appliances to water or waste

If you’re not sure what’s possible in your room, you can get in touch through our contact form and we will give you a straight answer before you arrange a visit. How a job runs, step by step.

Bespoke fitted cupboards or ready-made?

A flat-pack or ready-made cupboard is quick to buy and often cheaper, and they suit some rooms well. Where walls lean and floors slope, they rarely sit flush. A fitted cupboard is a bigger outlay, but it fits the space it’s built for. Ready-made units stop well short of a tall period ceiling, and that space collects dust instead of storage. Built-in pieces can run to the cornice or the picture rail.

Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. Prices are quoted for your room, once we’ve measured and talked through the design.
