Questions from Brixton

Is Brixton in the area you cover for fitted home offices?

Yes, we work across Lambeth, Brixton included, and across the rest of London. To get started, you can tell us about the room on our contact form with a few details.

Do I need permission for fitted furniture in a conservation area?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. If you are unsure, the council can confirm.

How long does it take to fit a home office?

How long the fitting takes depends on the size of the room and the design, and we confirm the fitting days in your quote. Because everything is built in our workshop, the work in your home is the fitting itself. We work tidily and keep the room as clear as we can.

What materials do you use for home offices?

Our home offices are made from moisture-resistant MDF and birch plywood, then painted. Long shelves are sized to carry books and files without sagging. Your quote confirms the materials and finish.

Can you fit furniture on an external wall?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. Damp treatment is not something we do, so any damp needs sorting first.

Can a desk be fitted into an alcove?

In many homes, yes. An alcove beside a chimney breast can take a desk with shelves above. We scribe it to the walls, which are rarely straight in a period room. At the design visit we will measure and tell you what fits.

How we make fitted home offices for Brixton

Cables are easy to forget and hard to hide later. We design routes through the desk and units for chargers, screens and printers. If you need new sockets, they’re for your electrician, and we plan the furniture around them. We look at the sockets when we visit in Brixton. If you are living with wanting to close the door on work at the end of the day and a guest room that’s needed for work, home offices made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.

Older homes tend to have generous ceiling heights, and a large share of the homes around Brixton date from then. That leaves room for shelving above a desk right up to the picture rail or cornice. Some internal walls in older houses are lath and plaster, so fixings are chosen to suit, and long shelves are sized so they do not sag.

The furniture is built in our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

Built-in desks and shelving in Brixton

In the streets around Brixton, the largest groups of homes date from before 1919 (about 46%) and between 1945 and 1972 (about 18%), according to Valuation Office Agency council tax figures (2025). It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Brixton is partly covered by the Rush Common and Brixton Hill Conservation Area, according to Historic England’s records. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. If in doubt, the council’s planning team can confirm. Purpose-built flats are home to about 50% of households in the streets around Brixton, based on Census 2021. For a flat, home offices are made in sections sized for the stairs, the lift and the doors. Building management rules on lifts, deliveries and working hours are worth checking early.

Close to Max Roach Park? A desk placed to make the most of daylight makes a big difference to a working day. Kingswood House, about 2.4 miles south-east, is one of the historic houses in the wider area. If your own home is a period one, a small back bedroom can become a home office with a desk under the window.

Brixton is within the London Borough of Lambeth, about 1 mile north of Stockwell. Our work covers every London borough and the City of London, Brixton included. Our Lambeth coverage includes Brixton and the places around it.

Bespoke fitted home offices or ready-made?

Bespoke furniture lets the desk, shelves and cupboards be planned together. Separate off-the-shelf pieces seldom match in height or depth. The result is a calmer, more ordered room. Ready-made units stop well short of a tall period ceiling, and that space collects dust instead of storage. Fitted furniture can go all the way up.

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. We’ll talk through what you need inside at the design visit.

Fitting day, step by step

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so fitting day is about putting it in place carefully and leaving everything tidy. How long fitting takes depends on how much desk, shelving and storage you want, and your quote sets out the fitting days. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Drilling into lath and plaster is done with care, so the plaster around stays sound. Decorating around the furniture afterwards is for your decorator.

  1. You get in touch and describe the space you want to work in.
  2. We visit to measure the space, including any slope, alcove or uneven wall.
  3. A quote in writing follows.
  4. In our workshop the furniture is made from moisture-resistant MDF and birch plywood, cut to the angles we measured.
  5. We fit the office in your home, trimming the edges to follow the walls and ceiling.
  6. The finish is either sprayed in our workshop or hand-painted once everything is in.

How to prepare

  • Empty the space we will be working in
  • Clear the hallway and stairs so the sections can come through
  • Let us know about parking near your home

How to get a quote

Getting a quote starts with a few details: which room it is, rough sizes and a couple of photos if you can take them. When you are ready, drop us a line using the contact form. After that, we arrange a visit to measure and talk through the design, then send a quote in writing.

Flats, conversions and lettings

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, after checking the walls at the design visit.

For flats on red routes or busy main roads, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so tell us about it at the measuring visit.

Is it time for fitted home offices?

People also want an office that looks good on video calls. Shelving and cupboards can give a calm, ordered background. It is a small detail that many people appreciate.

Some of the things we are asked to solve include:

  • Wanting to close the door on work at the end of the day
  • A desk in the wrong light
  • Cables trailing across the desk and floor
  • Flimsy shelves that won’t take the weight

If you live in a flat close to Brixton station, each piece is planned so it can be carried up and joined together in the room.

How it is made

Birch plywood

Birch plywood is made in layers, which makes it strong and stable. We use it for desk tops, carcasses and drawer boxes, with the edge either shown or painted.

Moisture-resistant MDF

Doors and panels are made from moisture-resistant MDF. It stays stable and gives a smooth base for paint. It works with a spray-painted or hand-painted finish.
