How we make fitted home offices for Shortlands

Everything in a home office starts with the desk. We make it to a height and depth that suit you, your chair and your screen, with storage below where it helps. Shelves and cupboards can be planned around it. The design visit in Shortlands is where these choices are made. Typical reasons to get in touch are a spare room that has to be an office and a guest room and wanting to close the door on work at the end of the day, and the answer is built in our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

A good part of the housing around Shortlands is interwar, semi-detached or detached. If yours is a 1920s or 1930s house, the box room over the stairs is a classic home office, and its raised bulkhead can be built over or around. Shelving, a desk and closed storage can all fit a room like that.

The quote comes in writing, so you can read it at your own pace and share it with anyone else involved. It records the design, the materials and the finish we discussed.

When is bespoke worth it?

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, where scribing and fixings that suit the wall are important.

Cost matters, and it is fair to say so: off-the-shelf furniture normally costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

From workshop to your room

However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall, closing the gaps a standard unit would leave. How long the fitting itself takes depends on how much desk, shelving and storage you want, and your quote sets out the fitting days. Fitting day means carrying in the sections, joining them and fitting them to the walls. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturday fitting is possible by arrangement.

  1. You get in touch with a few details about the room and the home it’s in.
  2. We visit to measure the room and the way in, and talk through the design. It helps to tell us about parking, as much of London has controlled parking zones.
  3. A written quote follows, covering the design, materials and finish.
  4. We build the office in our workshop, in sections, from moisture-resistant MDF and birch plywood.
  5. We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.

How to prepare

  • Make sure pets are kept safely away
  • Have your electrician move any sockets or switches beforehand

Fitted home offices in Shortlands: local notes

In the streets around Shortlands, the largest groups of homes date from between 1919 and 1939 (about 29%) and between 1945 and 1972 (about 26%), in the VOA’s 2025 council tax stock figures. That matters for home offices, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Near the centre of Shortlands, Historic England’s list includes Corner House (Grade II), about 0.5 miles west, and The Old Cottage (Grade II), about 0.6 miles north. If your own home is listed, changes inside that alter its character, such as fixing into or removing original joinery, may need listed building consent. Check with the council’s conservation officer first. About 45% of households in the streets around Shortlands live in detached or semi-detached houses, the 2021 Census shows. A house like that typically has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.

If you live near Church House Gardens, a desk placed to make the most of daylight makes a big difference to a working day. If you live in a flat close to Shortlands station, the lift, the stair turns and the front door all set the largest piece that can come in. If your children go to Highfield Infants' School or a school nearby, closed cupboards above a desk keep work papers and school books apart.

Questions from Shortlands

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Is Shortlands in the area you cover for fitted home offices?

Yes, Shortlands is within the area we cover, which takes in all of Bromley and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.

How is a home office priced?

Because every job is different, the cost is set out in a written quote after the visit. A simple desk with shelves involves less work than a full wall of cupboards and drawers. We set it all out in a quote in writing.

Do I need to be at home on fitting day?

Someone needs to let us in at the start of the day. It’s good to have someone there at the end to look over the work with us.

Can you come on a Saturday?

Yes, by arrangement. Let us know when you contact us if a Saturday suits you best.

Which materials go into your home offices?

We use moisture-resistant MDF and birch plywood. Birch plywood gives strength to the desk, shelves and drawers, and MDF takes paint well for the doors and panels. The finish is spray-painted or hand-painted.

Flats, conversions and leaseholders

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, which we check during the design visit.

If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways as well as the room, so each section is sized to get through.

Looking after your furniture

People planning fitted home offices often ask about these. They’re worth knowing whatever the room:

  • Let us know about every device that needs a home
  • Tell us about parking at the design visit
  • Think about what you’d like on show
  • Measure your chair and how much room you need behind it

Heavy files are best kept low or close to the supports. It helps shelves stay straight. We size them for what you told us you’d store.

Every so often, look at the handles and hinges. Tightening early stops a small looseness getting worse. If something stops working smoothly, message us from the contact page and describe it.

Where other trades come in

We don’t treat damp or carry out building work, so these points are worth knowing:

  • Turning an unconverted loft into a room
  • Any wiring or new lights, which need an electrician
  • Knocking through or opening up rooms

Not sure whether your space suits fitted home offices? You can tell us about the room on our contact form and we will tell you before you arrange a visit. How a job runs, step by step.
