Loft storage for homes in Rosehill

Homes built between 1919 and 1939 make up about 69% of the housing in the neighbourhood around Rosehill, with about 10% built between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the measuring visit, since older and newer walls take different fixings. Rosehill is partly covered by a conservation area, according to Historic England’s records. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mainly about the outside of buildings. If you want to be certain, ask the council’s planning team. About 49% of households in the area around Rosehill live in terraced houses, according to Census 2021. Many London terraces have converted lofts with eaves that can take storage; we build once the loft is converted or boarded.

For a flat near Sutton Common station, it helps to book the lift and tell the concierge before fitting day. The wider area includes historic houses such as Nonsuch Mansion, about 2.6 miles south-west. For a period home anywhere nearby, the low eaves and slopes of a converted loft are worth using.

Rosehill is within the London Borough of Sutton, about 1 mile south of Sutton. Wherever you are in Rosehill, it works the same way: a design visit, a quote in writing, furniture made at our workshop and fitting in your home. Rosehill is one of the places in Sutton where we make loft storage, and the borough has 17 places on our list.

Postcode districts we cover here for loft storage: SM5, SM4 and SM1. You’ll find streets here like Kelso Road, Selby Road and Quarr Road, and we cover homes on all of them for loft storage. Nearby, we also make loft storage in St Helier (1 mile south-west), Benhilton (1 mile south-west), The Wrythe (1 mile south-east), Carshalton (1 mile south-east) and Sutton (1 mile south). Across the rest of Sutton, our area takes in North Cheam (2 miles south-west), Bandonhill (3 miles south-east), Shanklin Village (3 miles south), Beddington (2 miles east), Roundshaw (3 miles south-east) and Cheam (3 miles south-west).

A little further out are St Helier Hospital (less than half a mile south) and Honeywood Museum (1.5 miles south-east). For a walk, there is Bennett's Hole.

Loft storage in Rosehill: what you get

Each eaves cupboard is made at our workshop, using moisture-resistant MDF and birch plywood. Birch plywood gives the carcasses and drawers their strength, while MDF takes paint well for the doors and panels. Once painted, by spray or by hand, it’s carried up and fitted in your home in Rosehill. If your home has clothes with nowhere to go in a loft bedroom and boxes piled on loft boards, eaves cupboards made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.

With interwar houses or semis a big part of the picture around Rosehill, many have had the loft converted, leaving low eaves and sloping ceilings. Fitted storage can make use of the eaves, the bay or the hall. For lofts, we work in spaces that are already converted or boarded.

Everything we agree during the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it’s easier before the furniture is made.

How fitting day works

Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. In a 1920s or 1930s house, the hall and stairs are normally straightforward, though we still measure the route in along with the room itself. The furniture comes in sections and is put together where it is going.

  1. First you tell us about the loft room and what you’d like to store there, and how you get up to it.
  2. At the design visit we measure the knee walls, slopes and stairs and plan the storage with you.
  3. A written quote follows, with the design, finish and fitting days set out, for you to look over.
  4. Your storage is made in our workshop and painted to your chosen colour.
  5. The storage is fitted in the loft and checked, door by door.

Arranging a design visit

You don’t need exact measurements to get started. Everything is measured properly when we visit, including how level the floor and ceiling are. To get started, get in touch through our contact form. The written quote follows the visit.

Questions from Rosehill

Can you fit furniture in a home close to Sutton Common station?

Yes. We cover all of Sutton and the rest of London. To get started, you can get in touch through our contact form with some details about the room, and let us know about parking and access at the same time.

Will parking be an issue for fitting furniture in Rosehill?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit, so the day can be planned around it.

Do photos help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough sizes. You can send them when you get in touch through our contact form.

What are your eaves cupboards made from?

The storage is made from moisture-resistant MDF and birch plywood. Birch plywood gives strength to the carcasses and drawers, and MDF takes paint well for the doors and panels. Everything is finished by spray painting or hand painting.

Do I choose the paint colour?

You do. We agree the colour with you before anything is painted.

Do you work on Saturdays?

Yes, by arrangement. If a Saturday works better for you, say so when you get in touch.

Why bespoke in Rosehill?

Ready-made furniture has to come up the loft stairs in one piece or flat-packed. We make each piece in sections that fit up the stairs. It means a full wardrobe can still reach the room. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and those are common in interwar houses. Built-in pieces are designed to fit them.

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. You will see the figure in your written quote, after the design visit.

Why work with us in Rosehill

  • Spray painted or hand painted, in the colour you choose
  • Work across the whole of London
  • Workshop-made and fitted by us
  • Made for your room, not a standard size

The problems loft storage solve

A new loft conversion often needs storage to finish it. The room is there, but the furniture to fit it isn’t. Storage made for the slopes completes it.

These come up often when people first get in touch:

  • No wardrobe that fits under the slope
  • Nowhere to store bags and boxes
  • Space under the eaves going to waste
  • Boxes piled on loft boards

If your home is one of the older houses near St Peter's Church, the low eaves and slopes of a converted loft are worth using.

Before you hire any carpenter

  • Whether they measure the room themselves
  • Where they’ll park and unload
  • Whether the finish is set out in the quote
  • Do they scribe the furniture to the walls?

How to choose a carpenter in London

What it costs

Every room is different, so every job is quoted on its own. These are the things that affect it:

  • The finish: spray painted or hand painted
  • What goes inside: rails, shelves, drawers and dividers
  • Walls and floors that are out of level or out of square
  • Where a van can park, like a permit bay or a bay suspension

There is no price list, because every piece is designed for one room. Instead, we measure, go through the design and then quote in writing, with the materials and finish set out. To start, drop us a line using the contact form.

What to send when you contact us

To help us picture the room, please include:

  • Pictures showing the full wall, from floor to ceiling
  • Your postcode and the borough
  • What kind of home it is, and which floor the room is on
  • How you want to use the space

It’s useful to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space. To share them, fill in our short enquiry form, and we’ll suggest a time for a design visit.

Caring for painted furniture

Getting the most from loft storage starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:

  • Plan where the tall end of a wardrobe can go
  • Think about matching the woodwork or the walls
  • Note how narrow the loft stairs are
  • Think about how you will reach into the eaves

Heavy items are best kept in the lower parts of the storage. It helps the runners and keeps the storage working well. Shelves are made for what you told us you’d store.

Keep the eaves ventilated and avoid pressing things against the back of the space. Insulation pressed flat does not do its job. Damp in the eaves is worth raising with the people who did the conversion.
