Fitted home offices for homes in Mortlake

In the streets around Mortlake, the largest groups of homes date from before 1919 (about 58%) and between 1945 and 1972 (about 15%), in the VOA’s 2025 council tax stock figures. That matters for home offices, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. 19 conservation areas have at least part of their area less than a mile from the middle of Mortlake. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Controlled parking zones are common across London, and Richmond upon Thames sets its own rules. If your road in Mortlake falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. Parking near your home is worth mentioning at the design visit.

Close to Palewell Park? A desk facing a window makes the most of the daylight. For an older house near All Saints' Church, a small back bedroom can become a home office with a desk under the window.

Fitted home offices for homes in Mortlake

Spare rooms are a natural choice for an office, though many still need space for guests. The office can be planned to leave space for a bed or a sofa, or with doors that close over the desk when you finish work. We’ll look at how the room is used when we visit in Mortlake. If you are living with an alcove or landing that could take a desk and working at the kitchen table, that’s what home offices are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

In an older house, sockets may be few and in awkward places, so we plan cable routes to the sockets you have. If you need more, that’s a job for your electrician before the furniture goes in. Since a large share of homes around Mortlake date from before 1919, it is a common thing to plan for.

Our quotes are written in plain words. They say what will be made, what it is made from and how it will be finished, taken from what we agreed at the visit.

Common questions about fitted home offices

Can you fit fitted home offices to the uneven walls of an older house in Mortlake?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Can parking be tricky on fitting day in Mortlake?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking during the design visit.

How is a home office priced?

The price comes in a written quote, worked out from the measurements and the design you choose. The mix of desk, shelving, drawers and doors, and the finish, all play a part. We set it all out in a quote in writing.

Will you travel outside London?

No. We only take on work in London.

What if the wall is cold or damp?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. We do not treat damp, so any damp should be sorted before fitting day.

Can landlords use you for a rented flat?

Yes. We make and fit furniture for landlords furnishing a let as well as for householders. Access has to be agreed with the tenants.

Flat-pack or bespoke?

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.

Standard units come in set widths and heights, so there’s often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can use the full height and width.

Is it time for fitted home offices?

Keeping work in its own space is a common wish. With doors over the desk, work can be put away at the end of the day. It helps the home feel restful after hours.

Requests we hear often include:

  • No way to put work away
  • A desk in the wrong light
  • Files and folders piling up
  • A spare room that has to be an office and a guest room

If your home is as old as some of the listed buildings nearby, like Parish Church of St Mary, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can require listed building consent.

Questions to ask before you hire anyone

  • Where they’ll park and unload
  • Whether they measure the room themselves
  • How they handle walls that aren’t straight
  • How the doors are hung and adjusted

How fitting works for fitted home offices

The last stage of the day is the finish. With a spray finish from the workshop, there’s typically only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. In a period home, the furniture is fitted to walls that aren’t straight, so each piece is trimmed and adjusted on site. We protect the floors and keep dust to a minimum. Parking can be tight on terraced streets, so let us know about permits and bays at the measuring visit.

  1. It starts when you contact us about a home office.
  2. At the design visit, we look at the room, the window and your equipment.
  3. A written quote follows, with the fitting days agreed. You can ask us about any part of it.
  4. Your office furniture is made in our workshop, sized for the room.
  5. We fit it in your home and leave it ready for work.

Before we arrive

  • Empty the space we will be working in
  • Arrange any electrical changes with your electrician in advance
  • Move anything in the hall or on the stairs out of the way

Arranging a design visit
