Fitted home offices for your home in Lambeth

Fitted home offices in Lambeth

Not every home has a spare room, but a wide landing or a loft room can work. Under a slope, the desk is placed where there’s headroom to sit and stand. On a landing, it has to leave room to walk by. We measure and plan for the space you have in Lambeth. People typically come to us about a spare room that has to be an office and a guest room and no proper place to work from home; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Shelving over a desk on a plasterboard wall needs fixings into the studs or made for the board. With many homes around Lambeth built since 2000, we find the studs and check the wall before designing. Tall cupboards stand on the floor and are tied back.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you. Our quote covers the carpentry: the design, the materials and the finish.

Made for the room, or bought in a box?

Off-the-shelf desks leave you to work out the cables. With a bespoke desk, cable routes are part of the design. That keeps the desk and the floor tidy. Standalone furniture fixed to plasterboard needs the right fixings, and often does not get them. Built-in pieces are designed with the right fixings from the start, and heavy pieces can stand on the floor.

There’s no price list: each design is priced in writing after we’ve seen the space. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

How we price fitted home offices

Every room is different, so every job is quoted on its own. These are the things that affect it:

  • Access to the room, such as stairs, lifts and narrow halls
  • Walls and floors that are out of level or out of square
  • What goes inside: rails, shelves, drawers and dividers
  • The number of doors and drawers

We don’t publish set prices, because every piece is designed for one room. We measure up, discuss the design and send a written quote, naming the materials and finish. To start, send us a few details through our contact form.

Getting in touch

Some details help us understand the job before we visit. When you contact us, it is useful to send:

  • How you want to use the space
  • Rough measurements, even if they’re only to the nearest few centimetres
  • Photos of the whole wall or room, including the floor and ceiling
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters

Every piece is quoted for your room after the design visit. Because every room is different, the quote comes after the design visit. For a quote, drop us a line using the contact form.

FAQs: fitted home offices in Lambeth

Do you make fitted home offices for homes in Lambeth?

Yes. We cover the whole of London, all 32 boroughs and the City of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character can require listed building consent, so check with the council first. If you are unsure, the council can confirm.

How long does it take to fit a home office?

The time the fitting takes depends on the layout and how many pieces make up the office, and the fitting days are agreed in your quote. Because everything is made in our workshop, the work in your home is the fitting itself. We work tidily and keep the room as clear as we can.

My walls are not straight. Is that a problem?

That is normal in older homes, and it’s what scribing is for. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Is it possible to have an office and a guest bed in one room?

That depends on the space you have. An office on one wall often leaves room for a bed. At the design visit, we will suggest what works.

Can you come on a Saturday?

Yes, by prior arrangement. Tell us when you contact us if a Saturday suits you best.

Fitted home offices for homes in Lambeth

Homes built since 2000 make up about 36% of the housing in the streets around Lambeth, with about 21% built before 1919, in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how home offices are fixed and fitted. Entries on the National Heritage List near the centre of Lambeth include Woodstock Court (Grade II*), less than half a mile east, and Church of St Peter (Grade II*), less than half a mile south. If you live in a listed building, fixing into or taking out original features like panelling may need listed building consent. An early word with the council’s conservation officer is the best first step. About 36% of homes in the streets around Lambeth were built since 2000, in the VOA’s 2025 council tax stock figures. Newer homes often have a compact second bedroom that doubles as an office, so a desk that closes away helps.

Close to Old Paradise Gardens? A desk placed to make the most of daylight makes a big difference to a working day. For an older house near St Peter's Church, an alcove beside the chimney breast is often just right for a built-in desk. For families living near Vauxhall Primary School, closed cupboards above a desk keep work papers and school books apart.

DIY, flat-pack or bespoke

Cost matters, and it’s fair to say so: flat-pack is typically cheaper to buy. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t usually do that in an older room.

What happens on fitting day

If anything comes up on the day, just ask. Most of the decisions were made at the measuring visit and set out in your quote, so fitting day is about putting it in place carefully and leaving the room tidy. How long fitting takes depends on the layout and how many pieces make up the office, and the fitting days are agreed in your quote. Newer homes often have stud walls, so fixings go into the studs or use fixings made for the board. Floors are protected throughout, as many newer homes have finished floors that mark easily.

  1. You get in touch and describe the space you want to work in.
  2. At the design visit we measure up and plan a desk and storage that follow the shape of the room.
  3. A quote in writing follows.
  4. Everything is built in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day each piece is set level and scribed to the walls, so there are no gaps along the edges.
  6. Your spray-painted or hand-painted finish completes the office.

How to get a quote

Photos help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, especially with rough sizes. To share them, use our contact form, and we will suggest a time for a design visit.

Birch plywood

Its layered build gives birch plywood its strength. It goes into the desk, the carcasses and the drawers, and its edge can be left visible or painted.

Spray-painted finish

A spray-painted finish works well on every part of the office. We do it in our workshop, where the finish can be kept even. The colour is your choice.
