Loft storage designed for your room

How we make loft storage for Biggin Hill

Dormers are a natural place for shelving or a small desk. Their sides are often angled, and their walls rarely straight. We scribe the furniture to follow them. It adds storage without taking up the main floor. At the design visit in Biggin Hill, we’ll look at what fits. We make eaves cupboards from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are seasonal things cluttering the loft room and a new loft conversion that needs storage.

A good part of the housing around Biggin Hill is interwar, semi-detached or detached. If yours is a 1920s or 1930s house, the bay window at the front, the space under the stairs and the box room are the usual places to gain storage. Any meters or fuse boards that need to stay reachable are designed around.

A quote in writing follows the design visit. It describes the design we discussed, the materials and the finish, so you know exactly what you’re getting.

Caring for painted furniture

Because fitted furniture stays put, a little upkeep goes a long way. Here are a few tips worth knowing:

  • Measure the loft stairs, the turns and the landing
  • Consider drawers for the deep, low spaces
  • Look at the insulation and any vents behind the knee wall
  • Clear the knee-wall spaces before the design visit if you can

We open each door and run each drawer with you before we go. If there’s an access door to the eaves, we make sure it opens fully. You will know it all works as it should.

Loft rooms can be warm in summer and cool in winter. A little ventilation helps. That keeps the storage and the paint in good order.

Flats, conversions and leaseholders

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it at the measuring visit.

If the property is let, we’ll need access agreed with the tenants, at times that suit them. An agent can arrange access for you, and the written quote can go to whoever needs it.

Making use of tricky spaces in Biggin Hill

In the area around Biggin Hill, the largest groups of homes date from between 1945 and 1972 (about 42%) and between 1973 and 1999 (about 29%), on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Entries on the National Heritage List near the centre of Biggin Hill include St Mark's Church (Grade II), less than half a mile east, and Norheads Farmhouse (Grade II), under half a mile north-west. If you live in a listed building, fixing into or taking out original features such as panelling may need listed building consent. Check with the council’s conservation officer first. All of London, Bromley included, is inside the ULEZ. Vans bringing furniture to Biggin Hill fall under it, just as they do across the rest of London. Access and parking are talked through during the design visit.

The wider area includes historic houses such as Down House, about 1.7 miles north-east. For a period home anywhere nearby, eaves cupboards in a converted loft are scribed to slopes that are rarely even. For a family home near Oaklands Primary Academy, eaves cupboards can give school bags, shoes and sports kit a proper home.

Biggin Hill is in the London Borough of Bromley, about 6 miles north-east of Orpington. Our work covers every London borough and the City of London, Biggin Hill included. We cover places right across Bromley, from the busiest high streets to quiet residential roads.

In TN16 and BR6, the process is the same as anywhere else in London. Whether you live on a street such as Rushdene Walk, Mount Pleasant and Stock Hill or on one nearby, we can visit to measure up for loft storage. The A233 runs close to Biggin Hill; on busy main roads, unloading eaves cupboards takes a little planning. If you’re just outside Biggin Hill, we also cover Aperfield (1 mile south-east), Luxted (1 mile north-east), Berry's Green (1 mile east), Single Street (1 mile east) and Leaves Green (2 miles north). Elsewhere in Bromley, we also cover Orpington (6 miles north-east), Bromley (6 miles north), Beckenham (7 miles north), St Mary Cray (7 miles north-east), Chislehurst (7 miles north) and Penge (8 miles north-west).

Materials and finishes

Birch plywood

Drawers in the knee wall can carry heavy things, from boxes to bedding. Birch plywood suits them, as it’s strong and holds screws well. It also suits long shelves.

Spray-painted finish

A spray-painted finish is smooth and even. It’s done in our workshop before fitting. You choose the colour.

Fitting day, step by step

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it looks as though it was always there. How long fitting takes depends on the length of the eaves and the design, and your quote sets out the fitting days. In a 1920s or 1930s house, the hall and stairs are typically simple, but the route in is still measured, not just the room. The furniture comes in sections and is put together where it is going.

  1. First we hear about the loft room and what you’d like to store, including the eaves and any dormer.
  2. At the design visit, the room and the route up are measured.
  3. We agree the cupboards, drawers and wardrobes, and send a written quote.
  4. The storage is made in our workshop, in sections sized for the stairs. It is made from moisture-resistant MDF and birch plywood.
  5. We carry it up, fit it and check every door and drawer with you. Any hand painting is done in the loft.

Getting ready for fitting day

  • Leave a clear route from the front door to the room
  • Take down pictures, mirrors and shelves from the wall
  • Tell us about parking near your home

Advice

FAQs: loft storage in Biggin Hill

Is parking a problem for fitting in Biggin Hill?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the design visit.

Can you make loft storage for a home in Biggin Hill?

Yes. Biggin Hill is one of the places we work, along with the rest of Bromley and London. You can tell us about the room on our contact form to arrange a design visit.

Can a wardrobe follow a sloping ceiling?

Yes. A wardrobe made for the slope fits where a standard one can’t. Hanging goes where there’s height, with shelves where it’s low. It’s cut to fit the ceiling and walls exactly.

How is loft storage priced?

Your quote is written for your room once we’ve visited and measured. It depends on how much storage you want, the shape of the room and the finish. To get a quote, get in touch through our contact form and we’ll arrange a design visit.

Do I get to choose the colour?

You choose it. We agree the colour with you.

What happens when you come to measure?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too.

Do you need loft storage in Biggin Hill?

Some people want to hide clutter in the eaves. Cupboards behind the knee wall hide them away. The room stays calm and clear.

Requests we hear often include:

  • A loft room that doubles as an office or guest room
  • Ready-made wardrobes too big for the stairs
  • Boxes and suitcases with no home
  • Wasted space behind the knee walls

If you live in a flat close to Woldingham station, each piece is planned so it can be carried up and joined together in the room.
