Thinking about fitted home offices in Hayes? We start with a design visit and a quote in writing, before anything is made.

- A corner too odd for a standard desk
Fitted home offices in Hayes
Hayes homes and fitted home offices
About 72% of the homes in the streets around Hayes went up between 1919 and 1939, and about 16% between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Hayes include The Rectory (Grade II), about 0.5 miles south, and Hayes Grove Cottage (Grade II), about 0.5 miles south-east. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. The council’s conservation officer is the person to ask before work starts. Detached and semi-detached houses are home to about 80% of households in the area around Hayes, going by Census 2021 figures from the ONS. A house like that typically has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.
For a family home near Hawes Down Primary School, a desk long enough for two can serve a laptop and a homework book side by side. Close to Coney Hall Recreation Ground? A desk facing a window makes the most of the daylight. If your home is one of the older houses near St Mary the Virgin, a small back bedroom can become a home office with a desk under the window.
Hayes is part of the London Borough of Bromley, about 4 miles east of Orpington. Whether your home in Hayes is a terraced house, a flat or a newer build, we measure the room as it is and design around it. We cover places right across Bromley.
Postcode districts we cover here for fitted home offices: BR4 and BR2. Nearby, we also make fitted home offices in West Wickham (1 mile west), Coney Hall (1 mile west), Bromley Common (1 mile north-east), Nash (1 mile south) and Eden Park (2 miles north-west). Across the rest of Bromley, our area takes in Orpington (4 miles east), Bromley (2 miles north), Beckenham (3 miles north-west), St Mary Cray (5 miles east), Chislehurst (4 miles north-east) and Penge (4 miles north-west).

Fitted home offices for homes in Hayes
The desk is the heart of a home office. We make it to a height and depth that suit you, your chair and your screen, with drawers or cupboards beneath where they’re useful. Shelves and cupboards can be planned around it. We’ll discuss the details at the measuring visit in Hayes. If you are living with wires with no tidy route and an alcove or landing that could take a desk, home offices made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.
A compact desk under the stairs or on a landing suits someone who works from home now and then. If yours is one of the interwar houses or semis that make up much of the housing around Hayes, the hall or landing may have room for one. Closed storage keeps paperwork tidy. Any meters or fuse board stay easy to get to.
We write quotes in plain English, without jargon. They say what will be made, what it’s made from and how it will be finished, all taken from the design visit.

DIY, flat-pack or bespoke
Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.
Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.
Other services in Hayes
Flats, blocks and rented homes
If the property is let, we’ll need access agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.
A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it.
Questions we are often asked
Can you fit furniture in a home close to Hayes (Kent) station?
Yes. We cover all of Bromley and the rest of London. To get started, you can fill in our short enquiry form with a few details about the room.
Will parking be an issue for fitting furniture in Hayes?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It helps to tell us about parking at the design visit, so we can plan the day around it.
How is the furniture painted?
There are two ways to finish it: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
What if the wall is cold or damp?
An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps. Any damp needs sorting by the right specialist before fitting.
Is it possible to have an office and a guest bed in one room?
Often, yes. The desk, shelving and storage can be designed to leave room for a bed, or with doors that close over the desk. If space is tight, a wall bed can be built in alongside.
Is it possible to have a desk under the eaves?
Yes, in a converted loft room. Headroom is the main thing to plan around, so you can stand at the desk. Shelving and cupboards can fill the lower space under the slope.
What affects the cost of fitted home offices
Each piece is designed for one room, so each price is too. What affects it comes down to:
- Access to the room, such as stairs, lifts and narrow halls
- The finish: spray painted or hand painted
- How big the furniture is
- Parking near your home
No two rooms cost the same to furnish, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. You’ll see the figure in your written quote, after the design visit.
Before the design visit
There’s no need for exact sizes or plans. Just send what you can:
- Anything in the way, like radiators, sockets, switches, a boiler or meters
- A few pictures of the space, taken from the doorway and from each corner
- What kind of home it is, and which floor the room is on
- Your postcode and the borough
The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and go through the design with you. A quote in writing follows the visit, so you can take your time with it. To book one, use our contact form.
From workshop to your room
However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the layout and how many pieces make up the office, and we confirm the fitting days in your quote. Interwar houses usually have a straight run of stairs and a reasonable hallway, but the route in is still measured, not just the room. The furniture comes in sections and is put together where it is going, with floors protected throughout.

- A written quote follows.

Preparing the room
- Move furniture and belongings away from the wall
- Make sure pets are kept safely away
- Leave a clear route from the front door to the room
Arranging a design visit
We quote each job for the room it’s going into, after the design visit. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. For a quote, send us a few details through our contact form.
