Questions we are often asked

My house in South Ealing is Victorian. Can you deal with uneven walls?

Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Do you make fitted home offices for homes in South Ealing?

Yes. South Ealing is one of the places we work, along with the rest of Ealing and London. To get started, you can send us a few details through our contact form with some details.

Does fitted furniture need planning permission?

Not normally. Conservation areas mostly control changes to the outside, and furniture inside a house does not normally need it. In a listed building, check with the council’s conservation officer before any work.

What finishes do you offer?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you’ve chosen.

What if the stairs or lift are small?

The furniture is built in sections. That’s why we measure the stairs, lift and doorways at the measuring visit.

Can the spare room be an office and a guest room?

That depends on the space you have. An office on one wall often leaves room for a bed. At the design visit, we will suggest what works.

Fitted home offices in South Ealing: what you get

A spare room often makes the best home office, especially if it still needs to work as a guest room. The office can be planned to leave space for a bed or a sofa, or doors that close over the desk at the end of the day. It is worth talking through at the measuring visit in South Ealing. If your home has wanting to close the door on work at the end of the day and flimsy shelves that won’t take the weight, that is what home offices are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Around South Ealing, a large share of homes date from before 1919, and Victorian and Edwardian rooms usually have a chimney breast with an alcove each side. A desk can sit in an alcove, with shelving above and a cupboard below, which keeps work in its own corner of the room. Walls are rarely straight in older houses, so the desk and shelves are scribed to fit.

Once you’ve read the quote and decided to go ahead, the furniture is made at our workshop. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

From workshop to your room

When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. The sections built in our workshop come in next, a piece at a time. The time the fitting takes depends on the layout and how many pieces make up the office, and the fitting days are agreed in your quote. Terraced streets in London are often lined with parked cars, so details of permits, bays and any loading restrictions help. The van is unloaded quickly, with the sections carried straight in. Saturday fitting can be arranged.

  1. To begin, get in touch through our contact form; a brief note on the room and your desk set-up is plenty.
  2. At the design visit we measure the room, agree the desk height and depth and plan cable routes to the sockets. New sockets or wiring are a job for your electrician, ideally before fitting.
  3. You receive a written quote for the office.
  4. The office furniture is made in our workshop from moisture-resistant MDF and birch plywood, with gaps for cables planned in.
  5. The desk and shelves are fitted, with the cable routes ready for your equipment.

Advice

Fitted home offices for homes in South Ealing

About 66% of the homes in the neighbourhood around South Ealing went up before 1919, and about 15% between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Entries on the National Heritage List near the centre of South Ealing include Church of St Mary (Grade II*), under half a mile north, and Westfield House (Grade II), less than half a mile north. If your own home is listed, works inside that affect its character, like fixing into or removing original joinery, may need listed building consent. It’s worth speaking to the council’s conservation officer before the design is final. All of London, Ealing included, is inside the ULEZ. It applies to every van that comes to fit furniture in South Ealing. How the van gets to your door is planned at the measuring visit.

For families living near Grange Primary School, a built-in desk can be shared between home working and homework. If you live in a flat close to Brentford station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. Gunnersbury Park, about 0.7 miles east, is one of the historic houses in the wider area. If your own home is a period one, lath-and-plaster walls need the right fixings for shelves above a desk.

How it’s made

Spray-painted finish

Spray painting suits desks, panels and doors alike. We do it in our workshop, where the finish can be kept even. Any paint colour agreed with you can be used.

Moisture-resistant MDF

MDF cuts cleanly, which suits panelled doors and the angled parts of a desk under a slope. The grade we use is moisture-resistant and paints well. It makes up most of the visible parts.

Is bespoke worth it?

Long, thin shelves can bow under books. Span, depth and load all matter. Shelves are made to suit the load, with thicker shelves or support where the span is long. Off-the-shelf furniture is made for flat walls and level floors, which older houses rarely have, so it leaves gaps at the wall, tilts on sloping floors or sits awkwardly against skirting and picture rails. Fitted pieces follow the wall and sit level.

We quote each job for the room it’s going into, after the design visit. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Before and after fitting day

People planning fitted home offices often ask about these. They help whatever the room:

  • Consider your chair when planning the desk
  • Mention any parking rules on your street
  • List the equipment you use, from screens to printers
  • Think about where the sockets are now

Any sockets or wiring are for your electrician, and the furniture leaves room for them. It helps if they know where the cable routes are. Keeping cables in their routes keeps the desk tidy.

A chair that bumps the desk can chip the paint. Ease the chair in rather than pushing it hard. Small chips on a hand-painted finish are easy to touch in.

What affects the price in South Ealing

There is no set price, because there’s no set room. The things that affect it are:

  • Doors and drawers, and how many
  • The width and height of the space
  • Parking and unloading on your street
  • The internal fittings

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote.

Before the design visit

Ahead of the design visit, we’ll typically ask about:

  • Your postcode and the borough
  • What the furniture needs to hold
  • What kind of home it is, and which floor the room is on
  • Pictures of styles you like, if you have any

Every quote follows a design visit. At the visit, we measure, look at the walls and floors and discuss the design with you, then send a quote in writing. There’s no price list: each design is priced in writing after we’ve seen the space. To arrange a visit, tell us about the room on our contact form.
