Your questions about fitted home offices in Oval

I live in a flat in Oval. How will the furniture get up the stairs?

We measure the route in along with the room itself: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Can the spare room be an office and a guest room?

In many rooms, yes. We plan the office so there is still space for guests, or with doors that close over the desk. If space is tight, a wall bed can be built in alongside.

How is the furniture painted?

You can choose between two finishes: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

Is it possible to have a desk under the eaves?

Yes, if the loft is already a converted room. We plan around the headroom, so you can stand at the desk. Lower areas can take cupboards and shelves.

What does a built-in desk cost?

Every piece is quoted for your room after the design visit. The mix of desk, shelving, drawers and doors, and the finish, all play a part. We set it all out in a quote in writing.

About our fitted home offices in Oval

A good home office has a place for everything. We can plan drawers, file storage, a cupboard for the printer and shelving, so the work surface stays clear. Doors keep clutter out of sight at the end of the day. We design the storage around your work, wherever you are in Oval. People typically come to us about shelving that bows under the load and files and folders piling up, and the answer is made in our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

In a flat, a desk built into a wall of bedroom storage uses space well, with shelves above and drawers below. With most households around Oval in purpose-built flats, combining jobs in one piece of furniture often makes sense. We plan where cables run and leave new wiring to your electrician.

You get the quote in writing, so you can read it at your own pace. It records the design, the materials and the finish we discussed.

How fitting day works

You will not need to do much on the day. Someone needs to let us in, and the room should already be cleared. From there, we protect the floors, bring the furniture in and get on with the fitting. How long the fitting takes depends on how much desk, shelving and storage you want, and your quote sets out the fitting days. Sections come into the flat in the order they’re fitted, so the flat does not fill up. Floors are covered and dust is kept down. Fixings are chosen for each wall, solid or plasterboard.

  1. You contact us about a home office in a spare room, alcove, landing or under the eaves.
  2. We visit to measure the space, including any slope, alcove or uneven wall.
  3. A quote in writing follows.
  4. In our workshop the furniture is made from moisture-resistant MDF and birch plywood, cut to the angles we measured.
  5. On fitting day each piece is set level and scribed to the walls, so there are no gaps along the edges.
  6. Your spray-painted or hand-painted finish completes the office.

Getting ready for fitting day

  • Arrange any electrical changes with your electrician ahead of time
  • Move furniture and belongings away from the wall

How to get a quote

Every quote follows a design visit. At the visit, we measure, look at the walls and floors and talk through the design with you, then send a quote in writing. Your quote is written for your room once we’ve visited and measured. To arrange a visit, fill in our short enquiry form.

Tips worth knowing

Fresh paintwork takes a while to cure fully, so treat it gently at first. After that, a few simple habits help:

  • Look at the window and where the light falls
  • Let us know about parking near your home
  • Choose a calm colour for a working room
  • Estimate the shelf space you will need

Heavy files are best kept low or close to the supports. It helps shelves stay straight. We size them for what you told us you’d store.

Every so often, look at the handles and hinges. A loose screw is easy to tighten before it works loose. If something stops working smoothly, use our contact form and describe it.

Is bespoke worth it?

Off-the-shelf desks and shelving are made for flat walls and standard sizes. In an alcove, a landing or under the eaves, that leaves gaps and wasted space. A fitted home office is designed for the room and scribed to the walls. It costs more than flat-pack furniture, and what you get is an office that fits. In a flat, every bit of floor counts, and standalone furniture uses more of it than it needs. Fitted furniture can go to the ceiling and fill a recess exactly.

What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, and the quote follows.

Within a mile of the centre of Oval, 24 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mainly about the outside of buildings. Around a third of the homes in the area around Oval (about 32%) were built since 2000, on the Valuation Office Agency’s council tax figures for 2025. Newer homes often have a compact second bedroom that doubles as an office, so a desk that closes away helps.

What prompts fitted home offices in Oval

Cables and chargers are a common frustration. Planned routes through the desk keep cables out of sight. New sockets are for your electrician, and the furniture is planned to suit.

Common reasons to get in touch include:

  • An alcove or landing that could take a desk
  • A spare room that has to be an office and a guest room
  • Shelves that sag under books and files
  • Wanting to close the door on work at the end of the day

If your home is one of the older houses near Calvary Church of God in Christ, an alcove beside the chimney breast is often just right for a built-in desk.

How we price fitted home offices

Every room is different, so every job is quoted on its own. This is what makes the difference:

  • Stairs, lifts and the route to the room
  • The number of doors and drawers
  • The internal fittings
  • The overall size of the piece

Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. You will see the figure in your written quote, after the design visit.

Before the design visit

Before the design visit, it helps us to know about:

  • Your postcode and the borough
  • Rough sizes: width, height and depth
  • A few pictures of the space, taken from the doorway and from each corner
  • What the furniture needs to hold

You don’t need exact measurements to get started. We measure everything properly at the design visit, along with the walls, floor and ceiling. To arrange it, drop us a line using the contact form with some details about the room. The written quote follows the visit.
