How we make loft storage for Sutton
Behind an eaves door, there is often insulation and a need for ventilation. We design the storage so it doesn’t block airflow or crush insulation. If anything looks wrong behind the eaves, it’s worth asking whoever converted the loft. When we visit in Sutton, we will see what’s there. Typical reasons to get in touch are ready-made wardrobes too big for the stairs and a loft room that doubles as an office or guest room; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
In a part of London with mixed housing, like much of the city, floors, walls and ceilings vary from one home to the next. Eaves cupboards are scribed and levelled on site, so they look straight even where the room is not. You choose the paint colour, and whether it is spray-painted or hand-painted.
You get the quote in writing, so there’s time to read it properly. It covers the design, materials and finish agreed at the visit.

How fitting day works
In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details, so it looks as though it was always there. How long the fitting takes depends on the shape of the room and the number of cupboards and drawers, and the fitting days are agreed in your quote. Before fitting day, we check the route in along with the room itself, so eaves cupboards arrive in sections that fit through. We cover floors and doorways on the way in.
- First we hear about the loft room and what you’d like to store, including the eaves and any dormer.
- We measure the eaves, the slopes and the stairs up to the loft, as everything has to get up there.
- The design is agreed and a quote in writing follows, with the finish set out.
- The storage is made at our workshop, in sections sized for the stairs. It is made from moisture-resistant MDF and birch plywood.
- We carry it up, fit it and check every door and drawer with you. Any hand painting is done in the loft.
Getting ready for fitting day
- Get any new sockets or wiring done by your electrician before fitting day
- Move anything in the hall or on the stairs out of the way
- Let us know where the boiler and meters are
Arranging a design visit
To get a quote, fill in our short enquiry form and tell us a little about the room and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and a quote in writing follows.

Questions from Sutton
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
My home in Sutton is a flat. How do you get the furniture in?
At the design visit, we measure the way in as well as the room. Eaves cupboards are built in our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.
Can you add sockets inside the units?
No. Electrical work isn’t something we do; it’s a job for your electrician. We can plan cable routes into the design.
How is loft storage priced?
There’s no price list: each design is priced in writing after we’ve seen the space. It depends on how much storage you want, the shape of the room and the finish. To get a quote, message us from the contact page and we’ll arrange a design visit.
How is the furniture painted?
You can choose between two finishes: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
Can you build a wardrobe under a sloping ceiling?
Yes. We shape the wardrobe to follow the slope, with hanging at the tall end and shelves or drawers lower down. It makes the most of the space. We plan it at the measuring visit.
Flats, blocks and rented homes
Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you contact us.
Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot advise on your lease.
Bespoke loft storage or ready-made?
Off-the-shelf furniture is made for straight walls and full-height ceilings. Under a slope, it leaves large gaps and wasted space. Bespoke storage follows the angle of the ceiling and fills the knee wall. It is a bigger investment, and the gain is the space it uses. Ready-made furniture rarely suits a recess, a slope or an odd corner, and most homes have at least one. Fitted furniture is designed around them.
Tricky rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it.

Storage in Sutton homes: local notes
The biggest shares of homes in the area around Sutton were built between 1973 and 1999 (about 25%) and between 1945 and 1972 (about 22%), based on the Valuation Office Agency’s 2025 council tax data. That matters for eaves cupboards, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Part of Sutton is in a conservation area, going by Historic England’s data. Conservation area controls are mainly about the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Your council can advise if you are unsure. Purpose-built flats are home to about 51% of households in the area around Sutton, going by Census 2021 figures from the ONS. For a flat, eaves cupboards are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.
If you live near Manor Park, living near green space often means muddy boots, bikes and outdoor kit, and eaves cupboards can give those things a place. If your children go to Robin Hood Junior School or a school nearby, eaves cupboards can give school bags, shoes and sports kit a proper home. If your home is one of the older houses near St Nicholas Church, a dormer in a converted loft can hold shelves or a small desk.

Practical tips
Getting the most from loft storage starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:
- Plan where the tall end of a wardrobe can go
- Make room so the whole loft can be measured
- Think about what will go in each cupboard or drawer
- Measure the loft stairs, the turns and the landing
A soft, damp cloth is the best way to keep the storage clean. Avoid scourers and harsh cleaners. Handles and drawer edges pick up marks first.
Avoid overloading drawers so they keep running smoothly. A quick sort every so often helps. Heavy boxes are best kept low.
